Location yes. Land yes. But is it really worth the millions of pounds to buy?

You would knock it down and rebuild on the same footprint. Fantastic location, it's not isolated at all, can be at the beach, station and M&S food hall in 15 minutes, London in 2hrs.

I doubt you’d get planning permission to knock it down. I certainly hope not, it deserves to be loved and brought back to life.

i like the grounds. The house needs a vast amount of work. It could be one of those things that’s easier to knock down and start again rather than renovate.

The New Forest is insanely expensive. It is pretty but it's one of those places that gives me the creeps so I wouldn't live there.

It’s 6 acres in the New Forest. I doubt the house will remain. Planning is a nightmare but not as bad as it used to be. It’s unlikely the original house will remain. Some Wiley developer will snap it up and slap a dozen million pound homes on it, and they’ll sell like hotcakes.

It's gorgeous! Look at the bones of the place & a MASSIVE piece of land. My friend moved down that way over ten yrs ago and the prices were 4.5M back then so this is very reasonably priced.

I guess everyone's isolation is different but I hate the idea of driving for everything & I like close neighbours.

Nope that won't happen, it's on open forest and one of the NF national park planning constraints due to Natural England is no new developments within 50m of the open forest. That will apply here so it's only market is someone with deep pockets who can afford to do all the repairs and then refurbish/extend subject to getting permission to do so.

It’s an investment. You’d knock it down and could build at least 4 houses with good gardens on that land. You’d probably triple your investment.

I wouldn't buy it but I think it's priced that way because of the accompanying land, rather than the house itself. Might attract interest from someone who would knock the house down and start from scratch.

It's the land and development potential that's given it the value.
The house will likely be demolished, or they may keep one or two walls and call it an extension, and something else built in it's place, possibly several properties .
But the house alone isn't worth that, it's the location and land

Expensive area and beautiful house with potential, but £3m is a lot considering the renovations required.

I'm sure it will sell though.

As an aside, I am always puzzled by houses like this that have the kitchen so far away from the dining room. Do people (either the home owners or staff) really carry food all through the house from kitchen to dining room? Surely it would make more sense to have them adjacent?

Well it's huge and includes a lot of land so the price isn't surprising. It can be converted to flats and other properties can be built on the land

It’s not about the house. It’s about the 6 acres of prime land. Of course one acre is cheaper than 6. And shows this one is priced to take into account the condition of the property.
