Am I missing something with this house?

Location yes. Land yes. But is it really worth the millions of pounds to buy?

Exactly. I doubt very much they'll get tons of planning permission to stick a whole development up.

But still so much because you're really knocking down that house or restoring it

Either way it's more money once you've done up the house.

Don't think it's grade listed....

I live not far from here and yes the land is big. It's in a stunning place. But I just can't get over how much work would be needed AFTER buying the house and land.

Definitely a knock-down and rebuild job! If you could expand the footprint and the roofline it might be worth it - the first floor has odd ceilings and lots of fiddly bits of eaves storage (calling them walk in wardrobes won’t help!). Also 2 bathrooms, 1 WC (no basin) on first floor and 1 WC (no basin) in the utility room area and an add-on extension to create a loo through the Study - bet that’s chilly. You’d need to reconfigure the whole thing.

There is a pantry next to the kitchen - you could knock through and incorporate the Breakfast Room to make a Kitchen/Breakfast Room that was a really decent size.

Lovely house -it could really be something, but it will cost a lot. Maybe offset with the building of another house, it could be an investment.

Yep that’s right up my alley. Unfortunately my bank account doesn’t agree. Fantastic house. Needs loads spending on it though.

I would say it is because it is in a large plot and an expensive place to live. The current building technically could be replaced or renovated and another one or two or three or four could be built on the extra land.

One of the premier addresses in the forest.

Direct Forest access to exercise your horses. Highly sought after if that's your thing.
Good road links with the A31 which leads to the motorway about 2 miles away.

Mainline rail station at Brockenhurst also about 15 minutes drive away.

That village has more second homes than full time residents too.

If I had that kind of money I'd have it - shudder to think how much renovations would cost though - I wouldn't knock it down - the outside is very of its time and beautiful.

There's room to build so some if the land could be sold off separately, especially if planning consent has already been gained.

And it's in a National Park; that always adds £££ to the value.

If I had loads of money to renovate, I'd bite their hand off!

It is never going to work as a soft refurb. For an investor, this has to be priced as land with redevelopment potential for a single dwelling with an annexe. The existing buildings will all go including groundworks. At £3m plus SDLT and rebuild costs of about £2m (why go lower spec for the site), this will sell very well. It is the land size and location that has the value. It is an incredible location.

Above aside, it currently looks like a batchelor pad for a 1970's/1980's band musician, maybe a known band but not a major band. Maybe some spousal money thrown in. Trust fund on the side, perhaps some low royalties circa £30k a year.

Oh, note the photography. The best way to make a two acre field look like an eight acre field is to lie flat in the corner when taking pictures.

In a house of that age with the amount of damp I would be very weary of dry rot. A hidden issue which can mean extensive and expensive work. Just a thought

In fantasy Rightmove world I would, because part of the fantasy is you don’t just have ticket price for the house, you also have “back to brick renovation” money, funds to live elsewhere during the work, money to pay an architect and interior designer, and the kind of builder who leaves no dust and doesn’t fuck up your expensive tiles.

If I had the money, I’d love to live somewhere like this. But will need someone with deep pockets as it needs a lot of renovation work and to get rid of the damp won’t be a quick fix. It could be stunning though.

Ooh that would be fun if you had the money, and then lots more to renovate! I'd much rather a ramshackle property on a huge plot in a National Park than a luxury greige abomination on a miniscule footprint.

Not for me at all, far too isolated & too much to manage. It could be amazing but needs a lot of work on it. New Forest is generally quite expensive.
