Have no where else for our animals, our grazing licence expired Oct 2020 but the BHS legal helpline said stay put as it has turned into a common law tenancy as we have been there for 3-4 years and have maintained the land. What should we do? Any lawyers please?

OP posts:
Galassia · 24/07/2021 16:31

What are the chances of someone offering transport and land near to your home?!

What’s that phrase Victor Meldrew used to say? It’s on the top of my tongue .....

Bryonyshcmyony · 24/07/2021 16:31

Yeah have my lorry
Have my field that is miraculously empty

🤔

BlueLobelia · 24/07/2021 16:34

pretty much every livery owner I have ever come across is mega wary of CFs / people who do flits in the night / people who dump ill horses and vanish/ people who have sob stories about paying their bills.

So pleased the OP has found the person who is prepared to be a bleeding heart animal lover and help out (and another who is going to lend a lorry).

NoProblem123 · 24/07/2021 16:40

I have no idea legally where you stand, but the owners want you off, so off you go.

Don’t put your animals in the middle of a legal fight, some things aren’t worth it.

YelloYelloYello · 24/07/2021 16:42

I have received more than one offer so please, I may be animal mad and a bit bonkers, but I am certainly not out to upset any farmer or landlord.

You have had more than one offer? And one of these is, just by some sort of unbelievable coincidence, closer to you than your current set up?

Despite:
A) never mentioning where in the world you are located (unless I missed that post)? And,
B) proving yourself to be someone who outstays their welcome without a second thought and doesn’t feel the need to pay rent?

YelloYelloYello · 24/07/2021 16:44

Sorry I’ve noticed you said you are in Berkshire. Although not specifically where.

Whinge · 24/07/2021 16:55

@Bryonyshcmyony

I'd love to read an actual post from the mnetter who offered.

Did you even say you didn't have a lorry?

Me too. What are the odds, lucky OP eh. 😂 Now what are the odds of these amazing MNetters posting to confim the OPs story....
Greenfieldsandpaddocks · 24/07/2021 16:58

So someone who has

  1. stopped paying for land nearly a year ago -10 months
  2. thinks that being there 3-4 years makes them owners
  3. prepared to court to court for this =to seek ownership over land they haven't paid on
  4. thinks the is one person has 2 acres and one person has none -is should be 'distributed equally' or 2000 acres needs to be split one acre to the nearest 1999 that don't have them

has found somewhere to

  1. move horses to
  2. someone to do it all for free. If this is true then those people better watch out -your land is gone! unless you want the expensive process of evicting them
FlemishHorse · 24/07/2021 17:06

To be fair, if it’s Berkshire and given the other information, most horsey people will have guessed it’ll be somewhere around Lambourn.

21Bee · 24/07/2021 17:07

I’m a land agent, land agents carry out a four year degree and then further training to qualify with two bodies. A large part of the degree is studying land law for four years.

The land agent is right, you need to leave. Your licence has expired and you have no legal right to occupy the land. I’d leave before you get a hefty bill. The more you piss the land agent off, the more he’s likely to charge you for things like reinstatement of land and broken fences when the evict you in court.

There’s an awful lot of ‘neigh’sayers on this thread!

Bryonyshcmyony · 24/07/2021 17:33

Paddocks around Lambourn are rented at a premium. I call BS.

Horse shit might be more appropriate for the thread Grin
Ninkanink · 24/07/2021 17:42

What a marvellous story! Almost too good to be true.

PeggyArmstrong · 24/07/2021 17:43

I do hope that the imaginary people offering to board the OPs animals realise how destructive donkeys are.

Wooden fencing/gates... donkeys'll eat 'em. Wooden field shelters... donkey'll eat 'em. Trees... donkeys'll eat 'em. Gurt big industrial telegraph poles... donkeys'll eat 'em.

Donkeys are cute but they are also utter menaces!

They can be real vicious bastards too I see why some use them as livestock guardians that's for sure Grin
TheSquashyHatOfMrGnosspelius · 24/07/2021 17:50

It's people like this that has stopped me doing people favours long ago! How can you look at yourself in the mirror and believe you are in the right OP. Cool story tho!

Miniestelle · 24/07/2021 17:51

I know nothing about horses or land or paddocks but I have followed this thread all day. Even a this no like me could get the gist that the OP was wrong and could as a layman understand why. I don't understand how someone can be so 'blinkered' I just can't work it out if it's deafness or just...I know. I'm flawed. The OP must have known, surely?? I'm really new to mumsnet and I just can't get my head around it. How likely is it that another mn has been so kind just on a thread to lend horse trailers and land? Is it true? Please someone tell me do you honestly believe her?

warmandtoasty2day · 24/07/2021 17:53

such a crock of shit, the heat has mulched peoples brains.

Miniestelle · 24/07/2021 17:54
  • even a thick like me
Miniestelle · 24/07/2021 17:57

But 1. Why would someone spend all day making this up? 2. And then the extra chefs kiss of the free land and horse trailer?!! Do people do this a lot?

PinniGig · 24/07/2021 18:00

The vast majority of horsey people on here will know straight up and from the outset never ever EVER allow someone you don't know well or another person you do know and trust can vouch for to come anywhere near.

Liveries are notoriously hard work and seldom pay up in full, on time every month and keep the place looked after and even when they do there's still the issue of yard bitching and politics that makes it not worth the hassle for many.

There are a few good hearted people that will help out a person in need but they're often equally as naive and inexperienced in dealing with this type of person and find out the hard way.

I believe the OP may be someone that has been given seven notice to get off for sure but the sudden offer of land and transport by a well meaning fellow horsey person I don't buy for a second. If they have land and transport of their own, they know the perils of offering them out randomly.
