Help! Told to vacate paddock within 7 days or court proceedings will start

Have no where else for our animals, our grazing licence expired Oct 2020 but the BHS legal helpline said stay put as it has turned into a common law tenancy as we have been there for 3-4 years and have maintained the land. What should we do? Any lawyers please?

Thank you for that. The whole story has blown my mind. Is it the equivalent of my landlord giving me notice to quit my house and me asking the Council what I should do and they say 'You can stay as until the landlord gets a court order to evict' Then me assuming from that I can stay a d I now own the property? On top of that I don't have to carry on paying for it either? So i now have a free house? Because if that's how I have understood this, absolutely no one is that stupid, only by purposely misunderstanding could you arrive at that mindset. Sorry, I'm just...amazed.

We are all - I am sure - sad to hear of your difficulty. The problem is [as Goldwyn probably said "Free legal advice is worth what you pay for it"

You desparately need to get some proper legal advice from a firm of solicitors who understands this area of law. Your High Street solicitor possibly will not. Stopping paying the rent was a mistake I'm afraid as they can [and may] apply for the outstanding balance and if you do not pay your credit rating will be shot.

One thing that is certain is that you must be taken to court both for possession and for any debt. Do not please just think that you can go, have your say and win. You need evidence and advice I'm afraid. A lawyer to advise and perhaps a Mackenzie Friend for court

I think the issue probably is that there was a covid law passed that no evictions were permitted unless very stringent criteria was met. As such, they didn't renew your licence but weren't actually permitted to ask you to leave. The fact they didn't renew your licence would have been obvious to most people but not all. Shit they've given you 7 days notice but blame covid!

As a side note, for those in rented homes who haven't been able to pay rent, landlords were also banned from evicting due to non-payment of rent. Knock on effect is that many Landlords won't have been able to pay their mortgage however again, not an issue as banks weren't permitted to repossess. It's all going to get very messy soon.............

You need to leave. If you want land that you can occupy for ever you need to buy some. This is why I will never rent out my land. Your lack of onward plan is not the land owners problem.

No, not at all. When I used to rent out a property my ideal tenant was one who had previously not paid the rent, refused to leave when given legal notice and threatened legal action because they wanted to have their day in court. Ideal tenants like these are SO in demand.

It isn't your land.

You haven't paid rent in almost 10 months

They served you eviction which they are entitled to do.

Find yourself a new paddock

I have 700 acres, natural hot springs and lush grazing with state of the art facilities that's all just going to waste help yourself any time.

Several horses worth £20k a pop you can grab a few of those whilst you're there get you started. Anything else i.e use of my £130k massive bastard horsebox - just take it. What's mine is yours.

Not just one person either, two and yet another who is not just local but knew telepathically that OP needed transport for her animals. Given the number of DM comments, I'm still of the mind that it's either all invented just for the claim to fame or that OP is indeed a bored DM journalist herself struggling for stories ( the latter more likely if it does appear).

I think you're right. There has been a lot of 'good will' followed up by sudden letters demanding payment in 14 days.
