How can I make this house more appealing

Name changed for obvious reasons.
I’m trying to sell my house and after getting very close to completion our sale fell through. I would like to know what I can to do make the house more appealing. Obviously I can’t change that it’s on road parking etc but is there anything inside I could change?

I was actually looking at this house online the other day! It’s a great house in a good road, I don’t think you need to change anything.

It’s a lovely house I think the only thing that stands out is the carpets. They’re not a great colour and look a bit tatty. Garden could use a bit of TLC too.

Wow, I had to look where Gorleston was because a house like that would be three times that price here.

I think the outside (front) shot should be first - I’m always a bit suspicious of listings where it isn’t.

There is a decent amount of space downstairs but the way the sofas are positioned/angled make the living room look a bit cramped. Is there a way to rearrange?

Back garden looks a bit unloved but that’s a tiny thing.

Can you make more of the fact it’s right by the beach?

I think it’s lovely - I’d buy it if I was looking in that area!

Gardening is not our forte 😳
Carpets came with the house and I agree are looking tired. Will shampooing help?

Lovely interior pics. Move sandpit further up garden and add some pots on the patio? Fresh garden pic with clear lawn maybe.

The lack of an outside picture being the first image would worry me, and may even stop people clicking to see the house.

The board games off the top of the wardrobe look very messy compared to the rest of the rooms. I also wonder if you could present that room as a double?

Other than that, the back garden looks very unkempt. I would focus on tidying it up, adding plants in pots and making it look more appealing.

First photo should be the outside and you need nice plants in the front garden to make it look less drab.

Internally, you clearly put in a lot of effort into the presentation as it’s de-cluttered, tidy, flowers etc. Spot on.

I don’t know what the housing stock is like in the area, but I’d think the layout probably puts many people off.

Take down photos and remove nik nakky things. Also try to make the kitchen counter tops a bit clearer.

Getting someone in to shampoo might help if you don’t want to replace.

With garden I would take down the swing and remove to dirty sand pit and table and chairs. Get the hedge tidied up and jet was the path and patio. At least it will then be a reasonable canvas for someone to work with

I think it looks lovely! Very near and fresh inside which is important. Would view if I was in the market based on the pics.

I would move the sad sand pit tho and perhaps power wash the back... or just take brighter pics of it!

@JoJoSM2 most houses in this area have the layout but I agree. That is one of the reasons we are moving.

It looks fine but the layout is not to everyone's taste - downstairs bathroom and bedroom off a bedroom. You just have to wait for the right buyer.

Also the sofa looks like it blocking the doorway in the first photo.

It looks lovely. I would get a couple of photos redone maybe. In the pink bedroom I would take the toys off the bed or just have one, take the things off the top of the wardrobe & maybe just have a couple of things on each of the shelves to the right.
Also put this in the property topic - you’ll get some great ideas.
Oh take that red thing out of the garden, it looks like rubbish.

Fuck me, I can't believe the price and how gorgeous it is. I can't get a bedsit it the shittiest area for that.

It's gorgeous, only thing letting it down is the garden. Can you cut back the hedge a bit to create a better boundary, paint the fence and I know it is always recommended but some bright pots with different height plants would really lift it (and you can take them with you so not a waste of money)

Move the green dustbin with the big '50' on for the lounge shot. You can see it through the window and I'd presume it has to live by your front door.

Most of it looks very well presented from the photos. The only two areas that I think could do with some work are the bathroom and the garden.

The bathroom looks v uninviting - the brown shower curtain and grey toilet seat could be changed, for a screen perhaps rather than a curtain. It could do with some colour in there - maybe a towel on the towel rail and a trailing plant on the windowsill or something that makes it look less like a hospital or school bathroom (sorry!).

The back garden looks dreary, difficult this time of year I appreciate but it looks dominated by the pink sandpit (?) and swing. Could you move them both further down to the end of the garden and have a few pots with winter flowering plants in or shrubs with a bit of colour.

Otherwise the house looks very well presented but those two areas stand out to me as letting the rest down a bit,

I love your house especially the fireplaces . A shame you are so far from me. Maybe the grass looks a bit patchy but that’s the time of year. Good luck with your sale.

I think it looks well. Agree with points about putting the front door shot first.

Maybe power hose the patio area. Tidy up the hedges a bit.

If you can be bothered, as its a big ish job, I'd paint throughout. Something more modern, like a bold charcoal or navy in a couple of rooms. I think the walls are currently a bit wishy washy and it all looks a bit bland. Lovely but bland.

The problem is it is a 2 bedroom house not three. The only thing you can do about that is describe it correctly. It's a nice enough home. feels peaceful and would appeal to people after a two bed plus study/dressing room.
