How can I make this house more appealing

Name changed for obvious reasons.
I’m trying to sell my house and after getting very close to completion our sale fell through. I would like to know what I can to do make the house more appealing. Obviously I can’t change that it’s on road parking etc but is there anything inside I could change?

I would put outside first—charm is something that I love in a house, so I would lead with that!

I would definitely view and probably offer tbh, it’s gorgeous. The garden is the only part that could be improved really—if you titdied lawn, tidied hedge, power washed and took a photo on a nice day you might get a bit more of a show stopper?

I wouldn’t change the colours. Dark or lime colours are really not to everyone’s taste (I am in the “yuck” group) and your house had gorgeous period features, I don’t think lime walls will appear to the majority of people admiring that gorgeous fireplace.

A few plants inside. And I don’t thing the mirror above the fireplace is doing that room any favours, it doesn’t seem to get the space properly. I hope you sell soon!

Honestly- it's a nice house. Smile Decor isnt entirely to my taste but that wouldnt stop me buying it, it looks nice, clean and neutral.

The only thing that would put me off it the garden, You could maybe give that a good tidy and improve its presentation (gardens are v important these in these times even if you are not a keen gardener). But other than that - and assuming the price is right - I'm sure you'll find a buyer.

OP it looks like you also have it up with another agent and that agents photos are way worse than the ones in the link you've posted. Can you remove the listing with the other agent?

Blimey OP - This is a lovely home! I'm hoping to move and some of the appalling properties I've seen online - l wonder if people want to sell their place at all.
Good luck - I'm sure you'll get a sale soon. Ooh also, as someone said - get your estate agent to state that it's near the beach! Can't believe that was omitted as it's a MASSIVE selling point! xx

Just out of interest, how does it price next to two bed houses? Because if it's in a similar price range, you could call it a two bed and you'd then raise people's expectations with the third adjacent room, instead of disappointing them with the limited access. You could call it a two bed with an upstairs home office. The house is really well presented, so it comes down to pricr really as well.

Cheerful rug in sitting room and under dining table. Flowers in containers in garden, cyclamen are winter flowering. In white former fireplace just the one large lantern ornament. In black fire grate plant or flowers.

I agree with some of the comments... hide the games, clear the bowls from the top of the microwave, jet wash the hard landscaping in the garden (green makes it look like it gets dark and damp!), shampoo the carpets and out the front picture first (maybe add some colour with plants? Tricky in Autumn!)


Don't remove any photos or trinkets and don't paint anything (especially not charcoal or navy! The pale colours there already are very easy to paint over whilst dark colours aren't. If you want to add colour, do it with soft furnishings.)

I don't think any of these things are going to prevent viewings though. You just need someone who is happy with the layout as you can't change that.

I think it's lovely and well-priced for the area. Also well-presented.

The layout is extremely common for this area, so I would expect anyone looking to move locally would know this and if they booked a viewing, would have accepted this as part of the house.

By Gorleston standards it's not really near the beach which is probably why it was omitted (what I mean is all of Gorleston is near the beach, technically it's Gorleston-On-Sea). It's a great location though 5 mins walk from High Street and 10 mins from the beach.

It is a nice and well decorated house!

Perhaps shift some of the toys from the child's bedroom to get a more clutter free pic? Brighten garden up? Other than that, looks great.

OP perhaps if you are looking to advertise to out of towners who are looking to move to the area a picture of the beach isn't a bad idea as it's lovely.

It's very nicely presented apart from sofa in living room looks like it's blocking the door. Front outside is prefectly nice but no outside shot at the beginning will make some people assume it's ghastly.
I've lived in a house with bathroom like that and it was always freezing. Your bathroom looks chilly because it seems empty. It needs towels on rail and blinds on the windows. Use a warm colour like deep terracotta (not bright orange) to add visual warmth. And a loo roll!

I thinks it’s nice. I’d be put off by not having a photo of the front for the first picture - I’d assume it’s hideously ugly.

Also the bathroom photos aren’t nice. Definitely change the brown curtain, and I’d want the pipes boxed in.

The house is lovely, do not change the walls to bold colors, neutral is better and so much easier for a potential buyer to visualize how they would like it.
I agree that garden looks a bit forgotten, a power wash and some pot plants would do it. :)

I see you have it on with another estate agent..... Their photos are terrible!!

Your house is lovely. Almost too decluttered. I really don't think removing the board games from the wardrobe will make any difference.

Generally speaking I agree that it's presented really well and looks lovely!

A couple of things I'd change:

  • Remove board games from top of wardrobe


  • Put a couple of things in the bathroom, it looks quite stark at the moment so perhaps a couple of nicely arranged towels, something decorative in one of the windows or something like that


  • Jet down the patio and path in the back garden


  • Remove the sand pit or tuck away out of sight or right at the back


Totally agree that if you're near a beach, include a photo of it and move the external view to the first photo

The bathroom looks unloved! Take the orange things down, add some loo roll and some nice fluffy towels, new shower curtain might help too!

The picture of the living room is a very odd angle and looks like the sofa is blocking the door - makes the room seem very cramped.

For me, the fact that you walk straight into the front room from the street and that the third bedroom is accessed through the second one are the main drawbacks. If I bought the house I would turn the third bedroom into a walk-in closet and ensuite. This would concern me as I would assume I would be reducing the value of the house by removing a bedroom.

I don't love magnolia walls and I would definitely paint the kitchen in a warmer colour. That grey is so cold and it's making the kitchen look sterile rather than cosy. Maybe try a light olive green instead.

The garden does need some tlc too but it's not the ideal season for that. You can still find some nice planters at the garden centers though so maybe try that.

I know the area as well and properties do take a long while to sell. The fact you had a buyer is positive. I know you probably can’t afford to but I would put a corridor in upstairs to make the 3rd room separate and even consider moving the bathroom up then extending your kitchen into current bathroom I think you just have to hang on in there. The current climate won’t help. Good luck
