How can I make this house more appealing

Name changed for obvious reasons.
I’m trying to sell my house and after getting very close to completion our sale fell through. I would like to know what I can to do make the house more appealing. Obviously I can’t change that it’s on road parking etc but is there anything inside I could change?

If you can be bothered, as its a big ish job, I'd paint throughout. Something more modern, like a bold charcoal or navy in a couple of rooms. I think the walls are currently a bit wishy washy and it all looks a bit bland. Lovely but bland.
I might be alone in this but bold colours like navy and charcoal would actually put me off more than bland colours. With bland I can see it as a blank canvas to do what I want, bold colours would just make me think of how much work it will be to cover them.

It's very bland downstairs. I get that people want a blank canvas but there's no personality at all.

Also the third bedroom being accessed through the second is a massive no - it's not really a practical bedroom unless you have very young children, it's a dressing room, or a study.

No I don't agree with bold colours either. Bold colours take a lot of work to paint over, if you want bold colours a pale wall is a great base. Also bold colours make a place look smaller

Or, if darker colours aren't for you, just something more contemporary. It's all a bit 80s apple/lemon white at the mo. A cheap b n q knock off of slaked lime would look fresh and modern, for instance.

That's a lovely little house, OP.

The first picture should always be the front exterior. As I went through the photos I was thinking "well it's very nice inside, but the front must be a total pig". Then I got to the last picture, and.... it's charming. And the street looks good too. Nothing to hide.

Yes, the downstairs bathroom is not ideal, but at this price point that is not unusual because the cost of moving it is hard to justify.

Definitely shampoo the carpets, it's so easy and cheap and makes a massive difference.

If the layout is common for the area then don't get too worried about that ' - people buying within or into that area will know and accept that this is the layout.

Is it priced similarly to others of its kind?

For me, with the entering straight into the lounge and then bed3 being off bed2 means it's a starter home. So it needs to be priced so that it is affordable to first time buyers. Is it?

Ah yes, I had missed that the third bedroom can only be accessed through the second bedroom - that is a big problem.

Lovely house OP 😍 As PPs have said some inexpensive bedding plants in tubs would give more "kerb appeal" . I'd also get some colourful towels (just for show 😉) for the bathroom maybe? Good luck with your sale 🤞

I also think it looks like a lovely house - but would echo comments about the garden - sandpit especially - but a few pots maybe.
I would not paint it though - white is easier to change for your buyers...

I was also looking at this house yesterday, I love it but not in a position to sell. As you say you aren't in a position to change the parking situation and I know it's a bit of a nightmare down that road (all the roads heading to the High street). As others have said the gardens scruffy, wouldn't put me off as I'm not a gardener either. I think compared to other houses in the area it's well priced.

I find the floorplans on Rightmove mobile view often get cut off - I assume the bathroom is behind the kitchen, I can see the start of some walls before the picture is cut off. Very annoying.

OP it's gorgeous, I love your furniture in particular. I'm a keen gardener so that makes me pause - it's quite mossy and would need a bit of tlc but it's quite a good canvas to work with.

I'm not a fan of the layout but I appreciate that's the norm and not something you can change.

It's got some lovely original features and as someone who lives in the South, the price is great!

Nice! Put a towel in the bathroom on the towel rail, a nice bottle or vase in the bathroom window. Or take the picture from the window side. Maybe some colour in the garden. I think it’s actually nice and to stick with neutral colours. I’d always change to new carpets anyway.

Take down photos and remove nik nakky things. Also try to make the kitchen counter tops a bit clearer.
I think it already looks clear of clutter and any more would make it look sparse.

There's no bathroom on the floorplan. Floorplan also makes it look almost as though there's no corridor upstairs and tge bedrooms all come off each other?

Lawn doesnt look great but that's not an easy fix. Can you move the sandpit?

Some of the photos are taken at slightly odd heights which make the furniture look a bit big for the room.

I would want the pipes in the bathroom boxed in as that would drive me crazy. Also make more of the garden. The sofas make the living room feel smaller than it is as well. It looks crowded with them in it.

If I am going to be terribly picky, I would suggest some plants in the front (either in that bed or in some pots) to bring a bit of colour. Then in the back garden, borrow a pressure washer to clean the patio and the cover of the sand pit. Grass could be in better nick so perhaps some “patch magic’ grass seed to fill in some gaps.

But, as I said, that’s me being very picky.

I completely disagree with comments about changing the colours, it’s not 80s at all it’s super light and fresh, I think you’ve done a lovely job with those pastels!

There is a bathroom on the floor plan but the way the site brings it up it kind of cuts it off.

I wouldn’t repaint at all. Apart from maybe the pink bedroom but only because it clashes with the sage carpet. It’s a lovely house and I think a lot of people will overlook the layout for a house like that. If I were downsizing I would view it as a two bed house and be giving myself a lovely en-suite/dressing room in the 3rd bedroom

Agree re:bathroom - change toilet seat and shower curtain, put a plant on the windowsill and a fluffy towel on the rail. Remove whatever it is that's on the left of the pic (brightly coloured sponge bag maybe?)
