Name changed as this is outing, but I'd really like to know what you think about this property and the way it's being marketed please.

Its a lovely house and a very good price for what you’re gettjng.

For me, the ‘puts me off’ bits are:

No garage - i would always expect a 4 bed detached to have at least a single garage. This would be a deal breaker for me

Downstairs bedroom - not that you can do anything about this, but its sat out on a limb a bit.

Dining room - it looks like you havd a set of wardrobes in your dining room! Might just be the angle of the photo, but does look a bit odd on first view

Finally, there appear to be lots of sitting/living rooms and its difficult to see which js the same room/which are different rooms.

But that aside, the only thing that would stop me viewing (if I was househunting in Suffolk) would be the lack of garage, but appreciate that this isnt a showstopper for a lot of people!

Clearyweary · 03/07/2020 10:24

Wait a minute - there is a garage, but its buried in the small print of the description! Get the garage on the floorplan and photos!

Fanthorpe · 03/07/2020 10:26

Oh if we’re moving furniture around please don’t have your living room furniture all up against the walls!

TeeBee · 03/07/2020 10:30

I'd definitely look but for a house that size, I would expect more bedrooms. Whole place needs updating and some character building into it (for me), and would need an extension, so I'd build that into any offer I'd make.

GrannyWeatherwaxsBroomstick · 03/07/2020 10:30

I wouldn’t, to me that is a three bedroom house, not four and the bedrooms look a lot smaller than I would like given the ground floor space. The house and garden do look lovely and well maintained but the layout just doesn’t work for me.

Timefor45 · 03/07/2020 10:31

If I was buying at the top of my budget, I’d worry I couldn’t afford it as I’d want to do quite a bit of updating, but it looks like a really nice project and canvas starting point, a well kept house that looks homely. It’s not turnkey for me though. Flat roof on extension wouldn’t worry me, but I’d want to have a line in budget for that. Grounds and exterior are lovely.

FlameFartingDragon · 03/07/2020 10:33

No, it's very dark and not my style (the latter bit would mean I would be wanting to do a complete remodel).

Not a fan of flat roofs with all the issues they cause.

I am guessing you are the Seller.

Definitely have the photographs retaken with brighter lighting and slightly different angles (ie dining room, dont have it towards the cupboards as it looks like you've put a dining table in a bedroom).

Also ditch the ironing board and get some fresh flowers. With the garden photographs try and angle them to avoid the flat roof - that will put off a lot of people.

Remove the clutter from the kitchen sides so it looks more spacious. Likewise with the random chair in the bathroom and the iorning and laundry clutter in one of the bedrooms.

lottiegarbanzo · 03/07/2020 10:36

Floorplans often indicate garden dimensions. Yours should (and paddock location).

nevergoingoutagain · 03/07/2020 10:36

I think it's a great house (I'd need a bigger kitchen for that price) but the photos are a bit shit. I always look at the floor plan but lots of people don't. I'd have them retaken, it looks dark somehow.

Nofunkingworriesmate · 03/07/2020 10:37

If the price was correct for area and it suited my needs yes
Small issues that wouldn't put me off if it was my dream home
Kitchen dated
A couple of rooms cluttered with too much furniture and not coordinated look ( not relevant for buying really just distracts the eye from the size of room)
Is it your house ?

TheVeryHungryTortoise · 03/07/2020 10:38

It looks okay, but I don't feel like it's showing it's full potential. If I pick at the negatives:

  1. Kitchen picture makes it look very small and I would personally rather have a large kitchen/dinner area and forgo the separate dining room.
  1. Both bathrooms look very dated, especially the smaller one.
MobLife · 03/07/2020 10:41

Could you spend a small amount taking out the strip light in the kitchen and putting in an updated light fitting?
Would really lift the look of the room

Catapultme · 03/07/2020 10:44

It feels like a house where a couple have raised a family, kids are all grown up now... so well maintained but dated.

superram · 03/07/2020 10:45

It would depend on the price. It needs a lot of work. The dining room is poky and the doors are horrible so wall needs reinstating. Kitchen needs knocking trough and the layout looked at for the whole downstairs. If the price reflects that then I’d look but if it’s top dollar for the area then I wouldn’t.

Twospaniels · 03/07/2020 10:48

First it says total plot 1.7acres. Then further down it says paddock of 2acres. Which is it?
Kitchen is small
One of the bathrooms looks dated.
Otherwise it’s a nice enough house, but nothing special.

Bluesheep8 · 03/07/2020 10:49

No. Because I like period houses and the kitchen is far too small. Plus I could never afford it. Just my opinion.

Allthepinkunicorns · 03/07/2020 10:54

No I wouldn't view it, it has no character and is pretty bland. The price is far to expensive for me as well. Although it has a lovely garden.

Ellmau · 03/07/2020 10:56

Why isn't it being advertised as a 4 bed?

Probably because the downstairs bedroom is accessed from a reception room (and an external door) and there is no bathroom for it.

I like all your fitted bookcases, OP.

Viviennemary · 03/07/2020 10:58

I'd have to compare it with similar priced properties in the area. The kitchen is very small for the size and price of the house.

listsandbudgets · 03/07/2020 11:03

I think the photo of the dining area is off putting. Its so characterless when compared with the rest of the house.

The kitchen is smaller than I'd like - I'd be looking at extending it.

Otherwise, I like it. The garden is lovely. If I was buying, I'd be negotiating with you to keep the bookcases if they weren't fitted, they look great :)

FairfaxAikman · 03/07/2020 11:08

I would at least take a look, but what would put me off the the apparent pokiness of the kitchen in comparison to the rest of the house, the dining area looks a bit cold and sparse and for that price (at least were it in my location) id expect a bit more space between myself and the neighbours - based on street view it looks a bit crowded

billy1966 · 03/07/2020 11:08

It looks like a nice house but lord the pictures don't do it any favours.
Not having any garage pictures.
The front of the house has a dog box? And a cross?

The agent is appalling to have used such poor photos.

All the odd coloured bits are distracting.
There isn't any colour palette in the house either. It looks a mish mash.

Also it looks very dark.

It looks like a lot of money to sort out because the agent has done such a poor job.

Personally, I would get that house staged asap and get new photos taken.

It would make a huge difference I would imagine.

The house isn't being shown at its best by a long shot.

Certainly not enough photos of the well looked after garden.

Flowers👍

monkeyonthetable · 03/07/2020 11:09

I would consider viewing it because I think it is lovely - spacious with a great garden. But it needs a big update - opening up the kitchen, new bathrooms etc which would cost a lot, and it is already fairly expensive for a village location a good way from London. What matters is the location, condition and price of similar properties on the market in the area.

monkeyonthetable · 03/07/2020 11:11

This is in a similar area, similar price but absolutely up to date.

monkeyonthetable · 03/07/2020 11:15

So is this.

They are within a 10-mile radius of the property you posted. But I could walk into them, do no work on them and have a good life immediately instead of extra expense and the bother of builders. So I'd put an offer in on one of the more up-to-date places first.
