David slipping in the flooded parlour and having a concussion which causes him to forget that he's stopped the sale.
The whole parlour collapsing into the sink hole taking Pip and/or David with it.

What about:

• Sink hole opening up in the road and swallowing Ruth & Ben/Jill and Freda whole

Yes - don't forget Jill's lift home with Freda and her unresolved (but now unmentioned indigestion).

Or:

Sinkhole opens up on Lakey Hill, all the land for about five miles around slips into the hole and every single person in Ambridge and Lower Loxley SOTMC, including Ruth and Ben who were still on the road near Ambridge.

SOC could then start again with an entirely new cast of luvvies fully trained actors, building a village by the side of the new lake.
