House on the market, no enquiries

Hi, I was just wondering if anyone else is in the same boat.
I've put my house on the market, reasonably priced, refurbished but I've had no enquiries. We've got really good numbers of clicks on right move, like an 8% click rate, nearly 200 page views a day but wrve had nothing.
Our agent has said people are waiting for the budget tomorrow? Is that right?
I've reduced once and still nothing.
I've found my dream house and I'm worried I will lose it if we don't get an offer soon.

It's not reasonably price in this market. Remember everything sells at right price.

To add, nothing expected in tomorrow's budget that will significantly shift dial. Sellers unfortunately pricing properties like its 2020, discarding that the fact interest rates are heading back to 5% (long term average), wage growth has slowed and number properties on market at 12 year high.

Only 2 weeks, I know that's not that long, just expected at least something.

That's what I'm thinking. My agent advised me not to drop the price until then, but I just didn't think it seemed like the reason.

For context, my house is up for 220k. The same size house on the same street is £240k and a smaller house on the next street for £225k. Whilst I do think people want for less, do people not negotiate anymore?

I'd wait too, as there could be a surprise, but stamp duty reform has had been ruled out.

The first two weeks are where you get the most traction (as it's a new listing), but to get a realistic gauge I'd just wait until you're 6 weeks in before doing anything further. It's a wierd time to list too, as Oct - Dec are usually quietest months, so you may have to wait until Jan before things pick up.

You mention recently refurbished. Does that mean you bought it as a project to do up? If s they may be looking at what you bought it at and thinking you are taking the piss. Why have you refurbished it?

What's sold prices actually look like?

I think that's the issue, houses here don't come up often, but most recently one sold for £275 that was slightly bigger and a smaller one for £210k so there isn't really much to compare. There is also a house for £700 further up, houses where I am vary wildly in size.

Look on house prices dot io to see sale prices and crucially how many actual sales recently. Relatives are selling a place in a development where the last actual completed sale was 3 years ago.

It wasn't a project, but the house was basic, untouched since late 2000s. I've freshened everything, restored the original features and put a new kitchen and bathroom in. We didn't actually want to move, we've done all this for us, but an extra baby has meant we would need an extra room.

Yes, we know Feb/march would have been better, it's literally only because we have found a dream house on a street that never ever goes up for sale.

This happened to me in July 2025. The agent overpriced it. When it was brought down to a sensible level a week later following zero interest, I had a flurry of viewings and a decent offer from two parties within three weeks.

Hmm, I just think if I went any lower, people would think there was something wrong with the house. I've contacted other agents and they've all given me valuations higher than what I've got it on for.

The ones selling here are ones people can extend and have loft conversions on. They're not bothered about parking spaces being there for 4 adults with cars.

But if you’re already not getting interest at the higher price, prospective buyers are already thinking something is “wrong”: either the price, or there’s something in the listing and photographs which isn’t appealing. Have you had some blunt and honest friends look at it with the instruction not to just blow smoke up your backside and tell you what they think?

If you name change (if you want to) and put a rightmive link on we'll tell you if there's anything wrong with it, I did this many years ago and sold within 4 days as a result!

Buscobel · Yesterday 14:33

What other similar houses have these agents sold for and how many have they sold?

If there are no viewings, no one wants to look at your house at the price it’s listed for. Either reduce the price and see whether that engenders viewings and/or offers, or wait until next year.
