House on the market, no enquiries

Hi, I was just wondering if anyone else is in the same boat.
I've put my house on the market, reasonably priced, refurbished but I've had no enquiries. We've got really good numbers of clicks on right move, like an 8% click rate, nearly 200 page views a day but wrve had nothing.
Our agent has said people are waiting for the budget tomorrow? Is that right?
I've reduced once and still nothing.
I've found my dream house and I'm worried I will lose it if we don't get an offer soon.

The ones selling here are ones people can extend and have loft conversions on. They're not bothered about parking spaces being there for 4 adults with cars.

I think that's a point, mine is terraced so no option to extend, it's pretty much as is. We don't have parking either, one of the reasons we want to move too.

Yes, we know Feb/march would have been better, it's literally only because we have found a dream house on a street that never ever goes up for sale.

If you cant reduce price, maybe just wait and see. Some posters will tell you it's the colour of your bedroom etc, but as long as you're pictures are clutter free, it's just timing.

For context, my house is up for 220k. The same size house on the same street is £240k and a smaller house on the next street for £225k. Whilst I do think people want for less, do people not negotiate anymore?

But do you know that these houses are getting viewings ? If not perhaps they are all overpriced.

Perhaps potential purchasers waiting to see what happens to the base rate next week?
likely to go up to 4%, but 4.25 is a possibility

Happyjoe · Yesterday 14:52

Only 2 weeks, I know that's not that long, just expected at least something.

You've reduced it after being on the market for 2 weeks? Whatever for?

Selling houses is a long game at the moment, have a little patience!

Thank you, this is the kind of message I needed to see! I think sometimes I just go into a panic because I see houses on Instagram being sold within a few days!
Plus I was told by the agent to go with them because they had a list of buyers waiting..... And then those waiting didn't materialise. I'm realising now that was probably a marketing ploy!!

That's what the agents have told me, they are saying either way after the budget people will either be like ah well, or happy days. But people will be more certain of things rather than it being still up in the air.
Personally I've never followed a budget, I'm not very political, but I'm hoping it is the reason and after this week we will have an influx.
I know people are commenting about the price, but I do honestly think it's a good price for a 4 double bed house with a brand new kitchen and 2 reception rooms

if you are brave enough, post a link. Although you'll have to be prepared for some posters to rip apart your personal style and make shitty comments. But you will also get good suggestions.

Can you delete messages after a while? I don't mind putting it on for the people here for a little bit but I don't want people knowing where I live if I leave it on for too long if you get what I mean?

You’ve got to give it a bit longer @Ayekat9 especially with half term and so on. The market
is slow and a lot of people want parking so fewer potential buyers. Putting the price down won’t make people who want parking decide to buy it?

You could post it and then ask for it to be deleted by reporting it - not absolutely guaranteed but they usually do these days - or you could post a new thread in the 30 Days Only topic.

If you’re brave enough, yes, post a link to it and people will give you brutal but helpful feedback.

Maybe post in the 30 Days section?

It’s a well presented and well-kept house. These aren’t things you can really do anything about, but my first thoughts are that you have a family size home with virtually no garden and no easily-accessible storage (i.e. not the loft) that I can see. Are you competing with similarly-sized properties with more outdoor space?

Everyone in this area has the same size garden, we are going for a 7 bed and it's a slightly bigger garden. I think because it's near the park, they assumed it wouldn't need a garden when they built it.
A lot of L6 is the same, and most don't have parking either.

Gorgeous looking house, I really like it, but I personally wouldn’t look at it with only one small shower room for 4 bedrooms. One of the higher priced places you described has 2 bathrooms (I havent investigated further, how big they are etc). At first look there isn’t a picture of the shower room either though perhaps I’ve missed it. Tbh a few thousand off the price would t affect my decision on that unless there was an obvious fix. What do 3 beds with 2 bathrooms fetch locally, could you convert a bedroom??

ShanghaiDiva · Yesterday 15:25

what would put me off is there is only one loo, but clearly not something you can change.
hall has too many coats and shoes and looks cluttered which says no storage to me. Same for the room with all the toys.
however, it is nicely presented, especially the kitchen.

I was hoping to put a bath room downstairs under the stairs, but that was next on the list. We also thought about getting a dormer and making a big upstairs with en suite.
I do understand that that could be an issue though. I think it's just the layout. The smaller bedroom is at the front, and I think front bathrooms are privacy issues. (Personally)

Thank you, yes I agree, the bathrooms were the next project. We never expected to move from this hpuse, but too many babies haha.
I'll move the coats and shoes that's a good idea. It's just easy to grab with kids.
But I don't know how many times I've told the kids to put shoes upstairs that they aren't using. But obviously they have too many favorite shoes

I really like it. It's so spacious! I love the white kitchen. Bonus points for no grey and no kitchen island! I'm inclined to think it's the market. It's not been on long at all. Someone will love it!
