Struggling to Sell our house

Hi Everyone.
I hope you don't mind me posting here to get some advice about selling our house, we use an Agent, and its been on the market for 868 days, we have had some interest but nothing enough for anyone to put in an offer. I would be grateful on your views, I have tough skin so please be honest. all the other houses that are very similar in this area have sold for similar prices.

You can have a view from your upstairs windows and also the end of your garden.

The issue is you are in a terrace and very overlooked so there is no privacy at all in the garden.

Countryside views are all well and good if the house is detached with no neighbours.

Isnt that an issue for all houses under 400k?
Theres always a window peering into someones garden. You just get a countryside feel with this one :)

Looks like a well presented house with a big garden. Being mid terrace would put me off however and I’d like at least one extra downstairs room as I have two kids. We currently live in a house with two downstairs rooms and are moving as we feel cramped.

Have you stayed with Yopa all this time? I would take it off the market for 3 months and re market with a proper local estate agent who can take better photos and be more proactive.

I think there is a difference between someone being able to look into your garden if they feel the need to stand at their bedroom window and having a garden completely open to the neighbours gardens so no one can be in their garden without being on view. Do the fences have to be so low and open? A 6ft fence on each side would make all the difference. We wouldn't feel comfortable sitting in the garden the way it is at the moment.

I can't see any countryside. Only a row of trees. And the neighbours' gardens.

A view won't sell a house if the house isn't what someone wants.

I see this as a starter home for a couple, or a couple with 1 child, or an older couple downsizing.

The issues are limited parking, overlooked garden, with two rooms on the 2nd floor (which would be great home offices) and a smallish living-dining room.

If you have had loads of viewings you must have had feedback- what is the feedback?

I would have a separate picture of table, that is i think the photo needs to look like it's not in a living room. The bin in the toilet over powers the room- looks huge and therefore makes toilet look small. The room that has the upright lamp doesn't seem to have a purpose. Is that a sofa bed? That sends a message that there is not room for a proper bed. Could it be photographed as a fully functional room, bedroom or study? I think the kitchen looks a bit outdated. Would yiu be prepared to change tge doors to give it an upgrade? I had a very old fashioned kitchen. I updated it in this way. My market was for first time buyers. It worked. Not that expensive in the grand scheme of things.

I think there are too many photos and they are in any old order, I got bored when I got to all the shots of the bath and confused as to what I’d seen before because it was outside, inside, outside inside.

I suggest you take a look at the YouTube video “10 Golden Rules for Home Sellers” from the estate agent with the title “Moving Home with Charlie”

Charlie also has lots of other YoutTube links on selling (and buying) a home in England and Wales and “Moving Home with Charlie’ is a proficient poster on X (formerly Twitter).

However, one of his tweets on X highlights a report from yesterday’s 10/10/2026 “Independent” newspaper with the headline

”Negative equity is here and a collapse in the housing market has already begun’

with the subheading ‘September usually marks a boom for house sales - but with mortgage rates spiking and no sign of inflation easing, we are heading for a return of dreaded negative equity, writes Chris Blackhurst’

If I were you I would definitely take your house off the market until the Spring and find a decent local estate agent. When my son was looking for a house he avoided anything with a Purple Bricks or Yopa board up (too much hassle to arrange viewing) and also informed sellers that he would not deal with online conveyancing firms, only established solicitors experienced in conveyancing.

Also have a think about whether or not you really need to move in these unstable economic times? Would staying put be unbearable?

the fences close to the house are higher and do block the views of the neighbors at the patio area. unless someone walks down the bottom of the garden and look back at the house, all is exposed. theres no children or dogs either side at present. theres dogs 1 door down, but they are enclosed with higher fences.

Then you need a photo of that.

It’s in the middle of nowhere but also got very close neighbours which is a weird location mix.
the lack of privacy in the garden is an absolutely no go for me.
bathrooms and kitchen look dated.
bedrooms 3 and 4 don’t have a bathroom on that floor which is very off putting, particularly for family buyers.
sort the order of the photos out so it does the overall outside shot then inside with rooms in a logical order not jumping back n forth and then the gardens. And no one needs a close up of the toilet!
people will also be cautious of properties that have been on the market so long.
ultimately it’s nearly always the price.

thanks for your views maybe a bum move from me trying to save money :)

No drive way as such, just 3 carparking spaces 2 infront of the house and 1 at the rear. its be valved 371k and we selling at 355k - but the buyer still don't want to pay. but saying that potential buyers in the past were ok with the price and that wasnt a reason for not buying.

Why is there no mention of this rear parking space? It isn't described, nor is there a picture of it. What else has the agent neglected to mention?

I'd be concerned that you have those fences because of some restrictive covenant preventing you from having fences that provide privacy (the back fence is fine, it is the side fences that I'd not be happy with). Combined with the oddly bland decor and upper rooms that look empty (unusable?) it doesn't give a homey feel. It is marketed as a character property so you need to give a sense of that character. I'd take it off for a couple of months, get it looking charming and put it back on with a local agent

Theres 4 panels of 6 foot fences at the house eitherside. I dont think the neibours would agree for more but i could ask them.

Im always starring out my windows cause its so pretty :)

But it's the view beyond the end of your garden that is pretty. Not your neighbours lawn. Surely? The fact that none of you have done anything at all with your gardens should tell you that none of you really like being out there as it is.

Thanks i dont think theres restrictions about the fences just neighbors to all agree.

Your right the house looks bland.

Good point. Will mention it when we change things about. Its has a nice hallway and stairs that arent shown. The plot thickens.

We all have 3 parking spaces. And also road side if needed. Theres a walkway at the back of the garden you can access the rear parking and the bin store area. I know on the photos it dont seem much space but its quite spacious here and quiet and everyone is kind

I think most people would keep the view from the end of the garden, they just want a bit of privacy from neighbours when they're sat out on a patio. Does nobody have dogs or small children who would easily escape under that fence?

This. Weird photo like 10 of outside and I wasn’t sure what part of the front or the back was the house or what spaces

Take pictures with no cars outside front or back. Clear nice big pots front and back with nice standard olive trees etc clearly marking left and right side of the house.

pictures of 4 bedrooms and remove all the potty things in every bathroom.

make the one room with a lopsided bean bag into a proper bedroom or office or ideally both - show the use

take it off the market for 4 months and re market in February

Fence the back garden in properly and put trellis and climbers in lots of pots so you can take them to your new place.

I want to sit outside and look at the views not my neighbours. Chicken wire fencing at the bottom so you can see out. Really nice canvas picture of like lavender or local Nt place on walls. Nice mirrors to make the rooms bigger.

Write the spiel yourself eg lovely countryside feel, great nearby school in walking distance recently graded as Outstanding. Nearest pub is … and so on. Maybe it really appealing. You can write the blurb the estate agent has shockingly late you down here.

Its not that they are neglected. It's that they are all just plain lawns. Clearly none of you actually use your gardens, which suggests the lack of privacy isn't very pleasant.
