No offers after months on the market, are we house blind?

Been on the market for a few months now, loads of viewings but no offers! I honestly can’t see the problem and I’m worried I’m house blind at this point.

i honestly don’t think it’s the price. There are unextended, unrenovated houses on for £20k less the next road over.

it’s also a fair price - we paid 550k in 2017, based on inflation it would be 750k now but that just isn’t supported by the area.

weve done lots to maintain it in that time - new boiler, washing machine, dishwasher, fridge. We replaced the laminate floors downstairs with wood. We changed the purple vinyl bathrooms to nice tile. It was meant to be our forever home so none of this was to make a profit.

bits I know are of; we’re a bus ride away from a train station, but I think this is reflected in the price. The carpets upstairs need to be replaced - this was the case when we moved in but we kept putting it off as we were planning a loft conversion.

tbe feedback has been perplexing - one viewer said we’d made the house too traditional and they would have to redo the kitchen / bathrooms to modernise, but I think they are pretty neutral?

what can I do? Is the market just a bit rubbish at the moment?

So this house is double the price, but based on the fact it's fully renovated/extended, has a garage, garden shed/gym, and an extra bedroom and bathroom, I'm thinking yours is a bit overpriced (although it's a lovely house).

Go to B&M buy two tall plastic planters. Plant either matching bay trees/ olive trees/ Salix trees ( can get them in B&M too). Put rocks at bottom, then compost, then plant, then bit more compost, then cover the top of the compost with pretty gravel. Can buy solar powered up lighters there to stick into the pots too

I hate to be blunt but if someone is spending £650K on a house they won't give a toss about bay trees by the front door or not.

It's the layout that is possibly the issue or the area.

Perhaps get quotes for moving things around, installing a door etc to show what's possible

But I'm not sure I'd want to incur the costs of actually doing that work. Perhaps say to your viewers "I love this layout because...."

Except the vendors don't show potential buyers round- the agent does. I assume you mean the agent should say that.

i don’t mean to talk down the agents at all, they’ve done a great job but we haven’t really had much feedback at all (other than one saying it was ‘tired’ and one that it was too far from the station). I called the agent last week to ask them to try and get better feedback and in fairness they have since then - one mentioned the carpets and desk upstairs, one said they would have to gut the whole house to ‘more modern tastes’ and the agent themselves gave the helpful advice to try and stage the garden better

I would expect feedback from every single viewing.
I would expect people to be viewing to be on the market themselves.
I would not ask them to try to get better feedback. I would expect it. You are paying them a hefty sum of money to try and sell your house.
Check what the terms of your contract is. I got a buyer when they realised I was going to pull and go elsewhere once the contract was up. The found a buyer.

It is a business relationship.

I think whatever the agents are telling you (feedback) is either fiction (they have not asked and made the comments up) or the viewers are lying and don't want to be honest.

People do not walk away from the right house because some carpets upstairs aren't great.

It is very modern inside so I'm not sure that is a valid comment either.

In fact there is a huge contrast between the rather tired frontage and what you've done inside.

Inside it looks clean, fresh, nice neutral decor.

The downside is the kitchen and yes, one bedroom is small, but that's clear from the floor plan.

'Many' to me would be more than 10- 15 unless you're doing an open house with lots trotting in within 10 minute time slots.

It’s a lovely house. I wouldn’t bother spending on money on things like painting the fence, planters etc. I’m looking to buy at the moment but wouldn’t consider your house because of the bus stop, main roads so close by, distance to station, and I assume it’s not straight forward to get over to Greenwich Park. If you’re not getting viewings and offers then you need to drop the price again.

Its difficult to say as I dont know the local market well, but it seems reasonably priced. The only thing I would say is that the carpets upstairs all look pretty grubby, so anyone coming to view will think thats money they will have to spend replacing them and the driveway also could do with a jet wash. The garden is bare which is fine but the furniture out there is old and grotty, I would chuck it out tbh, it would make a better impression and I would also give the patio a jet wash. Make sure the kitchen is super clean including little details like the extractor fan as things like that will give peopel the ick and subconciouly put them off. I don't know how you have priced it, but if you have priced it as a property that has been renovated I would say that was potentially misguided as there are many thigns like the carpets and the textured wallpaper in the hallway that people will be going around thinking, that will need to be replaced/renovated so its not really a complete reno.

Get the paving front and rear power washed, it looks grubby and gives a ‘down at heel’ first impression (sorry, that sounds really blunt, but I think it would make a big difference, without spending mega money).
Also, the textured wallpaper and style of banister in the hallway make it seem a bit dated.

I'm South East and it is honestly a terrible market. If you don't have to move I wouldn't bother. We bought at £495k and completely renovated the house. It's been on the market a year, one sale fell through in January. We're now under offer and we accepted £480k. It's a separation so we have to sell. The process is taking ages and seems to be a lot harder than the many other times I've sold a house (including during the Financial crisis). I've no idea if this sale will exchange and complete. We accepted the offer in early May and I feel as though we are at least 6-8 weeks away from exchange.

Tbh, it's a buyers market and mortgages are expensive. If you need to sell, drop the price. If you don't, save yourself the stress and expense.

Looking at the inside this is my dream home and dream price I would love somewhere exactly like this if it was in west London!
I’m really shocked it’s not selling as black Heath is a nice area.
my only suggestions for improvement are the curb appeal - it doesn’t look very pretty at the front (maybe ai can help witj ideas?) and the garden furniture looks quite run down so not very aspirational styling, but that shouldn’t put off serious buyers.

It's the price. You can compare it to some of the other houses around you but they may well of been extended so are now bigger plus house prices have also dropped. The only quick fix is to drop the price.

Whack it thru AI with a ‘make this look dressed’ type prompt. Depersonalised is good, but you need some pops of colour/plants/features. Get in Pinterest and look for themes. The front aspect is very unappealing and doesn’t give justice to the inside - hire a big ladder, paint it white, clean the surfaces and get some nice statement pots. So many buyers have no vision and you have to lead them by the nose. Good luck, the market is also shit! Thanks Mr Trump!

I would guess maybe 15 over that time - quite a few have been second viewings but no offers. As I type that, I guess it makes it less likely it’s a problem with the house?

The market is slowly correcting, think of it like this. If you put your property on the market tomorrow for £1 would it sell? If the answers yes, then your most likely priced to high right now against the current market expectations. Just because other properties in worse condition are listed slightly lower, if there not selling either then can't really base your expectations on there prices.
You have a choice hang on at your current valuation and hope that at some point someone bites, maybe a week, maybe 2 years. Or you reconsider the price to make it more enticing for perspective buyers

Hard to think of a property in London that wouldn't sell for a pound so I think this analogy is a bit off, sorry.

OP, maybe try adding more photos of the kid bedroom from a different angle as it looks tiny. Other than that, nothing stands out as unusual, it's a lovely house.

Surely whacking it through AI will be obvious when viewers actually get inside the house.
