No offers after months on the market, are we house blind?

Been on the market for a few months now, loads of viewings but no offers! I honestly can’t see the problem and I’m worried I’m house blind at this point.

this is the listing: https://www.rightmove.co.uk/properties/88856211

i honestly don’t think it’s the price. There are unextended, unrenovated houses on for £20k less the next road over.

it’s also a fair price - we paid 550k in 2017, based on inflation it would be 750k now but that just isn’t supported by the area.

weve done lots to maintain it in that time - new boiler, washing machine, dishwasher, fridge. We replaced the laminate floors downstairs with wood. We changed the purple vinyl bathrooms to nice tile. It was meant to be our forever home so none of this was to make a profit.

bits I know are of; we’re a bus ride away from a train station, but I think this is reflected in the price. The carpets upstairs need to be replaced - this was the case when we moved in but we kept putting it off as we were planning a loft conversion.

tbe feedback has been perplexing - one viewer said we’d made the house too traditional and they would have to redo the kitchen / bathrooms to modernise, but I think they are pretty neutral?

what can I do? Is the market just a bit rubbish at the moment?

The market is a bit rubbish and I think in this climate an unextended house for £20k less may be more attractive. £650,000 is a huge amount of money for a house not in particularly close proximity to London. You say there are other houses on the market- but are they selling?

Yes, most people just don"t have 650k to spend on a house.

Did it sell?

I wondered that as well as it’s been taken off by agent

so @Dandelionkiller did it sell ?

People who have that amount do.
It's cheap for London.

OP took it off to do some of the changes suggested here after getting so many critical comments. Or changed agents.
If it's sold it will appear on Right Move Sold eventually.

It was under offer, but now seems to be back on the market for sale again.

Oh so it is, now we can play ' spot the difference '

  1. moved the planters from the front drive to outside the front door
  2. different flowers on dining table :)
  3. that bedroom that didn't look like it fitted a bed, now has a double ? bed with a bedside table beside it ( ok so one cannot walk along the bottom of the bed, but it does prove it fits a bed.)
beeautifullif3 · 09/10/2026 11:35

Honest opinion
That's a 2 bedroom very over priced house in a shit area of London

Everyone knows that houses costing £Ms in London are falling in value.

That does not apply to Blackheath for a house £650,000k

You cannot compare £4M+ South Kensington houses with the OP's house.

It does apply, it is all interconnected and all driven by cheap debt, how do you think bankers and hedge fund people make money if not from others consuming and borrowing money? When the tide goes out all boats float lower in the water, even the big boats. In their first post the OP says that their house is actually worth 750k "adjusted for inflation", they obviously don"t have the first clue how credit markets and the housing market operates!

Not sure why you're pushing this. The OP's house is on for what it is.
House prices everywhere have fallen by around 2% but including a Guardian article about houses costing millions is slightly different. That is because foreign buyers aren't coming into the UK so much for various tax reasons and the top of the market is showing the highest falls.
It would be better to look at the other houses in that street in Blackheath where one went for around 550K and another for 750k

The market is broken from top to bottom, without an endless flow of borrowers taking on cheap mortgage debt you can"t sustain a housing bubble the size of London.
