Is anyone on the market but having zero interest?

We put our house on the market a month ago and only had 1 viewing so far :( our estate agent says the market is very nervous and nothing is moving …. Anyone else in the same boat?

Thank you so much. Well their buyer has now pulled out!! But they are confident they will sell quickly (we’ll see). So more uncertainty but we are staying under offer and giving them 7 weeks as by that time you can go back on Right Move as a new listing.

i also cannot face tidying my house for viewings over the summer when kids are at home. So we’ll revisit in September an cross our fingers in the meantime.

7 weeks? Got told 14. Hope it is 7 though

I remember several posts on here from people who were struggling to sell in 2023. A few decided to rent their house out rather than accept a reduction because the market would have recovered in a few years and interest rates would definitely be lower in 2025. I suspect that quite a few of them will now regret that decision. The market is clearly worse in 2026 than it was in 2023 and I expect it will only worsen in many areas.

We just had a chap pop in, he really messed us about 4 years ago. He was quoted 650k for his house and has just been quoted exactly the same...He's not very happy, I did tell him that the flat he wants is also now cheaper. I actually knew him from school and told him to try for the 650 k before they dip lower as very little for sale at present.

Yeah I got told 14 if you rest it and 7 if it’s under offer and that falls through.

That's my understanding - it's to stop EAs gaming the system and manipulating rankings. If the sale has fallen through they're a bit more lenient

How disappointing for this to happen straight away. I do think it's becoming increasingly hard to get sales 'over the line', sadly. I don't blame you for not wanting masses of viewings over the Summer holidays, especially if you were getting very frequent viewings still.

It’s all so painful isn’t it. I can’t remember the percentage of sales that fall through but it’s definitely well over 30%. Stressful all round.

Shouldn"t be stressful for people hoping to buy a decently priced house though?

I don’t think a chain breaking is going to be stress free for anyone involved. Our buyers are about to have a baby in September so I’m sure they are now stressed their buyers have pulled out.

Not sure I understand! For a small percentage of people the selling process may not be stressful.

Not sure I understand! For a small percentage of people the selling process may not be stressful.

Chains are breaking because houses are overpriced, people can"t get the cheap mortgage debt to pay inflated prices any more, this means house prices have to come down by a lot, overall this is a positive for society although no doubt stressful for individuals relying on a house sale.

Pretty sure buyers need they finances in order before even getting to the chain breaking??? We had to prove finances on our last purchase within days of having offer accepted

People can have a mortgage in principle for x amount but if the bank decides that a house is worth less than the offer then they might not get that mortgage if they don't have the LTV ratio needed anymore. Not everyone can or wants to make up a shortfall.

I don't know about that. The Halifax, in its explainer on property chains, gives one of reasons a chain may break as "Rejection of a mortgage application".

Oh how weird....we had to provide mortgage in principle certificate, anyway its stressful for whatever reasons the chain breaks

I'm sure they mean a full mortgage application on a specific property rather than one for a mortgage in principle.

Yes, but your lender could still down-value the property, you could change your mind about over-paying, your buyer"s buyer could drop out for any number of reasons related to costs or sentiment towards the market etc.etc. Just because people have their finances in order it doesn"t mean properties are not over-priced!
