Is anyone on the market but having zero interest?

We put our house on the market a month ago and only had 1 viewing so far :( our estate agent says the market is very nervous and nothing is moving …. Anyone else in the same boat?

Oof, this thread is not filling me with joy and optimism.

We are going on the market shortly...have had one valuation so far, with two more tomorrow. Trouble is, our house is a total one-off, and it is very hard to compare it to others, but I'm staying very much in the "realistic pricing" camp. We are planning to downsize and pay off the mortgage, and we bought in 2009.

Getting onto the ladder is the important thing, it doesn't matter if it's a "tiny flat" (my first flat was small and I could just about afford the mortgage payments on my own until I had a pay rise) - it still puts FTB onto the first rung. Then in a few years, market conditions may have changed and they can choose the right time to upsize if they want to and according to their financial means, anyone in a FTB property whether it's new or in use is fortunate - A nice problem to have. We all have to start somewhere.

ETA with the price of building materials sky high people prefer a new home with a known total cost, that they don't have to do anything to, as it's very expensive to DIY nowadays and getting building work done can become an open chequebook so to speak.

A lot of sellers me included stupidly believe the EA valuation. Not everyone is savvy regarding selling prices.
If you like the 2 up and down property put in an offer....nothing ventured nothing gained

There are loads of price tracking apps that let you see what other sellers are reducing their price by.

There are plenty of historic examples of homeowners being in negative equity, if they purchased at the top of the market and house prices fall.

it isn't a"loss" unless they crystallise the asset. So absolutely people shouldn't sell until prices recover, which they always do. It isn't true that "many never sell" they just have to wait it out.

The bailout after 2008 was a one off, that can"t happen again in a globally co-ordinated way, house prices have to go back to being sensible multiples of wages.

2 weeks and 3 days 6 viewings 2 second viewings 1 offer that got withdrawn 🌝 and the other disappeared of the face of the earth…. 3 viewings again on the weekend. Nada…. Nothing! I was shocked when the agent said 400-425k i feel so depleted😩

We’ve had an offer after precisely 9
long months. I stopped counting when we got to 40 viewings but I am never moving again. Fingers crossed it goes through ok.

House buying and selling in this country is brutal and utter madness. Chatting to a Spanish friend today saying if it goes through quickly we will be looking at end of August. She was astounded and said house sales go through in 2-3 weeks over there. We must be able to do something about how shit the system is over here!!

I do one day a week in an agency, just sold a 2 bed flat, cheap...the only sale we had in over 3 months !!...very little for sale around us now, a lot of the new young couples bought at top prices, if they sold now they would lose money.

Ours sold after 3 viewings within 3 weeks of listing. There were not many people looking though so just praying it goes through ok. It was done up to a high standard which I think makes a big difference to salability given building costs now.

Agree that the slightest hint of any work that needs doing puts people off.

The cost of building work is so high but then this means people want turn key.

I can’t imagine finding a home that is decorated and to my taste. But that is the current situation.

Actually only handle a few lettings, we do a lot of rental inspections for other agencies also, most staff are now part time. We just had a few people pop in as they wanted to sell a few years ago but decided to let out instead but now want to sell as cant be bothered with new rules....but they wont be getting the same original price ranges.

I remember several posts on here from people who were struggling to sell in 2023. A few decided to rent their house out rather than accept a reduction because the market would have recovered in a few years and interest rates would definitely be lower in 2025. I suspect that quite a few of them will now regret that decision. The market is clearly worse in 2026 than it was in 2023 and I expect it will only worsen in many areas.

They came, but they begged to come yesterday and when I pushed back because it was an insect day at the kids school
they said we really want to come before all
the others on Saturday so we don’t miss out. Well that gave me some hope but to hear nothing from agent and hear on doorbell there viewing other houses today had annoyed me greatly 🌝🤣

Thank you so much. Well their buyer has now pulled out!! But they are confident they will sell quickly (we’ll see). So more uncertainty but we are staying under offer and giving them 7 weeks as by that time you can go back on Right Move as a new listing.

i also cannot face tidying my house for viewings over the summer when kids are at home. So we’ll revisit in September an cross our fingers in the meantime.

You are unhappy with them viewing other houses?
