Spring house selling/buying support thread

After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

Looks like my xmas move is in jeopardy. Surveyor saw the estate agent and said there was cavity wall instalation beads found in the attic, apparently the seller had them removed in jan. Estate agent gone into panic mode and organised for a borescope yesterday to check the cavity walls are empty, ive not even had the main survey results yet, so god knows whats happening. Said to dh once the solicitors get wind of that it will delay everything. Plus if there is residual beads left in the cavity they will have to be removed before exchange so we will see. They were professionally removed and the same company has gone back to check. Knew it was too good to be true.

Oh man @2longinthetooth the list of things that can send a transaction of piste is just never ending. I haven’t got a clue about the things you are talking about, but hoping it’s easily resolved for you. Does you solictor need to get wind of your survey? We just had a builder friend look over the property we were buying, if you have a formal survey do you need to share it?

@HouseMoveRound2 not sure, the surveyor i have is very good but depending on the borescope results he may say hes happy to sign it off as good I guess to cover ourselves the solitor will make sure guarentees are in place incase we end up with future damp. Plus because we dont have a mortgage lender who will protect our money its a risk. Guess thats the positive of having a mortgage, they are careful what they lend on. Maybe premature but looking at airbnb for xmas.

@2longinthetooth sounds worrying, but at least you are in a situation where you have the flexibility to be pragmatic if you feel any of the info/guidance you get is overly cautious. More anxiety provoking when you are a cash buyer though!

@HouseMoveRound2totally and you have to use a bit of logic really the house is 35yrs old if there are wall ties that have rusted surely it would show signs of cracking in the walls. I looked carefully for damp areas, no one is living there but it didnt smell musty. I trust the surveyor so see what he advises.

Congratulations @Sadteacher hope all goes smoothly with the move now.
I have had a super stressful week here. Things were moving very slowly and my buyer’s solicitor kept contacting my solicitor who just replied like a broken record that we aren’t in a position to talk about dates as she hasn’t had answers to some of her queries.
No one including me had any idea what the queries were. My buyer started saying she was going to look around for something else.
Finally I got to speak to my solicitor on the phone and she wanted a deed of variation on the leasehold as a certain clause could potentially affect a mortgage application on the apartment in the future. It could have taken ages and I would have lost my sale so I have signed a disclaimer and we’re now due to exchange on 6th November and complete on 9th.
I have made arrangements with a removal firm and I hope it all goes smoothly and I don’t lose my deposit. I hope I don’t come unstuck with the risks I have taken but I had such difficulties about my roof insulation etc and I had come to a good arrangement with the buyer so don’t want to lose the sale. My solicitor was very abrupt on the phone but hopefully we have progress now.

Finally we have exchanged for completion Friday. I was quite flat to be honest! It’s been such a long, torturous slog that I’ve run out of steam now so finding it hard to make the final push to pack. We’ve sat around all evening thinking oh we’ll do the last bits tomorrow.
