Spring house selling/buying support thread

After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

We have a buyer at the bottom of the chain threatening to pull out unless we exchange next week. Next week will be the crunch point. The chain isn’t ready to exchange, still lots of enquiries unresolved.

oh just stressful. Do you think they will actually pull out or they’re trying to get things moving?

How long has your chain been going?
I’m wondering if people’s cheaper mortgage offers are starting to reach an end now.

2longinthetooth · 03/10/2026 14:36

@BraOffPjsOnSee what the seller is prepared to do. If he,s not budging on price then Id let someone else buy it. Like you say the surveyor is only reporting on what he can see. What's hidden underneath, are the joists all rotten, is there any damp in the walls. Plus makes me think of the seller wasn't interested in maintaining something as important as the roof, how can I be sure the rest of the house is sound.

2longinthetooth · 03/10/2026 14:38

@Sadteacherdo you think its bluffing. Sounds like a frustrating wait moan than actually pulling out.

Sadteacher · 03/10/2026 17:27

I don’t think it is bluffing. As the first in the chain, I’ve no idea how long they were waiting before we came along to complete the chain.
I’m fairly chilled about it. We have no urgency to move but obviously it will be frustrating to lose the conveyancing money!

2longinthetooth · 03/10/2026 17:52

@SadteacherObv they have no experience with chains, is it frustrating, hell yes, do people whine, definitely but at the end of the day you have to get over the line. We are going into our 17th week and apart from my estate agents msg last Monday we have heard jack. My buyers buyer were still discussing enquiries as well. It is what it is. we are all at the mercy of buyers, sellers. Plus conveyancing is taking longer than yrs ago.

Sadteacher · 03/10/2026 18:10

@2longinthetooth absolutely, we are only 13 weeks along but I guess the first in the chain could have offered weeks before that. We only took a week to buy our house after we went under offer but no idea how long the people below us took. I was shocked to be copied in to an email with loads of updates, none of which our estate agent thought to share with us!

2longinthetooth · 03/10/2026 18:39

@Sadteachertbh Im not rating estate agents at the moment. It only now they want their money they are giving us updates but before that tumbleweed.

fuzzyman · 03/10/2026 18:56

We found out on Friday that our buyer is waiting for a financial consent order to be issued from the judge. Estate agents made it seem really simple but Google tells me this can take 4-8 weeks. No idea when they sent the order in. They’ve been dragging their heels the whole process, so I wouldn’t be at all surprised to learn it was only recently.

We are 15 weeks in and everyone is in the chain is now ready to talk dates - all enquiries done, contracts signed etc. Except them.

Are we right to be annoyed that this was never disclosed when they made offer? Or at least explained at some point along the chain? Wondering how to play Monday …

2longinthetooth · 03/10/2026 18:58

Im as stressed as hell tonight. we had everything planned out to go into rental until something become available and bugger me the estate agent emailed me this morning with a perfect property. Ive booked a viewing for Monday but we have to be fast, this house will sell fast. So as my husband cant view with me im going alone. Now my mind has gone into hyper drive. All my previous plans are out the window. Im trying to be calm and tell myself it can go belly up but inside im super excited.

Beebumble2 · 03/10/2026 19:01

Oh fuzzyman that’s an awful situation. I am sick of people lying in the house selling business. Where was the proof of funds due diligence? Your solicitor should have ensured that funds were there and available.

2longinthetooth · 03/10/2026 19:29

@fuzzyman thing is peoples financial info is nothing to do with the chain as long as they can prove they have the ability to pay. Its crazy annoying. We were talking about exchange and then our bottom buyer decides to change mortgage lender as rates changed. Full on application, survey the lot, set us back weeks. So annoying.

2longinthetooth · 05/10/2026 18:49

yey we bought a house, so another set of solicitors to contend with but sellers live in France, been reassured they are very responsive. Let's hope so for my sanity.

HouseMoveRound2 · 05/10/2026 19:05

Ahh great news @2longinthetooth fingers crossed it goes smoothly for you.

my Monday optimism hasn’t lasted long unfortunately. Our boundary issue, which should be fairly easy to resolve as there is no dispute, is turning into a farce. The neighbour is a pub, and while they are very clear the boundary is exactly what we also say it is, unfortunately only their estates team can resolve this and sign the relevant land registry paperwork…. and so far our solicitor hasnt even been able to get hold of them to start the the conversation. This is after chasing daily for over a week.

2longinthetooth · 05/10/2026 20:55

@HouseMoveRound2 thanks, are you able to contact the estates team to chivvy it along, ob they will have to deal with solicitor but you can ask them to look out for it. In this game unfortunately you have to be pain in someone's arse so they get you out of their hair 😂 Might work.

HouseMoveRound2 · 05/10/2026 21:25

Have tried @2longinthetooth - the pub is owned by a huge organisation, only way to contact them is through a contact page, which I’ve submitted, we’ve also been going into the pub to get the very helpful landlord to chase (he has to go via their area manager, who apparently has been passing it all on). Endless googling and I cannot find a phone number or direct email address 😭😭

I am not a public complainer, but am currently a hairs breadth from creating a twitter account and embarrassing myself in my desperation 😂😂

2longinthetooth · 05/10/2026 21:30

@HouseMoveRound2aw its exhausting, its hitting your head against a brick wall all the time. Does your solicitor think they can sort it easily?

HouseMoveRound2 · 05/10/2026 21:38

She did seem to, but I think she’s getting a bit worried now that we haven’t had a response in over a week. Originally she said best outcome is it’s sorted in a week, worst outcome is a month. But who knows how realistic that timeframe is :(

2longinthetooth · 06/10/2026 00:10

@HouseMoveRound2thats the million dollar question. That's also where the conveyancing fatigue sets in, living in limbo, no timescale, no responses. We heard last Monday from our buyers that all was ready and 1 week later no one's knows whats going on, rang solicitor this morning for and update, nothing, they did chase yesterday but still nothing. I mean in what job do you work and nothing gets done in a week ffs. Last night I was overwhelmed with it all, just fed up, im crying at drop of hat. Can't be arsed to pack. Pack for what there is no deadline. So yeah I get your frustration. Sometimes the silence of it all is stifling and over powering me mentally. I think im going crazy, its all I talk about is the house. I need to get out more 😂. It consumes you.

2longinthetooth · 06/10/2026 00:22

@HouseMoveRound2just a thought if you've not tried have you looked up the company on companies house. There maybe an email or address for their head office that you can write to.

Sadteacher · 06/10/2026 06:55

It is insane, the waiting, lack of communication….
@2longinthetooth sorry you are so bogged down by it all. It is all consuming.

i think today is make or break day in my chain. Dates have been discussed but there are still unresolved enquiries and as @HouseMoveRound2 can testify who knows how long they will take.
I just want to know now so I can move on with my life!

HouseMoveRound2 · 06/10/2026 07:36

Fingers crossed for you @Sadteacher sometimes drawing a line in the sand forces some momentum.

good shout re companies house @2longinthetooth will give that a combing over today…..

2longinthetooth · 06/10/2026 08:51

@SadteacherAgain with enquiries, what are people asking ffs. I mean unless you are buying a 16th century chateau, what is there to discuss. Im being flippant but do enquiries take this long on a normal house.
Its interesting what info you pick up on your travels. We live in a small community so word gets out. At my viewing yesterday the EA asked who are solicitor was then who our buyers solicitor was. Transpired my buyers solicitor is well known in the property world for dragging out the conveyancing. EA sighed and said she was a nightmare. Great!

2longinthetooth · 06/10/2026 08:53

@HouseMoveRound2no probs, hope it gives you some info.

2longinthetooth · 06/10/2026 10:24

Can quite believe im saying this, solicitor just phoned we are exchanging Fri. Pray ive not jinxed it.
