Spring house selling/buying support thread

After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

@BraOffPjsOn omg what a 24hrs for you, congrats so pleased for you and 2 weeks completion, amazing 🗝🗝🍾🍾🥂

TeddyBeans · 15/10/2026 20:35

Woo congratulations @BraOffPjsOn !!

TheBirdintheCave · 15/10/2026 20:52

@BraOffPjsOnBrilliant news :)

As I suspected the viewers we had on Saturday who loved our house went with the other one they’d seen and also loved 🙄 Always the second choice 🤦🏻‍♀️

2longinthetooth · 15/10/2026 22:31

@TheBirdintheCaveIts all disheartening. We have all pinned our hopes on people viewing. I had zero luck in first month, didnt have loads of views. Then out of the blue we had 2 viewings a week apart. Young couple so I didnt even think they would like it because my house is more classic than modern. Took the dogs out for a walk, they were in the house 10mins, estate agent rang say all done, going through the motions then he said ive got good news, full asking. I nearly fell on the floor. Just came out of no where. Your turn will happen. All houses sell eventually. Hang in there.

Ah so frustrating!
I just kept trying to tell myself that it only takes one buyer. There will be one!

We had a buyer right before last Xmas and then a few days later they called and said they’d found something else and were really sorry etc but after that rush of excitement it was rubbish!

At least you’re getting viewings and they liked it.

Sadteacher · 16/10/2026 07:39

@BraOffPjsOn congratulations!

I would like to exchange today but suspect we will have another weekend of not knowing… Completion date pencilled in for following week so will have to pack some this weekend just in case…

BraOffPjsOn · 16/10/2026 07:53

@Sadteacher do you know what you’re waiting for?
i feel like there should be some sort of electronic tick form which the chain can access to see what’s actually going on.
Fingers crossed you do exchanged today! How is your completion going to go with time off work or will you be in half term?

Beebumble2 · 16/10/2026 08:37

We’re in the same boat as others. Our side all ready to exchange, once more another week, about 6 in all with no further movement. All we get, apart from silence is that the sellers forward move still has enquires. We’ve given up hope of completing anytime in October, possibly might make November.
Congratulations to all those who’ve made it to the end of the process.

HouseMoveRound2 · 16/10/2026 09:18

Things are hanging by a thread here. Unexpected boundary issues with no quick fix mean I’m going to have to speak to the rest of the chain about lengthy delays.

crossing everything that they are willing to wait, but we are 15 weeks in already and should have been completing 2 weeks ago, so I’m braced for the worst.

Have never been so stressed.

2longinthetooth · 16/10/2026 15:21

The no news on fridays hit the hardest, its stiffling to the point of crying. No news here about my onward but I think im getting impatient.
At least the solicitor said he can retain funds for the onward purchase from the sale, the stress of having to chaps that over was just another faff I didnt need.
Ive got 2 weeks to be out of this house and I cant bloody wait, yet the amount of cleaning and packing still to do is yawn! Anyone got a spare fairy wand.
Wishing you all conveyancing dust for next week.

TeddyBeans · 16/10/2026 16:45

Our viewing has been cancelled 🫠

Sadteacher · 16/10/2026 18:25

We didn’t exchange today. Someone in the middle of the chain still has an enquiry about a conservatory. Everyone else in the chain were shouting about we need to exchange today, but it was never going to happen. I almost got swept away in the email frenzy.
Yes the completion date is in half term, assuming we exchange Monday!

Happy weekend to all the weekend waiters! Forever waiting…. X

2longinthetooth · 16/10/2026 18:42

@TeddyBeans aww gutting for your viewing. Onwards and upwards tho, someone will come along and love it.

@Sadteacher The mind boggles when it comes to enquries, what is there to ask about a conservatory and why does it take weeks, hope you will exchange next week.

Beebumble2 · 16/10/2026 19:35

Sorry for your disappointments TeddyBeans and Sadteacher . I think we should form a ‘Mushroom’ club, kept in the dark and fed s**t!
Try to enjoy the weekend, treat yourselves, even if it’s just to a fancy cake.

Just to add the pressure on an already stressful time, dh has pulled his back and cant do jot. I think the dogs have picked up on the tension in the house because they are extra naughty and its a god given with the teen to push the boundaries when they see a weakness. Im back at work so had to leave him yesterday, obv nothing for the house move was done this weekend. Ive the surveyor going in today, im on pins, cant sleep. I just hope theres nothing major flagged up on this house. Ive got to pull a rabbit out of a hat this week to get this house sorted in time for completion day. Shit loads to do.

HouseMoveRound2 · Yesterday 07:50

Sorry to hear life is conspiring against you too @2longinthetooth hope you get some news this week to start alleviating the stress.

we've managed to hold the chain together here, but now starting a heavy bureaucratic process to sort out the boundary, have been advised aprox 2 months, could be shorter if the neighbours are pragmatic but I’m not holding my breath on that. 2 months of this stress might be the death of me!

2longinthetooth · Yesterday 10:56

@HouseMoveRound2 wow another 2months, that takes the piss doesnt it. Your chain are very patient. You need to bribe someone at land registry (joke).

HouseMoveRound2 · Yesterday 12:27

Yes, grateful for a patient chain, although I think we’ve all just bought into the sunken costs fallacy by this stage and are too institutionalised to withdraw 🫠🫠🫠

rootsandwings89 · Yesterday 14:56

We have been trying to sell since March. We had a buyer in May, they pulled out just as we were hoping to exchange, had lots of viewings and one cheeky offer today of £15k under an already reduced asking price which we have declined.

DH and I are thinking of pulling our property from the market and staying put for a couple of years until the market stabilises again. The stress and uncertainty have been horrible these last few months.

HouseMoveRound2 · Yesterday 17:45

Hi @rootsandwings89 weve been trying to move since April so I feel your pain. Just never ending crap and I am exhausted. Can’t face much more pointless bureaucracy or timelines with no definite end points.

Nightmare isn’t it. I think the whole system needs to be looked at, even if we had an offer I’d be holding my breath until we actually exchange because there is nothing stopping them pulling out if they see something else they like more at a later date.

I feel defeated by the whole thing, but we have to be realistic. Because we wanted to upsize the cost of everything has just got ridiculous too.
