Spring house selling/buying support thread

After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

so the first house in our chain have exchanged without checking the rest of the chain are ready, which they are not. Insane. Someone must have promised to move in with family or something.

2longinthetooth · 12/10/2026 19:31

@ThinAir7aw that gives me hope.

2longinthetooth · 12/10/2026 19:43

@Sadteacher if the threat of losing a buyer in this climate probably they agreed to break the chain. That makes it easier for your chain to move on.

Ive just had a msg from the estate agent our buyer wants to put items of furniture in the house prior to completion. My instinct is no, estate agent said no but she had to pass msg on. I dont want to be mean and I know it can be a logistical nightmare when you are working full time. However when I thought about it, they determined the completion date we just said we had zero preference, anything. Perhaps they cant get a remover. Hope this isn't going to cause problems.

Sadteacher · 13/10/2026 06:51

@2longinthetooth I would say no too. Possibly some things if there was a garage or shed. Why do they want to do that?

we are now all having to dance to the tune of the people who exchanged without consulting us over completion dates. Which is silly as people in my chain are not ready, or we all would have exchanged last week. We are not going to partake in any rush to complete unless it suits us.

2longinthetooth · 13/10/2026 07:51

@Sadteacherit says online even putting items in to a garage etc there are insurance implications. Estate agent said they know of a case where someone did it, damaged the door and tried to get the owner to pay for it before completing. People are devious, not everyone but you just dont know who that 1 person will be. My buyers are prob lovely and just struggling to find a mover or doing it themselves. However I cant be naive.

Are the bottom of the chain now asking for exchange or threatening to pull out.

Sadteacher · 13/10/2026 07:55

@2longinthetooth the bottom of the chain exchanged last week. It’s bonkers. Im surprised the solicitors did it. I’m guessing the house above are willing to move in with family. But are now pushing for a date next week when the middle of the chain still have outstanding enquiries.
Fair point about insurance. It isn’t your problem so don’t give it a second thought.

2longinthetooth · 13/10/2026 08:39

@Sadteachertthey can push all they want. They think because they have exchanged they have more clout. However solicitors do what they want or it maybe genuine their buyer was going to walk.

BraOffPjsOn · 14/10/2026 10:45

So after thinking it all might be over and needing to pull out our sellers have negotiated some on the roof issues etc!
So we may even exchange this week for an end of the month completion!

Not even sure how to feel now - why don’t I feel excited?
Just seem to be throwing everything we own away rather than packing currently and looking at insurance quotes without knowing what type of locks are on the doors!

2longinthetooth · 14/10/2026 12:18

@BraOffPjsOn yes the lack of excitement is how I feel, we exchanged last week and i still feel meh! I want to get excited but I know we prob wont exchange on foreward til dec, I do indulge in window shopping online but then its back to reality of packing. So far we have been packing for storage, then packing for rental, now we are packing for storage again, its taken me 4 months to pack and sort, we have had to get rid of large furniture. At the start i was packing sensibly, writing on boxes per room, now im throwing it in boxes, ive not a clue what is in them. Plus its taken a time for us to find an onward so now half of what is in boxes I dont need but am i fuck going back through 60 boxes. We have to be out early nov and ive still shit loads to sort, plus im back to work. This is the most chaotic and the most non feeling move ever.

2longinthetooth · 14/10/2026 12:19

@BraOffPjsOn oh forgot to say well done on the negoiations, fingers crossed for your exchange, its the most stressful time.

Sadteacher · 14/10/2026 17:08

@BraOffPjsOn im the same with the locks on the doors. Sitting trying to make an educated guess!
@2longinthetooth you do make me laugh, are you of menopausal age like me? 😂

we actually have some movement towards exchange today. Doubt it will happen this week, but maybe early next week…

I didn’t know if the lack of excitement was because we’ve made the wrong decision 😂
Hopefully once it’s all done we’ll be happy and forget all the stress. DH is stressed about exchange now and keeps checking emails but I just feel a bit numb and meh about it all!
@Sadteacher whats the movement? Are you discussing dates yet?

2longinthetooth · 14/10/2026 17:51

@Sadteacher 🤣 Menopause how can you tell 🤣🤣🤣, yes im 51 but shoved into surgical meno in august. Its lucky ive not been arrested. Dh has had a tit full but hes also going through his own mid life crisis so we are even.
Sounds promising exchange next week is that def with date or just talk of it might happening.

Can i ask at what point like week did you all get your TA6 form through. Its been a week since we started conveyancing and i know im being a nightmare but i thought ive receive them this week. I want to know what the seller is leaving 🤣🤣

Come on @BraOffPjsOn youll be buzzing soon enough, make it over the line and its like a weight off your shoulders, then youve got the stress of will it complete, dh is saying he doesnt care cos now there are financal penalties, fuck off cos ive just packed 62 boxes.

Dazzlingbungalow · 14/10/2026 18:43

Hi all, I am joining in after a bit of a saga

Accepted first offer beginning of July, offered on the house we wanted to buy, also accepted all conveyancing going swimmingly started to talk about exchanging end of Sept - should have known it was all too simple …mid Sept our buyers buyer pulled out, citing survey issues but refused to provide a copy of the survey, and didn’t want to negotiate on price … estate agent said they were being very shady.

Our buyers still apparently really want our house, but our sellers won’t wait(it’s currently empty and they want a quick sale). So the house we wanted to to buy, our house and our buyers house all go back on the market … we have a few viewings, the last week our buyers then tell us they have a buyer, then next day drop their price on ours , then the next day before we have even responded, say they are pulling out …. Their house is still on the market not showing as sold, so doesn’t even look like they have sold.

The next day we have a second viewing on ours, someone who first viewed the house before it last sold and are in rented. We accepted an offer from them on Monday, and so it is all back on! Two houses, so nice short chain … our buyers want to complete on 20th November!!!

The conveyancing on our purchase is basically done, bar a couple of enquiries… no idea whether the buyers will be able to get everything done in time, but he are apparently very motivated and keen to get it done. The estate agent seems to think it is doable .. we shall see ….

2longinthetooth · 14/10/2026 19:20

@Dazzlingbungalow welcome, that is some rollercoster youve been on. Wow are the buyers cash cos we are in similar situation, we are going into airbnb and we have started our onward last week, only them and us in the chain, our solicitor said there are 9 weeks of conveyancing left for the yr and told us they would try but no promises. I suppose on how quick your solicitors are, they seem very keen. Estate agent told us last week a couple conveyanced in 3 weeks! Non standard construction, mortgage, searches the lot, they couldnt believe it but apparently daddy knew people.

My brother’s entire move (from listing to moving in) was completed in a month. It was insanely fast and I’m not sure how.

My parents are in chain that’s just as short and they’ve been waiting about 15 weeks now x_x Very close to exchange now though!

2longinthetooth · 14/10/2026 20:13

@TheBirdintheCave crazy aint it, awww dont say 15 weeks we have just spent 16 weeks on the sale, i lterally could not cope with it that long again and xmas would delay it further, our solicitors are not back til the 2nd week of jan so exchange wouldnt be until end of jan, id cry.

TheBirdintheCave · 14/10/2026 21:07

@2longinthetoothI really hope it can all be sorted for you before Christmas! My husband is scarred for life by our Christmas Eve move when we bought this place and he’s terrified it’s going to happen again 😆 Unlikely though as no one wants to buy this place 🙄

I think my parents are hoping for early November now that all the contracts are signed. I can’t wait to have them five minutes (instead of six hours) away!

2longinthetooth · 14/10/2026 21:18

@TheBirdintheCaveomg a xmas eve move, I was saying to my dh I wondered if people move that close to xmas. oh god id hate that xmas eve is my favorite day.

2longinthetooth · 14/10/2026 21:23

@TheBirdintheCaveyour home will sell. I think there will still be alot moving in the new yr. new yr new me lot. Alot of people wont look now cos its so close to xmas for conveyancing. We will have to look for an airbnb for Dec if we dont exchange.. Currently there are none in my area so we will have to go further afield.

TeddyBeans · 14/10/2026 21:43

We have a viewing on mondaaaaaay 🥳🥳 first one with our new agent. Not expecting much but it would be nice to get a foot on the pedal again

2longinthetooth · 14/10/2026 22:13

@TeddyBeansaww we will have our fingers crossed for you. Happy cleaning!

@TheBirdintheCaveomg a xmas eve move, I was saying to my dh I wondered if people move that close to xmas. oh god id hate that xmas eve is my favorite day.

It was horrible and our son was only four weeks old so I was also recovering from a 3B tear. Bonus points for it being 2020 so Covid was everywhere 😅 Then the washing machine wouldn’t fit into the kitchen as it turned out they’d built the kitchen units 10cm to the right of where they should have done (newbuild)… An absolute laundry list of things went wrong. I 100% do not recommend 😆

2longinthetooth · 15/10/2026 07:35

@TheBirdintheCaveaww that is traumatizing. Plus your expectation of it being a new build is you can move in and set up relatively easy. Having a new born and dealing with physical changes let alone hormonal changes, my heart goes out to you. You are a tough cookie. No more xmas moves for you. At least this next move your parents will be closer for support.

BraOffPjsOn · 15/10/2026 20:02

We have exchanged!!
After hearing earlier that our buyers hadn’t released enough funds and then hours later that solicitors didn’t have our seller’s contracts and then that they had handed them in first thing this morning. So I’m amazed it’s actually happened!

Two weeks until completion now!
Surely this will be less stressful! Although we’ve just had the broadband arranged and apparently they are cutting us off on Monday??
