Spring house selling/buying support thread

After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

Another day spent almost entirely on chasing up solicitors 🙃🙃

new issues coming out the woodwork, feel like I might lose my mind as they are all things that should have been picked up and resolved months ago. And the solicitors have known about this for weeks, yet even on Friday last week non of them thought to say “it looks like exchanging on the 28th isnt going to happen.

Bloody hell @WWBWBapparently your rage levels must be through the roof. Appalling behaviour from your buyer.

@HouseMoveRound2oh believe me, im moaning. I know how you feel about new enquiries, my buyers buyer is still sending enquires, she offered early June ffs. What she asking. She's buying a relatively new home. What's to ask ffs. This is not necessary surely.

Who are you mentioning prospective moving dates to, your estate agents or solicitors? Our pencilled in date has been and gone now.

Just found out what we thought was the bottom of the chain wasn’t actually the bottom of the chain, and there are apparently some issues there that still need to be resolved. WTF.

@Sadteacher a big part of our current issue is that lower down the chain they had only told their solicitor about a tentative exchange date, they hadnt mentioned it to the estate agent, and so consequently the message hadn’t been fed down and the bottom of the chain had no idea about this date that everyone else was working to 🙃🙃 and obviously this new extra layer at the bottom also had no idea either

Well after faffing about for 5 weeks and a total length of time from offer of 5 months the bottom buyer pulled out late this afternoon.

The only chink of light is that we are buying a new build - the developer will look at whether they can purchase our buyers home in what they call a ‘chain break’

Still a few hoops to jump through but at least it’s a potential lifeline. Otherwise we will unpack and settle back in. Won’t be relisting, we’ve both had enough of the whole thing and need time to settle.

Oh @WWBWBapparently im so sorry, I just can’t understand what goes throught some people’s heads. An appalling way to behave. Fingers crossed your lifeline comes through, but I totally understand why this is your lost shot, what a draining process you’ve gone through

@WWBWBapparently sorry to hear that, even if you were suspicious, it is still a shock. I don’t think we’d relist if ours fell through either.

@WWBWBapparently what an arsehole, he didnt have the money he claimed to have and the estate agent def f up. Hopefully the developer can come through for you. What an exhausting process. Sorry for what you've been through there should be laws to stop this happening.

Thanks all, I’ve had my doubts for weeks, the way he was behaving rang alarm bells. He dodged his solicitor for ages and just laid low the last few weeks.
Why he agreed a completion date of today though I have no idea.
I genuinely think he didn’t have a clue what he was doing - he apparently emailed the solicitor in a panic asking “you’ve not exchanged yet have you” even though he hadn’t provided his deposit!
He was just clueless and the estate agent and solicitor didn’t get involved as as soon as questions were being asked down the chain he would say “I’m feeling pressured, back off”.
So instead of asking questions they backed off and allowed him to call the shots. Wasting everyone’s time in the process.

I hope his solicitor has run up a lovely big bill for him.

@2longinthetooth you said you were south wales valleys? This is where the bottom buyer was from. He’s a property investor and buys to let. Trouble is he doesn’t have the cash flow. Just be sure he’s not also in your chain and buggering about. He may have a couple of irons in the fire around the place. Good luck

@WWBWBapparently ours are couple getting a divorce. Thanks for the heads up tho, he should be named and shamed for wasting people's time, plus the estate agent mind. Its their job to ensure he had the cash. He prob spun them a yarn and because hes a property investor they let it slide.

our estate agent msgd saying bottom of chain are happy with survey, signed all the documentation and sent it to my buyers solicitor so hopefully we can discuss dates soon. I,ll take this as a win today.

Pissed off is an understatement today! New agency was supposed to put us on the market today and they haven't done it! Called them at 4.30 when I got home from work and there's noone in the local office!? Guy from head office answers the phone and all he can tell me is he'll send them an urgent email. WTF!? 🤯🤯🤯

I also hate the photos they've taken (we got the brochure yesterday). I asked specifically not to make it look vast and empty and of course they've picked the vastest most empty looking photos they could possibly have picked 🤬🤬🤬

Don’t go live until you’re happy with the pics. They should get your approval for them first.

There's not a huge amount we can do to make it look less empty though, we sold a load of our furniture before our first buyer pulled out and there's no way I'm rebuying bits to put in a flat we're trying not to live in anymore!

They've only taken each room from one angle as well so there's no option to make it feel more realistically sized by comparing multiple images

Zero progress here. We’ve two issues, first is a boundary issue lower down that seems to be taking a disproportionately long amount of time to sort. Absolutely no progress with that. Second issue is the newly discovered extra layer of the chain, who until yesterday we didn’t know existed, and yet supposedly they still have outstanding enquiries. No one has been able to get in touch with the bottom end of the chain, so absolutely no assurance that they are nearing the point of exchange.

incredible state of affairs considering that since mid August we’ve been working towards completion at the end of September 🙃🙃🙃

@TeddyBeans nothing wrong with those pics, place looks immaculate, all you can be is honest on viewing, yrs ago a buyer messed me about and then at last min before exchange tried to guzunder me. The property went straight back on the market there was no way I was unpacking boxes, rooms were completely empty, I was completely honest with viewers and it sold.

@HouseMoveRound2 aw gosh, that sounds complex, boundary issues alone are a nightmare, how long is your chain? We thought we were in a chain of 3 but found out what we thought was the bottom wasnt, they were selling, so god knows how long the chain was initially. All i know is they completed last week and they broke the chain, so now we are back to a chain of 3. Some weeks it feels there is zero movement and im going stir crazy, then you get a snippet of info.
Exchange was banded around with us mid august but I think the EA was meddling because they want the chain to move faster for their money. Even if we exchange mid oct, completion wont happen until middle of nov. Its draining.

I hate my estate agent. They never call unless my buyer is demanding something. No updates. Patronising answers when I ask them things. Just had to get that off my chest 😂

@Sadteacher snap, the same situation with mine. Its infuriating. So im only relying on solicitor. Its only in the last few weeks ive heard from them because surprise surprise they want their money 🙄
