After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

We’re waiting for the top of the chain to complete. Our buyer’s buyers are getting impatient. We’ve told them to get on with the paperwork as we know that takes ages. We may have to move out into rented or family if the people above us don’t. It’s very hard when someone can’t find a house I know you can’t magic it up. I do think the people at the start of the chain are probably being unrealistic but equally you can’t wait forever. Argh!

No movement today on the outstanding queries despite a lengthy phone call to escalate. I feel the dates will slip but will await further information tomorrow- frustrating!!!

@tfu crossing my fingers for you!

Estate agent for the house we are buying thinks our 10th July goal is unrealistic, so now I’m worried our buyers will pull out. Going to talk to the removal company about how much it will cost to store our stuff for a couple of weeks in the worst case scenario.

We’ve had an offer accepted on a house we like and we are sold so it’s all systems go. It’s been nearly 30 years since we last bought and that was all done and dusted in 6 weeks!

So what do we do now? I have told our solicitor we have found and can now proceed, I assume they will now send me forms to fill in about my property? We will need to instruct a snagger rather than a surveyor as the property we’ve bought is only a few months old, albeit ‘second hand’. Or should we still have a level 2 survey?

Hoping we will be guided by the solicitor/ EA as we haven’t got a clue!

This morning it was all looking a bit flimsy but I put my project management hat on and did some calling around various solicitors and my estate agent and proposed we slip the date as still some outstanding queries. Then as if by magic all seemed to fall into place - my agent called my buyer and my solicitor to nudge it all along, the enquiries came back and we have a fallback plan if still an issue and the upshot it my packers are booked for tomorrow and we are cautiously looking good for the original date of the 2nd July. Still plenty of ways for it to go sideways but I think we have a way forward. So I’m packing a couple of suitcases for stuff we need immediately and fingers crossed we can exchange and complete by Thursday. Cautiously optimistic on this side… please pray to the conveyencing gods!!!

We still seem to be waiting and not hearing much! Survey was a couple of weeks ago.
How long after you had surveys done did you hear from your buyers/solicitors?

Our searches are all done but might be some enquires but haven’t heard from our solicitor - do they usually say if there are many enquiries?

Feel a bit lost not knowing anything…

My mantra was no news was neutral - survey on my house was later in the process and I got feedback a couple of weeks later.

Yeah see I thought we’d probably hear something by now and then I’m trying not to get my hopes up that there will be no fuss from the survey! Nothing wrong with the house but they are FTB so you never know what could spook them!

The estate agent? They claim to know nothing and are less than helpful.
We were about to drop them when we got the offer so have been stuck with them - never again!

They have had an unexpected job move and have no choice but to move with it or be jobless.

@WWBWBapparently I would ask if they had a snagging report when they moved in and were all the snags rectified. Check you are covered by the new build warranty still.
Is it a large building company or a small local one who built the house? There are lots of facebook pages for new build estates. I’ve joined all the ones for the are we are buying and they are proving useful reading!

They did have an independent snagging report done and all snags have been rectified. I don’t want to waste money on a level 2 survey if it’s not necessary but at the same time it’s a big purchase and peace of mind is important.

It’s persimmon, I think we are still covered by them for a short while and obviously have the NHBC warranty.

After the sale of my probate house taking the best part of a year, with loads of setbacks and delays. I’m now in an absolute whirlwind of a purchase. Put the offer in on 8th May, exchanged 26 June, and will complete end of July.

Can’t quite believe it is happening.

Everything is better this time, went with a different solicitor and it’s night and day, so organised, I feel like they’re spying in my brain as any time I’ve thought I better check in, I’ve opened my email and found they’ve already answered.
Also paid a mortgage broker as I’m a contractor, and it was money well spent for me, they did everything and there was no back and forth with documents, no chasing, the offer came in within a minute of the valuation, catching us all by surprise.

The worst part has been trying to sort and pack in the heat. Just need removals quotes now and get that booked, have my rental for a few weeks after completion so don’t have that all on one day stress.

Wishing everyone a smooth journey. Hope buyers appear when needed, the right houses come on the market and surveys don’t turn up nightmares.

There’s stuff everywhere that I’m sorting for charity/tip/friends… and I have a pile of tents and sleeping bags from scout camp. 😭

Oh my goodness - today has been a rollercoaster.. there was an issue which was preventing everything from going forward and until 30 mins ago we were stuck unable to go forward with either transaction but I just got a call to say all now sorted and we will exchange/complete tomorrow. I’m in shock I think… but a good result!

ARGH!! Solicitors forgot to send us a form that needs to be witnessed. My husband is abroad until the weekend 🤯🤯 Not exchanging this Friday then 😭

Is he there on business? Can he get someone to witness and then email it to you?
