After quite a lengthy time on the market I finally have an offer on my house and have had an offer accepted on a house I want to buy. I’m feeling a bit uncertain it will happen with the current financial situation and wondered if anyone else in a similar position wanted a thread for a bit of moral support?!

We’ve instructed solicitors, filled out our TA6 and TA10 forms, applied for a mortgage and have some documents to send them… I then find the next bit the hardest bit about buying and selling when you have all those uncertain weeks with searches/surveys etc and it could all fall apart at any minute!

We are backwards and forwards with an offer at the moment. Would work out well as we have a quiet weekend next week to look at properties ourselves if we can agree a price. 🤞

We're a bit worried that they're dragging their heels, as they're moving into a new build / major renovation not ready till November, and are meant to be moving into rented for a completion asap.

this is very likely the reason they are dragging their heels. Every month delayed is one less month to pay rent on temporary accommodation.

we are faced with the same problem, because the house we are hoping to buy doesn't even have foundations down yet, however we are clear that we're not going to be the ones to mess our purchasers around (when we are lucky enough to get one!).

Pleased to say we have accepted an offer 1% under our asking price. I do think we priced realistically: hence being under offer in about 7 weeks. Slightly stressed about the process though. It’s never a smooth one!

My parents house has sold 🥳 Very short chain too. They hope to be down south with us by August.

We’ve had four viewers in four weeks but no offers. Lady who said she wanted a second viewing ghosted us 🤷🏻‍♀️ And now the estate agents want to lower the price… 🙄

We have just accepted an offer on our house, but there is literally nothing coming onto the market in our budget that we would buy…. I’m hoping it picks up a bit!! 😬

I really wanna move in order to renovate and consider family. But I don’t wanna put my lovely little house on the market and have this same issue! I feel I would be messing people about

Currently in a pit of despair after the buyers of my in-laws property have pulled out, so panicking our chain is going to implode again. This is Groundhog Day for us as our chain imploded at this time last year and it took over a year to get back to this place again. Starting to wonder if this is ever actually going to happen 😭

It's very hard to be able to get on with life when you have house selling and buying going on in the background @HouseMoveRound2 it's so unsettling. Fingers crossed that things get back on track soon, so your chain doesn't break completely.

I have a buyer but so little faith it will go through that I haven’t even viewed any houses yet. I am going to going in rental for a while though.

We had our enquiries back yesterday about our flat. One of them was about our private loft space. Apparently as it's not mentioned on the lease, they're worrying about not being able to use it... The private loft...with a hatch in our private hallway...that has big ass brick walls between us, the only other flat we're directly attached to and the communal loft area...the communal area has it's own loft hatch IN the communal stairwell... Yeah, definitely need permission to use that 🙄

Of course, we have no written permission so that could drag out if it's insisted upon to have written permission...

Still waiting for the management pack but once those bits are resolved, we'll be pretty close to exchanging on the flat at least.

The house we're buying on the other hand! We're in contact with a specialist builder about the wall tie situation. We've kinda decided if we know what the situation is with the wall ties and the electrics, we can deal with the rest later on. Still would like to know how much the lintels and repointing would be at least so we can renegotiate price as those should have been sorted already but will have to see what we can do once we have some more info.

Sorry to hear your buyers have withdrawn- such a nightmare! I had this the last time round which is why the transaction took forever but got there in the no end.

This time round we are looking to exchange on 1/7 and complete on 2/7 but annoyingly a couple of queries are awaiting response from the management company so I feel like a delay is likely. I’m decluttering like mad and have packing service booked in any case. Tricky cos I’m downsizing so a lot of furniture can’t be taken with me but I can’t get rid of it until the last minute.

Praying to the conveyancing gods that everyone gets a smooth passage through their sake/purchase!!

We finally exchanged on Fri. Completion set for three weeks' time ish. Our solicitors have been hopeless at every turn this week - so many silly mistakes or not explaining things properly.

We are just in the waiting game - our buyers have had the survey done but we’ve heard nothing - is that a good sign? How long after the survey do you tend to hear anything?

I’m exhausted looking at so many houses this weekend. As we are relocating an hour or so away, we can only look at houses at the weekend. I feel a bit rushed.
The chain below us has been waiting some time I believe, though we only sold a week ago.

Seems they can’t get a mortgage on their onward purchase. No other details, but that means they just don’t want to move any more.

We had that on the last house we tried to purchase. The vendors had remodelled a barn and they fucked it all up. We were really far into the purchase process when the mortgage provider pulled the plug as it was unmortgageable. They put it back on the market four times, never sold it and ended up renting it out instead. It’s really frustrating you can get so far into the process and spend so much money before uncovering these things. It was so stressful we also withdrew from our sale and here we are two years later instead. This time we will go into rented if it all goes to shit but we weren’t ready for that possibility then.

Exciting to hear some people are close to moving in.

we posted our signed contracts Friday, so they should be with the solicitors today. Hoping to exchange this week. Our buyers want to move a bit earlier than we had planned so we’re hoping the people we are buying from are flexible too!!
