Feel free to critique the listing, we had a fluke viewing the day after it went live and radio silence since... Would love to sell, the kids need their own rooms and we desperately want a garden

10k under asking, we've accepted! Not going to sniff at that when there are other flats for sale for that much!

We viewed a bungalow that needed a whole load of work doing to it but neighbours came out and said that an offer of 315 had been rejected so we wouldn't stand a chance of being able to do the reno we would need to do. Got another house booked in for Saturday - up for 350, hoping they'll take our max of 335 (without using any of the 40k from DPs parents) but willing to up it if necessary. Apparently there's someone viewing it right before us

I'd love to but we took a friend with us who just happens to be a builder and he said we're easily looking at 100k in reno costs. It's only a 2 bed as well so would need an extension for us to have the life we were envisioning. So after all that, we're looking at having to spend 420 (320 is what we were told they were hoping for plus the reno) whereas we can get a ready to go house for 350. It's a no brainer really

Ok, IMO 150k to maybe at a push 175k would be the limit here though, not even sure if local wage covers that now with COL and upward pressure on rates?

We are, our buyer lost his job so everything collapsed. The 200k flat is an ex rental, the landlord's finally given up trying to find a new tenant. The flats that held their prices around 230-240 have been the ones to sell. The one that has reduced from 240 to 225 is still on the market. We're not hopeful but gotta try

Sorry to hear that @TeddyBeans. Unfortunately I imagine you're probably going to have to drop your price now as things seem to be going from bad to worse selling wise.

We're along the coast a bit - westward - from you and the only properties that have gone sstc here are those that are priced to sell, ie, one house at 340k (who's nearest competition is on for 400k). That one sold in less than two weeks - and at the other end of the scale, one on for 1.5m went under offer in a month (similar houses are on closer to £2m). Otherwise, virtually nothing is shifting, particularly flats, unfortunately.

What's happening with your onward purchase? Have they given you a grace period to find a new buyer?

@LibertyLily nope! Their agent called us 6 hours later to say they were putting it back on the market so we're £1600 down on various fees and things for the house (and for the flat but we can use that within the next 6 months) and back to square one. I can't wait for them to bring in the Scottish property laws, it makes so much more sense for the sellers to have a selling pack rather than the buyers having to fork out for things that could quite literally become redundant in seconds

Unless you are priced to sell there is little point of being on the market, because a "market" means buying and selling?

My most annoying issue at the moment is our bedroom. Because everything seemed to be moving along nicely, we started selling furniture that wasn't going to fit in the new house. Amazingly we managed to sell all 3 bookcases to the same people but now we have an incredibly empty wall.

The boxes are in the process of being relocated (I'm deep cleaning again) and we're repainting the wall to fix the colour variations but should we leave it empty or attempt to rearrange the furniture? I don't want to obscure the window at all if I can help it though. Thoughts??

Assuming you're removing the boxes entirely (to the garage/storage?), I'd just put one or two nice large pieces of art on the wall to add some colour...maybe something with flowers as a nod to your curtains.

Are you getting any viewings since your sale fell through?

Well it's nicely presented but is it really worth £40,000 more than the near-identical flat in the same block that is being marketed at £200,000? You have a nicer more modern kitchen so make the kitchen photo your "main" cover photo.

Are you getting any viewings since your sale fell through?

The boxes are going to my parent's house to be right out of the way and somewhere with a remotely steady climate (loft is a sauna, garage gets damp). Good shout on the pictures, might be the way forward!

No joy with the viewings. Our agents said they were struggling to get any enquiries on any of their flats at the moment. Game plan is to hold out until the ex rental next door has sold and then we stand half a clear shot at finding someone when we do reduce the price. Don't see the point right now when we can't compete with the 200k flat - just needs to wait til it buggers off
