It wouldn't work anyway cuz DP doesn't want that much debt on his head. We both work, have two kids and really don't have time or money to be landlords. If anything happened to the flat we wouldn't have the money to replace what needed fixing

Morning all! We got back last night after two fun filled days at Alton Towers ❤️

On the flat front, we were going to email the current agent on Thursday to say we wanted out and lo and behold! Thursday morning as we were driving up to AT's main entrance, I received a phonecall! We have a viewing booked for Tuesday afternoon 🥳 @Maggie1998 is it you??

If nothing comes of this one we're going to go ahead and switch agents but I'm keeping my fingers, toes and everything else crossed that we can shift it and move on!

Another flat (not in our block but nearby) sold after 69 days on the market - got an email from Zoopla about it yesterday. Today is our 44th day so still well below average time on the market which I think is 150 odd days for a 2 bed flat around here

The cynic in me thinks that it is your current estate agent pretending to have a viewere as he has probably read your thread because he will have seen that the number of views on RM would have increased dramatically since you posted.

Quite cynical yes, but more realistically a viewer and their offer don"t mean much if the lender doesn"t agree with the valuation.

Whelp if the magical viewer was real, the agency haven't given us any feedback today so still in limbo 🥳

If the partner works full time then I don't expect to have anything booked until Saturday earliest I guess. We haven't seen any of the neighbours that are also up for sale to ask how they're getting on which is annoying as I'd love to know

Nothing over the last few days or for today. Unless the partner is in another country, I don't think they're coming back. Either way, I'm scheduling an email to send on Monday morning to give notice. We're considering giving up entirely for now as the mortgage rates are looking increasingly unhealthy and there are very few properties around that would work for us atm

Sorry to hear you're still not sold @TeddyBeans, but what you're suggesting probably makes sense at the moment. I'm still seeing lots of houses coming on in our wider area along the coast from you (Angmering, East Preston, Rustington etc), some of which are over £1m. I can't see those selling any time soon - those that have been going sstc quickly are more in the 350-450k price bracket and they've been projects with potential to add value.

It's so frustrating with regards to the viewing though - when we were last selling (2024, in rural Wales), we had a buyer who'd supposedly driven all the way from London to view. He came alone - despite telling our EA he had a partner (and older kids) - which seemed ridiculous imo as they'd have had to make the journey a second time for her to view. Suffice to say he was never heard from again.....

So DP called the agent today and she's as miffed as we are that the viewer ghosted everyone after the viewing (cynical mind is still floating around there tbh, seems very suspicious) but we have officially given notice. Last day with them has been confirmed as 9th May.

Currently we haven't decided if we are going to have a go with the other agent or just naff it off completely for now until things settle down. I shall keep updating the thread every now and then if anyone is interested but otherwise this is me signing off.

@TeddyBeans we had no luck over 2 years selling my late dad's house with regular estate agents. We moved to a recommended independent guy with https://exp.uk.com/ and the new owners are now enjoying their new home. He was a pleasure to work with and was really on it - because it's his business. We're not close to you otherwise I'd have no hesitation in recommending. And that's not something I've often said about estate agents!

Things are going from bad to worse here. DPs been onto a new mortgage advisor cuz the one we were recommended and have been attempting to get sorted with is as useful as a chocolate teapot. She's said with current mortgage rates, we're looking at comfortably being able to afford a max of 325k now instead of 400k we were told before. That leaves us with very limited options with regards to moving on.

The agents magically pulled another viewing for next Wednesday and honestly, I don't even want it to happen cuz if this person makes an offer, we're gonna look like right twats rejecting it because our advisor couldn't pull his finger out of his arse and get the MIP sorted before all the mortgage rates skyrocketed.

Idek if the MIP would have even stood if the mortgage rates are changing so much - would a MIP from say February still be valid now? Or could applying for the actual mortgage still come up with a massive shortfall? Not that it really matters cuz 8 weeks into this stupid process, we still don't have a MIP! 😤😤😤

Roll on the 9th when the flat comes off the market

Sorry you are having problems! It’s so difficult buying and selling. You may find that when you put it back,on the market at a later date prices have fallen so you can then afford a move,

What a pain @TeddyBeans
It wouldn't have made any difference wrt the mortgage broker as you can only secure a deal against a specific property and you obviously aren't at that stage yet.
As @Advocodo says, hopefully the prices of houses will have fallen somewhat when you are ready to try again. In the meantime, save as much as you can.

We had a viewing yesterday (don't ask me why, I don't know) and he wants to come back next week for another one 😭

If this had been 6 weeks ago I would have been over the moon! Now I'm miserable cuz we're unlikely to find something that will work for us in the long term.

DP has worked out we can get up to 360,000 if we borrow 40k off his parents (very last resort) but even that doesn't get us a whole lot. I can post some links to houses we have been looking at up to 375,000 if anyone wants to have a nosey?

These 3 are the top top ones of the available choices. I absolutely love the idea of the chalet - the loft room would make an amazing playroom but they haven't long reduced to 375 so I doubt they'd take much lower than that at the moment.

The sensible choice would be the terrace house as it has driveway, garage and a large garden but the house for 330 is in a more accessible location.

The kids school is right in the middle of all 3 of them and I wouldn't want to move them unless there was no other way
