These 3 are the top top ones of the available choices. I absolutely love the idea of the chalet - the loft room would make an amazing playroom but they haven't long reduced to 375 so I doubt they'd take much lower than that at the moment.

The sensible choice would be the terrace house as it has driveway, garage and a large garden but the house for 330 is in a more accessible location.

The kids school is right in the middle of all 3 of them and I wouldn't want to move them unless there was no other way

I like the one selling at £330 and that’s more affordable for you than the more expensive house, I believe?

The house selling for £325k is on a big council estate, right? If so I wouldn’t consider it (but appreciate others will feel differently).

Funnily enough, the £325K one is in a lower crime area, closer to the "real" Worthing, and has no significant noise issues unlike the others. They were cheap for a reason.

We would definitely have to borrow the 40k to get the 375,000 one and even then we'd be 15k short if they don't want to go below that asking price. It's been on the market for a month or so and already reduced from 400,000 to 375 though so they might be of the mindset of just getting it shifted. The downside then would be not having anything left in the pot to do it up.

The 330 one is on the edge of a large area of council housing. Where we are now is on the opposite edge of it 🤣 it's never caused us any issues so it wouldn't be a concern for either the 330 or the 325 house. The 330 house has a smaller garden and DP is concerned about the bulkhead in the smallest room which the 325 house doesn't have due to stairs placement.

My biggest gripe about the 325 house is the lack of transport nearby (one bus does go straight out the front of it but it's a 2 an hour route) and it would take 20 minutes to walk to the nearest train station. The other two also have convenience stores <5 minutes walk away but the 325 one would also be a 20 minute walk. We're very good at forgetting milk so we either need to be near a shop or more organised 🤣

Typically, I much prefer the bungalow/chalet @TeddyBeans, but I'm a sucker for an older house, having never owned anything newer than Victorian 🙄

It's really hard to tell with a probate type house whether the vendors will be keen to shift quickly to free up the cash - or will hold out for top dollar. If it's a deceased estate rather than someone gone into a care home, they'll possibly be less inclined for it to hang around. Although there's always exceptions...such as the experience we had in 2024 whereby the house is still for sale now! We actually bought a deceased estate (end of 2024) and whilst it was priced fairly realistically, the executors were quite inflexible with regards to negotiating...but the market was different then, obviously.

Of the other two, I like the 330k one better...imo it just has a nicer feel looking at the pics.

I got bored of waiting for these mortgage brokers to do the MIP so had a go with a couple of online ones. A certain green coloured bank with a black equine logo has said we could get a property up to 375,000 with them! No idea what the repayments would be but at least we potentially have a bank to back us!

The same thing that happens if we stay here and the rates rise. We adjust our outgoings to cover the mortgage...

To be honest I like the cheapest one best and the most expensive one looks a complete money pit unless you have £60k to spend immediately

From when you purchased it to now , the price increase seems high . I agree it's tidy & well decorated but can't see where you have added value to it unless your area has had a big price increase .

The people in your block who're also trying to sell just aren't budging from their mindsets, are they? You and another owner are still holding out for £240k, one other reduced yesterday to £230k, someone else reduced a few days ago to £235k even though you all know that last month a two bed flat in that block sold last month for £210k. This is a terrible time for trying to sell flats, the worst I've known it. People here are sometimes quick (and inaccurate) to say on threads like this "It's the price" but in this case it really is.

I do appreciate you're in a sticky position, though.

We're just waiting for this second viewing and it's still down to come off the market on the 9th may so didn't see the need to change the price when it's got to the point where we don't really want it to sell because the choices we have to move on are so limited. I'm really nervous this viewer is going to make an offer on Wednesday

Over 1k a month on a 30 year mortgage at still very low rates? Sorry, these prices just don"t work for me, the bubbly prices they have been selling at is down to cheap lending, the prices need to come down a lot more.

You are not in the market to buy though, are you? You are on every single thread talking about an impending bubble burst and crashing prices. Do you have an agenda of some sort? You have been talking about the doom and gloom of the property market for years now.

Once you post on a public forum you have to be open to some sort of reality being discussed, you keep bumping the thread, I don"t think that many people are interested TBH.
