Another quiet weekend... Have spoken to DP about dropping the price but he doesn't see the point if the 220 flat isn't selling for that. So we sit and we wait and I get increasingly more frustrated 🤷‍♀️

Is the other flat at £220 as good and as well presented as yours? I realise that is subjective. A top floor flat with a sunny aspect like yours should be worth more.

Your flat looks great but personally unless the leaseholder also owns a share of the freehold I would never consider buying a flat.
I can't see anything on the listing which indicates that you would have a share of the freehold?

That’s because the flat has the unattractive leasehold tenure (stated in the listing), one reason of many why the flat won’t shift at £240k. The number of leasehold flats on sale at the moment is crazy high. Nobody wants them unless they’re really cheap.

I think the perspective of the blocks in this listing is much better than the one on yours. Think about changing it.

Might not be a deal breaker, but I think it gives a better impression of the development overall than the opening pic in yours.

Even if it was really cheap you're still exposed to exploitation from the freeholder which surely makes it a liability and not an asset🙁

The gardeners came on Friday and tidied everything up really nicely plus the cherry blossoms are starting to bloom out front! I might see if they can come and take a photo that highlights how nice the grounds are now the weather's improving as well

Great idea! I just like the pic in the link for the other flat showing the name of the development. But if another pic of what you have already show the glorious cherry blossoms out front, that might make all the difference too. 😊

The outside shot lets the listing down for starters. On streetview the block(s) look much less utilitarian and more inviting with some nice landscaping. So a decent outside shot is needed and another indicating your actual flat is always helpful. Do you have any decent views from your flat? As it’s a top floor flat some photos of the views would give an idea of living there.
The rooms look lovely apart from the living room. Pull the furniture in and put a rug down and add a plant or two. Is it possible to put a table and chairs in here? If so I would be tempted to change the breakfast room back to a balcony. Never underestimate the attraction of an outside space, especially if it’s staged well. I must admit I would never buy a flat without a balcony.
Haven’t read all the details but is it worth mentioning the proximity to the sea? Especially if your target market includes people looking for a holiday home or let.

The names are on the front two blocks and it might be deceptive to use a photo like that as we don't have it on our block. It doesn't hurt to ask though!

The view isn't the best tbh, we have the bin store directly outside and then the carpark for the bowls club behind that. The view out of the kids room is nicer as you can see all the houses and the gardens in the foreground and then the south downs in the distance.

I might ask to have the living room reshot. The lens they used makes it look stupidly long and it really isn't. If they load, I've attached two photos of our living room as it is right now, one taken with a 0.6 zoom and the other one at 1x zoom. You can tell the difference

It'll be interesting to see if that one sells now @TeddyBeans. I'm guessing you've not had any further interest and your DP is still reluctant to drop the price of yours?

Spoke to a different colleague today who also has a flat for sale (different town but still nearby) his is up for 235 and he says they've had lots of viewings but no offers... We can one up him on outside green space and second bedroom size so maybe that could be the sweet spot for us 🤔

I’m in a totally different area. Weirdly flats are struggling to sell around here too
a neighbours house sold within 2 weeks, yet my neighbours flat has just sold at auction for 55k (2 bed, 2 bathroom)… I could cry as I’m due to remortgage

If I recall correctly, your flat was around the P75 level when you bought it (25% of flats were more expensive in your area)

Using Area360 profile find your colleagues P75 level for where they live. Yours in 2025 was £221K (hence my suggestion that £220K may be a more enticing price for yours).

If your colleague's P75 for flats is, say, £251K - suggesting a stronger market than your £221K - then that gives an indicative 13.5% higher prices for your colleague (251/221 = 1.135....). So to get your colleagues equivalent price in your area calculate 235/1.135 = £207K. That could be why they are getting more viewings even though the flat isn't as well specified as yours.

I was a bit shocked when I saw this ad as another almost identical flat in your block is £30k less. I was just wondering what yours has that that one doesn't. I apologise if this comes across as rude, I don't know how else to write it.
Also, how noisy is it round there, do the walls have good insulation to keep heat in and noise out for example. Any planned developments nearby? What are the neighbours like?
When is the next annual service charge, and ground rent review?
And a big thing is what are utility costs like there?

You never know I may be coming to view this one soon, just got 3 others to go see first then I can look at viewing this one too.
And again, I hope I wasn't coming across as rude I'm a first time buyer and new to a lot of this.

It is practically identical! I haven't looked at their listing for a while but the only difference is I believe their bedrooms are next to each other while ours are either end of the flat. We also have the larger balcony space rather than the utility space which is at least half the size of ours. There's the added benefit of having a huge loft space so storage isn't an issue for us whereas the other flats if they aren't top floor don't have much in the way of built in storage.

The lady selling that one is looking for a quick sale which is why it's marketed cheaper. We had 3 valuations all for 240, one of which was the agent that she's on the market with so she would have received the same valuation.

We only really need the heating on for end of November through to end of Jan as we get quite a lot of heat through the floor (another benefit of being top floor). We replaced the boiler in 2024 so it's very energy efficient and everything heats up really fast. I don't know if the EPC really reflects that, not sure if we can actually pay for one while the old one is still valid, EA didn't say it was important so we didn't.

I can't say about insulation as I genuinely have no idea but we've never had an issue being cold or too hot! We can hear the neighbours downstairs sometimes but we aren't directly attached to other flats so noise is minimal. Neighbours are all lovely! There's a family in the flat on the north side and a couple in the flat on the south side, middle floor has two families and I believe the other flat that is up for sale is a single older lady, bottom floor has one vacant (family of the occupant travel down occasionally from London to stay for odd weekends) one single man and I believe a couple in the third. They're all lovely, everyone's friendly and we've never had any issues with anyone!

Service charge is paid twice a year in March and October which softens the hit a little bit! We put it away each month so it's ready to go when the bill comes in. I've checked with DP and he said £130 gas and electric and £60 water. Council tax is £159 this coming tax year. I don't know when they review the service charge but it has never increased significantly while we've been here. The ground rent has always been £75 and it's in the deeds as such so they can't change it.

Every flat has a garage (except one weirdly, and another that appears to have two, no idea) but ours is in a corner so you can't park in front of ours. There's a strip of unallocated but residents' permit parking along the main road and there's also a layby out the front of our flat. You can see it in the external picture on the listing. Most people park in front of their garage or on the main strip.

There's a new build development over the other side of the railway (bellway Elizabeth square) but there's nowhere else to build nearby so nothing should be affected. We have a lovely manor house that you can see from the living room window that is part of the local fitness group and it's also a wedding venue. We've never heard any noise from there and even though we have a pretty busy road out front, we don't hear any road noise either.

Hope that covers everything! Please do ask more questions if you think of anything else! We are also open to offers so please please don't be put off by the price. I promise we're reasonable humans!
