Depends on the decor.

Paint is easily remedied, wallpaper less so but still not too expensive - and both could be done over a weekend if needed. Tiling would cost thousands and generally isn’t something most people could do themselves either and you have a downstairs that would be very expensive to renovate.

Most people who are paying a million for a family home aren’t going to want to spend thousands on top, and the tiles you have aren’t particularly friendly for families with toddlers who will be learning to walk or still in the rough play stages.

We are buying/selling. Serious buyers can see past decor but it is a bit gaudy (no offence) and the hallway looks cold/uninviting. And it’s a usual house that won’t appeal to the ‘masses’. Remember that most buyers in this price bracket have a pick of many areas if they commute to central London. It’s a sluggish buyers market atm - if you want a quick sale, drop the price significantly, create demand via silent listing and open days and accept the best half decent offer. Or accept it might take a while (over a year in some cases) to sell.

What led to to your current asking price (or rather to start off at 1.1m)? It’s so far adrift from the online estimates, even though they are notoriously not to be relied on wholly.

Looking at the house that recently sold near you that was on for 1.1m I can see similar square footage, and it’s a semi, but other than that the other house has a far better layout for many people with more usable space which will raise the price of it.

I find the way it’s been extended very strange. Why the long thin reception room which wouldn’t work as a dining room, and the only family bathroom being downstairs, and having to get to the garden via the garage? Why does it have two different roof types which make it look like a semi, and the narrow bedrooms and sloping ceilings? I can believe it has been a happy family home and some of the decor is lovely but it wouldn’t be my choice if a house with a more conventional layout was available.

put yourself back in your mindset when you bought it

  • the extension had been done by the previous owners so what attracted you to that layout with the compromises many have mentioned regarding room size and layout?
  • how much of the current decoration is your personal taste, particularly the floor. What work have you done to it to justify your price expectation?
  • who suggested £1m price tag for a property which, frankly, in the current market and against current or recent competition, does not sit well at that price point?

I have always felt this way:

Shabby decor, I can fix

Immacculate decor that would take tens of thousands just because it is not to my taste - a waste of money. Smashing floors up is not a fun job. I can see the appeal of easy cleaning but I like wooden floorboards or carpet. I would not want to smash up an immaculate house. Esp when someone else may love it that way.

For me it’s way too shiny and would need a full refurb. And can get lots of £1m+ houses that don’t have sloping ceilings. And the neighbours are right there. Hope you find the right buyer pronto op!
