Kitchen at the front with no direct access to, or view of, the garden.
Long narrow bedrooms and one of the reception rooms.
No upstairs bathroom.
The garden looks small.
A car park rather than a front garden.

Not familiar with the area for pricing so won’t comment on that. The wallpapering in the bedrooms jars a bit with the sloping ceilings for me. I’m not sure how you’d get around it. Does it also have quite a large flat roof? Having seen one of these fail quite spectacularly I would avoid. Decor wise it isn’t my taste - I like something more cosy but that’s subjective of course.

If the A2 is twenty minutes walk away then that's about a mile. I'd worry about road noise.

OP, I'd be tempted to put a planter trellis down the back end of your garden so the harshness of the tapering isn't so obvious/jarring.

I think it looks nice but the photographer has obviously used a wierd camera lens that distorts the rooms a little. I always think that is a device used to hide how small a room is - whether that's true or not.

hmm, the problem about suggesting comparatives is how to compare "value"
That actually sold for £100,000 more than OP's asking price

I fully agree with you re style preference, but as yours is a semi and OP's is detached that is a significant (£) difference.

When I went looking for comparatives I found this which is 200 meters from OP's. It is, like OP's, heavily extended, but remains traditional (no roofline!). You get 5 beds for £100,000 less but it is a semi and on the "main" road rather than OP's side road. Nonetheless I'd view that first then might look at OP's second

@Wot23 personally I there is a lot more than 100k difference but it was more because I
prefer a traditional shaped house with front door at the front, normal roof as opposed to a pitched roof & 1m I want a proper kitchen diner across the back.
I never get the obsession with detached that you see on MNs but maybe it's because I am a Londoner so would always take the better house as opposed to whether it was detached or not.
I can see why you linked the one you did but the millions of spotlights grate on me, I would have to redo every ceiling 😆

I'd be surprised that the owner renovated and decorated yet left the artex ceilings. It's really dominant in large living room.
It should have been removed before doing anything else

It feels very unconstructive to say this in a sense but if I had 1m to spend in SE London it would have to be an absolutely incredible house for me to spend that money in Eltham. And this wouldn’t meet the mark I’m afraid.

I think it’s a matter of waiting for the ‘right buyer’.

It looks v well kept and in good nick but some of the things that are not to my taste or preference for function (shiny black kitchen tiles etc) would be a big job and expensive to change. But someone out there will love it.

Also, for me, the extension hasn’t really been done in the best way: A long reception room 7’ wide. A full downstairs bathroom.

But it’s all about preference and individual use.

Close to Eltham Palace and The Red House and the Green Chain walk!

Yes, @NyxKnox house wouldn't be for me I'm afraid...nothing incredible about it at all, imo. I couldn't live with those long, narrow bedrooms or abundance of sloping ceilings in a house that's not a period property. And why not get rid of those artex ceilings (says the person who has yet to remove them from her Georgian cottage 🙄)?

I much prefer the one that @basinbasin posted. Whilst still not exactly my style (and obviously it sold for a bit more than theirs is on for), it's lovely in comparison to the OP's.

The house linked by @Wot23 has too many awful ceiling spots for my taste - looks as though it has acne!

I'm not keen on that style of house and don't like sloping ceilings. I prefer more cosy traditional style. Still it will appeal to a lot of people. The garden needs a bit of tlc. But so tidy inside. How can folk live like this.

The decor is not to my taste at all (which is neither here nor there!) but it would mean I'd be spending a lot of money changing the floors, kitchen etc.
The dark textured wallpaper on the sloping ceiling makes it look a bit ominous and overwhelming.
I do think that a few of the photos look like they've been "enhanced" by A.I., and that jars a bit!
Good luck with selling OP. I think it's quite a handsome house!

Actually yes, layout. The bathroom situation is ridiculous. The first floor en-suite needs to open on to the landing as a family bathroom.

I wouldn’t want to traipse through the house in my towel or carrying clothes for £1m.

OP: was this house extended as a DIY job, no architect?

I expect it was expensive but it seems not to have added value due to poor layout, room sizes etc.
