The black tiled floors would have to
go which is expensive and also the blue bathroom ones. And any artex would be a no
for me and a very disruptive job to re-do

thank you all for the feedback amazing people especially those that took the time to compare has given me lots of food for thought. The house has not been AI enhanced. The extension was done by the previous owners who apparently used a “famous” architect to do it. We have removed the listing for now because my Nan passed away so couldn’t pay it the full attention it needed with viewings etc, but it is going back on shortly with all the points above considered. Thank you!

For me, the layout would be the biggest issue- I would find the skinny reception and two tiny bedrooms unusable. If I was buying, I’d be thinking of turning one bedroom into a bathroom so I’d be thinking about that cost in deciding whether I could afford it.

So not a quick fix unfortunately. Really it’s the price that’s the problem, as always.

This one is lovely! The original one had very steep sloping ceilings and shiny floors..a bit challenging..

The awkward rooms coupled with the lens the EA used makes me think they are incredibly small even if they aren't. I would expect a bit of reduction for the odd layout and would prefer something else at that price.

Sorry for your loss.
My initial thought was that it was an "artist impression" image like you get when buying a plot for a new build. The downstairs images dont look real.

It’s pretending to be something it’s not, i.e. a period property. Except for the white gloss kitchen, which would put me off.

Personally what puts me off is:

  • Decor - it's really sterile and looks a bit like an artists' impression rather than an actual home that's lived in by a family.
  • Artex ceiling. For 1m I would expect not to buy a house with Artex.
  • The wallpaper upstairs on the sloping ceiling looks like it's hiding something - damp, maybe?
  • Layout - the only bath is downstairs and two of the bedrooms are absolutely tiny.

It's a nice enough house but it's not a 1 million pound house.

The number of rooms with sloping ceilings plus the odd shaped room in picture 12 would put me off.

The green shower room and gloss tiles would put me off. I think wet rooms are cold and whilst I love the colours and paper, that will go mouldy very quickly. Other than that some of the additional flowers look a bit too try hard eg in the dining room, but apart from that it is beautiful. None of the above are deals breakers for me.

You did ask for honesty @NyxKnox so I will be honest and say the way you have decorated the house to be very modern would put me off, it's just not to my personal taste. For example, I really don't like the shiny floor tiles downstairs so would be factoring in the cost to replace them. And the shiny wallpaper in what I think is the master bedroom is something that I would have to replace so again that's a cost implication to redecorating.

I also think the garden looks quite sterile and unappealing - the shape of it doesn't help but there's nothing you can do about that. The sloping ceilings in some bedrooms will also put some buyers off.

I think most buyers prefer more neutral decor but we can never please everyone no matter how we decorate.

It’s never a good omen for kerb appeal when the photo of outside isn’t the first photo!
it’s not pretty on the outside and looks like quite a cramped plot.
not my choice of decor so things like tiled floors and is that a black radiator(?) would put me off as they’d be expensive to replace.
2 of the bedrooms look very small and tight on head room, that long thin one is making me claustrophobic.

£1mln in Eltham? I don’t think so! The house is too done-up for the area, hence, the price. Some of the pictures look digitally-enhanced.

Decor would prevent me viewing a house if there were other alternatives for sale at a similar price as I would think I don't want the hassle and cost of redecorating, putting new floors in, etc.

Though of course some people will like your decor so I'm just pointing out not everyone loves that modern style so that will put some buyers off.

Decor wall colours is different to decor floor tiles I think. Someone disliking your black floor tiles is looking at thousands to sort that out, which could be a deciding factor in whether to view in the first place.

I know this area (I can’t see the actual road but others have mentioned SE9). You can get a really lovely Victorian renovation for a million near the station. Yours is a bit quirky. Perhaps drop the price to £899k if you can afford it.

I honestly thought it was a fake listing & AI-generated. Have they heavily filtered the pictures? The pics don't look real.

I could never afford that & don't want to live in London & don't need such a large property so putting aside all that...

I'm bad at buying houses I like but fwiw, I imagine it's cold & noisy with the lack of carpet in many rooms. I would factor that in nowadays. The "whiteness" of every room makes me think that it will take a lot of work to keep everything looking clean, which in a family situation might dismay me. Conversely, hard floors are good with families.

This one is very close by for example. Also at that price point you’re competing with the Eltham Park area which has beautiful houses and good schools and is considered a nicer area than Blackfen. There is, unfortunately, a particularly unlovely set of shops on the main road nearby (chicken shops etc).
I think it’s an ok house but no-one will pay a million for it I don’t think.

I think also that people with a budget of over a million will look at Chislehurst.

I think it would sell eventually if you priced it between £800-£900K
