How long has it been on the market? It was reduced in June, so probably a while.
Looks quite spacious, garden, parking, garage. I’m not keen on the sloping roof in various photos, but it looks cared for and well put together.

I’ve no idea what the market is like in the area, but close to London, it looks reasonable.

The black floor, gloss kitchen, sloped ceilings, the privacy film on windows (if it couldn’t be removed) are all negatives for me.

We have had 2 houses in the area sell for same price if not 100k more. And roughly same size.

A 100% price rise in 11 years would be a bit much for me to stomach. Was it a massive doer upper?

I'm afraid I wouldn't like the extreme slope of the ceilings upstairs. OH is 6ft 2, it makes it tough on furniture placement, plus I think they trap heat.

I also intensely dislike skylights (can make rooms too hot / pigeon shit / not easy to clean). You have a lot of skylights.

Hold on! You listed it for 1.1 million. That's a 120% increase since 2014.

Nationwide says it's worth £734,003 and houseprices io says £751,000. Where does the extra 350k in value come from?

You listed it with one agent in May and then a different agent in June? That's a bit soon to be changing agents and buyers notice this.

I'm assuming this is actually your house, btw.

Edit: I see people posting that they know the area and you could do better than that price. Crazy! NW and io are not always accurate.

So it's just the skylights and ceiling heights for me.

I don’t know the area well enough to comment on price. It’s beautifully presented.

What would put me off about the entire listing is not leading with the picture of the exterior of the house. When listings lead with interior shots, I immediately want to see the outside as it makes me think either a) that it lacks kerb appeal (not a deal breaker if it ticks every other box) or b) there is a problem which is immediately visible on viewing the exterior. So I’d lead with the photo that’s currently number 26.

Just popping back to say: I vastly prefer the photos the first agent did. Idk what the second agent did to your photos - messed with light levels and angles? But they look like they were taken to go in an interiors magazine and I had to stare hard at the furniture to see if they were added after with AI. The first set of photos straight up just look like they're from a stylish family home, and they feel warm and welcoming, rather than a designer showcase home. I don't think I'd view from the second set of photos, but I would from the first.

The garden shape and size is problematic for a large family home.

Sorry, I keep commenting on things that you can't really change! :(

Except the photos.

I wouldn't remove it.

I'm adding it into my house. Its very popular and if the buyer hates it they can remove it themselves.

  • 4 beds but 3 of them have to come downstairs to have a bath/wash
  • garage looks to be utterly useless except as storage
  • small back garden
  • all upstairs rooms suffer from the chalet style roof intrusion
  • black tiles
  • no breakfast bar, either eat at a dining table or from your lap
  • second reception room awkward shape, hard to understand its purpose given lack of separate dining room
  • good main reception (characterless)
  • staircase intrudes into hallway so what is a large floorplan loses useful potential storage space. No where to keep coats and footwear as you enter/exit the house
  • no actual backdoor, so garden mess traipses through either reception room (can understand why downstairs is entirely hard flooring)
  • neutral decor ready to be personalised (excluding black tiles)
  • no view from kitchen windows

The shiny black floors, the artex on the ceilings, the sloping ceilings upstairs, the laurel and Leylandii in the neighbouring gardens, the wallpaper right next to the shower head, the sliver of back garden and the proximity to the A2.

Thank you this is interesting because it shows what we haven’t included. There is large storage under the stairs that takes all the shoes and coats. There is internal access to garden through garage so don’t need to go through living rooms.

hardly. Look at the roofline and tiling and you will see where the side extension has been added.
Great shame it did not try to "square up" the house when doing so

Yes the roof intruding into the rooms is off putting, but it's a nice enough house. I think it will sell quite easily once it represents good value. At the moment it's quite a long way overpriced for the current market.
