Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

I'm freaking out because I can't get hold of my lenders valuation report. My solicitors are telling it has to be checked but my lender is saying they don't share valuation reports, then my solicitors say they need it so get it, my lender says the solicitors need to request it, my solicitor says they don't request it I have to, my lender repeats, they don't share valuation reports. Now it's the weeked and everyone is closed.

@Tootsiroll we never had sight of our lenders valuation report. Our solicitor never mentioned needing it.

Came home from work to find my solicitor had sent me a mortgage report that included a checklist I had to do complete, sign and return. It asked for the lenders valuation so I wrote it wasn't available as lender would not provide along with a printout of the email from Nationwide saying the solicitor can ask for a copy if needed and that it wasn't available to me.

I did ask reddit and it looks like this does come up sometimes but it seems like they are just after a tick in a box.

We did receive our valuation directly from our lender. Maybe it differs lender to lender?

I’ve asked my solicitor what the chances of us being able to complete in the last week of November are. She promised she’d provide an update on Friday which didn’t arrive. We are still quite early on in the process but I’d really like to have a date in mind and see what the sellers are thinking.

I asked for a best guess from my solicitor but she wouldn't give one. My purchase started at the very end of July and I'd like to have the keys by the end of the month but it's not looking likely.

oh gosh, we are about 6 weeks or so behind you then. Did you have a chain?

there is one deed of variation to do on the 3rd in the chain we're the top
My EA is useless
ive had 2 cease and desist emails from other solicitors because ive nagged and been told off rightfully so but for hells sake weve been at THIS since ApRIL
NO one is pushing no one is nagging

Her solicitor just kept repeating that he couldn’t contact her to authorise exchange for four consecutive days. Turned out that she realised at the last minute that she was overstretching herself financially, my EA found this out after a lot of digging. Think that pride stopped her from admitting this, costing the chain she broke a lot of time and money. What I couldn’t reconcile is that we were not expecting to exchange, she pushed us all, then she did this. People can be so sneaky, I just got over it, because it did my head in, and months later I still can’t understand it. Just relieved she’s gone.

Moot it to the estate agent. See if they can have a word with your seller. You might get more joy re their thinking.

Good luck on the DOV - the Leaseholder in the chain I was in - wouldn't sign it (around capping the ground rent). It basically 'killed' my chain at the six months mark. House had to go back on the market in September and reform a new chain. Thankfully no leasehold in the current chain. Reckon it will be February before I move - just in time to celebrate a year in trying to buy and sell a house.

No, there's just us and the seller, couldn't be simpler really.

This is our first purchasebthougj and we're not sure what to expect for most things. For example we paid our solicitors a deposit and returned the paperwork we were asked to complete and assumed things would get going straight away. Two weeks later they contacted us asking for us to hurry up and post it, when we said we'd done it two weeks ago they discovered they'd mislabeled it and lost all that time. Four weeks after that we got a call from the Solicitor assigned to our case who introduced herself and said she'd be starting now.

So there we were thinking things were going smoothly and guessing we were half way through the process.......and they hadn't even started yet.

I know now that them accepting the work and starting the work aren't the same thing. Thank goodness everyone else doesn't work that way.

So, you could actually be further along than we are :)

Keeping everything crossed for tonight and that the only viewing we have booked for this week likes the flat enough to offer. I'm so scared our onward purchase are going to lose patience with us and go back on the market if we don't sell soon.

Our buyers had the mortgage survey done last Monday and we’re still waiting to hear back. I don’t know how long people normally wait but it’s so stressful and I’m anxious that we haven’t heard back yet.

We’re moving to a new build home and the builders want to know what’s happening too, but we can’t sign the missives until our buyers are ready to sign also.

I haven’t moved for 12 years and I can’t believe how stressful the whole process is. I don’t remember it being quite so bad last time.

Tea(Or other beverage of your choice) and sympathy to everyone else going through the home buying/selling process.

Good news from me, the application to amend the title has now been submitted to the land registry by my vendors! They’ve applied to expedite so fingers crossed they stick to the 10 working days…

Welcome @HomeStress . I take it from the mention of missives that you are a fellow Scot? And you're right, the Scottish system is much worse than it used to be. We seem to have adopted some of the worst parts of the English systems without any of the mitigating factors. So we seem to have chains by the back door now but with no recognition that that will impact on timescales.

Tonight's viewer has cancelled because although the flat looks exactly what they're looking for, they've decided they're too busy to move just now. I suppose better to say now than afterwards.. there aren't any others booked though, and I don't see what else we can do.

Thanks. Yes I’m in Scotland. I agree that we seem to have taken the worst of both systems and not the best parts of either as we should.

This is interminable isn’t it 😁 so happy for everyone that’s moved house since I was last here! Commiserations to everyone who’s still plodding away.

Trying to organise exchange/completion dates is like pulling teeth isn’t it?! Ours might be the beginning of Nov now (offer accepted beginning of May). Might not be 🤷🏻‍♀️ all the stuff our end is done. But by the time suggested dates have gone up the (short!) chain and come back again, it’s become impossible for other people and so it repeats. No idea how any of this is supposed to work 😁

I am so glad we aren’t in a chain. The process is hard enough without a chain and it sounds horrific with a chain.

A friend of ours is in a chain of something like 6 and it’s on the edge of collapse after about 8 months. I’m not sure I’d have the strength to start all over again so bravo to those who have!

Just to give everyone a bit of hope, after a YEAR on the market, we have finally moved 🥰 Got the keys yesterday, even though we were top of the 4 person chain, we were in by 2pm!
After the awful time we’ve had (offers from people who could never afford our house but created fictitious bank statements to pretend they could, horrible viewers leaving massive 💩 in our en-suite, discovering our buyer actually DID need a mortgage on the day were were supposed to exchange) we are beyond bloody relieved!
New house is a comedy of utterly crap workmanship, but we knew that and we can’t wait to get started 🥰🥰🥰
