Huge apologies if I have missed this thread, I have searched high and low but don't think another was started after number 8 ended in May.

After a seriously stressful encounter with building control, I think we are almost ready to exchange. After going on the market last July, I'm hoping we'll move before our year anniversary!

How is everyone else doing?

@Middlemarch123 Thank you so much. It's a weird one, I'm so gutted, but also I didn't really want to sell the house to her cos she's just been so difficult and entitled to deal with throughout! A small part of me is relieved as we've loved this house but have just outgrown it since having kids and want it to go to someone who is really enthusiastic about it, but then I'm also terrified we won't find another buyer in time to keep our onward purchase 😫

I get, I was relieved when my first buyer slunk off, once I’d got over the fact that she’d stalled 4 consecutive exchange dates, instigated by her! Wasted a lot of time, and cost me a fortune in solicitors fees. I’m trying to sell my late parents property, so I too want the right people to buy it. I can just imagine my dear dad tut tutting if anyone wanted to rip his rose garden up!

That's the thing, you want someone who is going to love the house, it's sentimental!

Her solicitor just kept repeating that he couldn’t contact her to authorise exchange for four consecutive days. Turned out that she realised at the last minute that she was overstretching herself financially, my EA found this out after a lot of digging. Think that pride stopped her from admitting this, costing the chain she broke a lot of time and money. What I couldn’t reconcile is that we were not expecting to exchange, she pushed us all, then she did this. People can be so sneaky, I just got over it, because it did my head in, and months later I still can’t understand it. Just relieved she’s gone.

Our buyer has just pulled out. After dragging her heels for weeks not doing anything about the sale and 3 visits, she's not given a reason to the agents except 'shes changed her mind'. Furious. The red flags were there from the start, I wish we'd taken notice of them. Probably because we wouldn't remove the fixed furniture she didn't like for her 🙄 House is being remarketed but we only have 5 weeks to sell again before our developers put our plot back up for sale. This is the worst process ever

So sorry to hear this. How disappointing. And after the weird requests to remove fixed fittings. I hope you sell very quickly indeed!

I am so sorry @VimtoQueen90 it's awful isn't it. We're in the same boat. We've been back on the market for a few weeks after our purchasers pulled out and it's horrible. I got my hopes up yesterday when someone noted interest and booked a second viewing last night. DH says they were here for over an hour so I was hoping that they would put an offer in today, but silence. We've got one more viewing booked for the weekend, and 4 people downloaded the home report yesterday but that's it. Our onward purchase people have given us a fortnight extension, but I hate keeping them in limbo too.

I hope you can keep your onward purchase and someone offers, its such a stressful process! We have 2 viewings booked in for Saturday which makes us feel positive but we had so many viewings when we first listed and no offers for ages that it's just getting me anxious that we'll be back in that boat again 😔

That's exactly how I feel. Our buyers pulled out because they felt that their dog wouldn't manage the stairs. I don't know if there was also an element of needing money for an expensive vet bill, but my gut feeling is that they just changed their mind. He loved it, she said she did, but the decor in their house was so very different from ours that I wondered at the time.

And the longer we stay on the market, the more I think people will think there's something wrong with it, when the reality is that it's priced competively simply so that we can keep our onward purchase. How do people manage to stay calm? If one more person says something along the lines of "ach Keep the heid; wit's fur he'll no go by ye" I'll scream!

We’ve just had an update from our solicitor. Searches are back and she’s received the mortgage offer. She intends to report to us tomorrow. I’ve no idea what happens next.

So you’ve exchanged, set a completion date, and think that the will this happen or not stress is over. How wrong I was. We have now completed and moved in but OMG completion day was the most stressful day of my life. Our buyers solicitor, who has been an ongoing nightmare, missed the deadline. When the money was finally transferred it took two hours to reach my solicitor with still two more transactions to complete the chain. Moving from England to Scotland meant we had until 5pm. Our sale completed with 8mins to spare and we got the keys 2 minutes before the estate agent closed having driven 6 hours in an increasingly high state of panic! But we’re in. The house is amazing and I’m never moving again. Good luck to everyone this process is ridiculous and not for the faint hearted!

Here's hoping we all get good news soon. I've just discovered that our flat was the 4th most viewed property on the ESPC (the main Edinburgh and Lothian property platform) in September, the only one of the top ten that is a flat rather than a house and the only one that is a fixed price. DH is happy about this. I'm being childish, stamping my feet and demanding to know what is wrong for that not to translate into people beating our door down with offers of hard cash. It does explain why there was a sudden surge yesterday in people downloading the home report, but that's no good of they don't come to se it, fall in love and offer us the asking price soon.

As far as I can tell they’re on the ball. They’ve been part way through the process twice already this year so I think they have info ready - I guess we will find out!

Yes, they’ve moved away for schools so left in the summer.

I was hoping for the last week in November - just so we can have the whole of December in the house. Is that realistic - 7 weeks away?

That sounds awful but at least you’re in! Congratulations!

I have some (hopefully) good news. I said upthread I was on brink of exchange when the charity realised there was a problem with how the property was registered and they weren’t sure how to fix it. I’ve just heard from my solicitor that they are finalising the application to amend the register and plan to send it to land registry on Monday!

Sounds promising! We're in exactly the same position. My solicitor got in touch today to say she'd received the replies to our latest enquiries, and asked if I had a completion date in mind! This has felt so far away for ages. I asked what was a realistic dates and she said the end of this month/beginning of November! I am crossing everything that nothing goes wrong now...

We completed today and picked up the keys 😀
We had a quick look around and a good poke in the cupboards.
Tomorrow we're going to change the locks and take lots of measurements. Then we actually move all our stuff in about a week's time.

Got our keys, went in and slapped some paint tester pots on the walls, turned the fridge on and made lists of things to buy and do in priority order. Will go back tomorrow and start cleaning and painting. It’s exhausting but SO exciting.
