@Junobug actually getting probate once the info is submitted is pretty quick, ours was about three weeks, so it may not be far off. It’s the collecting info to submit that takes the time, so depends where they are with that and also how big and complex it is. Ours was only about two months from start (i.e. when DM died) to end, though we did it ourselves, she was very organised and it was under the inheritance tax threshold.

We accepted our offer last week, waiting for the memorandum of sale to come through to feel a bit more confident, how long did that take for people?

That’s great to know. Thank you. What’s worrying me more is that this house was on the market for 2 months before we offered and we still don’t know if they have applied for probate yet?
Our memorandum of sale took about a week. Good luck with it all. It’s genuinely the most stressful thing I have done in a long time.

Hi, I’ll join you all.

We’ve appointed an estate agent, the photos were done last week and the estate agent said that we’d be emailed the brochure to approve at the start of this week.
Not had anything yet, apart from the for sale board appearing in the garden yesterday.

We’ve gone with this estate agent as there are only a four houses in our style on the estate and they’ve sold two of them, next door and two doors away, in the last two years.
I’m just being impatient, now that we’ve decided to move I just want the whole process to start.

Our Memo was provided the same day we agreed the offer...but we both had solicitors lined up ready. Some people don't even have this until they've agreed a sale. I think around a week is ok. Really you can only start counting down to getting to exchange until the searches start/ contracts are issued because until then nothing is happening really with just a memo of sale.

The probate sounds a nightmare, just all the unknown isn't it.

Our EA has confirmed our buyers are waiting on one search to come back and it's due by Friday so hopefully they will get any further enquiries sorted ASAP. We've signed our mortgage paperwork today and hopefully our searches for our purchase will also be done soon too. We seem to be at the same point which is good. Not sure how long after searches things take/what is left to do before exchange except any enquiries following the searches.

@MadisonAvenue hope it goes well for you. I'm the same, once we decided to sell I had mentally moved out already 😂

Thanks @OtiMama- I was interested in the memorandum of sale just because the buyers made a very quick second visit after making the offer, the estate agent said it was to take family round to show them, but I thought this was quite an unusual order and timescale to do it in and I wondered whether they might be wavering, and I will feel more confident once I see it.

@KnutsfordCityLimits I read quite a lot about people taking their family round for a second visit and I don't think it's always a bad thing. We wanted to do this but have decided to just do it when we visit the property prior to exchange to save the EA doing two more viewings. I think people are often just excited to show people!

Hi All, sounds like some of you are having nightmares organising estate agents and solicitors. @cookiecatshow annoying to find out at such short notice that exchange hasn't happened.

We have had no movement at all on my partner's sale. Still awaiting searches to come back apparently, it has been over 6 weeks! Have filled in all the paperwork for my sale last night and paperwork for onward purchase. Need to organise solicitors and finalise the mortgage application. Just want my partner's sale to go through as it will make everything a lot easier.

After another attempt to call my solictor yesterday, I tried again this morning, she again wasn't available, but the man who answered when I said she doesn't answer emails or return calls said he was her supervisor.

It turns out that even though I paid for searches 4 weeks ago, they've not been ordered as they don't request them until they get the contracts from the vendors solicitor. I had no idea on this.

When I called last Wednesday so understand progress, and again got someone else, that person told me they hadn't received the contracts, but she chased them that day and they were being sent that afternoon.

Apparently, the contract has been sat in my solcitors inbox since last weds afternoon, not looked at, and searches not ordered. So another weeks delay.

Safe to say they are now reviewing the contracts today and ordering searches (which can take 4-6 weeks!) and he's promised an update on timescales as apparently when they order the searches they get an indicative date they'll receive them by.

He said if everything is staightforward, end of July completion is still feasible. FIngers crossed!

So we went and did this and have actually found an insurer who’s does everything we need! So thank you @lemonwrighty for the idea!

This means that we are back to progressing nicely as our buyers survey came back all fine, so now the minefield of getting removal quotes and waiting for our final searches to come back while trying to sort an exchange and completion date!

@KnutsfordCityLimits we got our memorandum of sale the day we officially accepted the offer on our property and came via our agents to both respective to Solicitors. I was also twitchy after our buyers second viewing but we have it confirmed they’ve completed their mortgage offer paperwork so should have more news in the coming weeks now. We’ve done all our paperwork for our onward purchase too. Can’t see any issue with us receiving the official offer but it’s got me nervous anyway.

@OtiMama sounds like it’s all moving!

@Namechange13101 ahh that’s great news, I’m glad my weird advice worked out in the end.

On another note, I’m starting to get really p**sed off with my EA. My buyers have gone with my EA in house mortgage broker and the mortgage offer seems to be taking forever, coming up to 4 weeks, I had this same problem with my last buyer (although that buyer didn’t go through the EA in house mortgage broker) took it to 12 weeks and they pulled out because of “survey” issues but didn’t have their mortgage in place. Is there anything I can do to push this forward? Searches and surveys are all done and enquiries dealt with. Our mortgage runs out mid July, I’m stressed we will have to pay the SVR if it is not pushed through before then. We also have a charge on the house which runs out the same time so it will be an extra £1000 to pay on top if both go over mid July.

That's an interesting price adjustment, do you think they were meant to reduce by a further £10k and someone has ballsed up? 😂

The right move brackets are 25k increments at that price so unless you’re going to have visibility to a new group of buyers with a lower maximum price there’s no point reducing the price, 10k wouldn’t achieve that.

Still waiting for the estate agent to email me the details and photos for approval. It’s been a week since the photos were taken and I was told yesterday that they’d get it all to us by today.
The board is displayed out front but there’s obviously nothing online yet.

In the meantime a friend had her photos taken on the same day as us, with a different estate agent, and has accepted on offer on her house today!

Hopefully progress….followed up with solicitors this afternoon (my nominated one was again unavailable!) - searches were ordered as promised yesterday, 2 out of 3 are already back and the other one has an expected delivery date of 20th June, which is end of next week!

So I’m now feeling more optimistic.

Person I spoke to suggested I call w/c 23rd to follow up again as by then my solicitor should be making any necessary enquiries with the vendors solicitor.

@ScoobyDoesnt that sounds promising. Hope it continues to go to timescales. We are waiting on searches/enquiries. I know some are back as I looked on the local council website. Hopefully next week will be enquiries week!

@MadisonAvenue hope yours is listed soon. I was surprised as ours took the photos Friday and sent the listing for approval Monday and it went live as soon as we said yes. I guess it depends how busy they are but I would ask if it's been a week!

We did it backwards and made an offer before we were even on the market.

So it's been a whirlwind here and we managed to get the house on the market on the Monday and by Sunday we'd sold. Because we'd found our onward purchase we did price it to sell so I think that helped.

Our buyer is keen to move fast and our onward sellers are moving into rented so everything feels like it's going fast. Not sure I like selling and buying at the same time if I ever do it again I will make sure we sell first and are chain free.

We have our survey booked for next week but not heard from the buyer yet if they want one I know the agent has asked so just waiting to hear.

Part of me still thinks it will all fall through at any moment just all feels so fragile.

You can start both processes at the same time, but sellers generally won’t accept an offer if you haven’t already sold because you’re not proceedble. Or they’ll indicate that they would accept it, but they’ll still keep their property on the market. Occasionally in some situations they may agree to wait for you, but I think that’s comparatively rare.

Yes most people do both at once, well I would think more than don't! I mean our house was on the market and "for sale" at the same time we were looking. We just agreed a sale on ours before putting an offer in on on onward purchase. When I was saying sell before buy I meant like that, not actually selling, getting your money and then buying. I presumed that is what we all meant! I would never go into rented, just wouldn't work for us.

Can I join in? New to Mumsnet but reading this thread and knowing others are in the same situation has been really therapeutic today.

We've been on the market for 3 weeks with only 4 viewings, and one of those was a blatant time waster. We've already found our dream house and had an "offer" accepted but thankfully it's vacant with no chain so the sellers aren't pressuring us...yet! It's kind of a one of a kind house which wouldn't suit most people and we know it's been on the market for a long time but now we're utterly paranoid our house won't sell and we'll lose that one.

I keep going back and forth thinking we're just being impatient and paranoid and to keep waiting, or that we should drop our price in order to get more interest (we can afford to drop a bit). Everything I've read says if you're not getting interest it's because it's priced too high. My hubby is so fixated on the dream house that I think if I told him pole dancing naked in the city centre would get us an offer, he'd do it so he's not exactly helping my nerves any 😂

I've just had our photos updated as the ones the "professional" photographer took were terrible - even the EA admitted my iphone/Google photos edited ones were a lot better - so I'm keeping my fingers crossed that might help.

I've only ever bought before but this selling and buying business is so flipping nerve-wracking!!!

Finally we’re on Rightmove!

I've only ever bought before but this selling and buying business is so flipping nerve-wracking!!!

We bought our first home in 1991 but it was a new build so with us being first time buyers there was no chain.

We later sold that to first time buyers two days after it had gone on the market and we moved back in with parents while we saved a bigger deposit, so no chain again.

When we were ready to buy, the seller was an elderly lady moving in with her daughter. Another easy transaction.

We decided to buy a new build in 2010 and did a part exchange so the builder was the buyer. From appointing a solicitor to completing and moving in took 24 days.

This is the first time in 34 years of being homeowners that we’re anticipating a long drawn out, stressful and difficult process.

There’s light at the end of the tunnel.
My buyers mortgage finally came through, we are now exchanging and completing within a weeks time, I could cry with happiness !!
I’m nearly 6 months in the process, 1 buyer fall through, survey issues, mortgage issues, I am so grateful to my vendor for being so patient and has not once been on my back putting pressure on the whole situation. I was on the previous thread when we were discussing the SDLT changes at the end of March, seems like such a long time ago.
Friday 13th doesn’t seem all too bad tbh!
Good luck to everyone buying or selling or both, take the rough with the smooth, it will all be worth it!!
