And we’re back to square one, after our sellers having an ‘unavoidable delay’ which meant they can move till Jan 2026, so we lost our buyers, our sellers have now decided not to move and pulled out…..so a year after we put our house on the market we’re back to where we started. Here’s hoping to some more houses coming on the market in this month and next month so we can find something and move.

@Namechange13101 oh I am sorry, that is shit. Would your buyers not wait for you to find something else? Since they would have to start again anyway? It doesn't make sense really for everyone to start again.

Sadly not, our agents have tried to convince them to stick around, but they weren’t having any of it. Our agent does think they are being realistic to get the space our house offers for the price anywhere else and has said they think they may come back to us, so we’re hoping to find something relatively quickly and then maybe get back in touch with them to see if they have found anything, but just feel really deflated right now (coupled with my youngest starting school tomorrow and all the associated emotions, today has not been a good day! 😭)

@Namechange13101 awww that sucks. Get back on the market as soon as you can too if I were you. Don't rely just on them coming back to you. But definitely have a good look for something else. It will all come right in the end but its really shit being right back at square one after a whole year.

I am a FTB, got an AIP, looking to move next spring or early summer if buyer needs more time, do you mind sharing your house listing(privately, if you prefer) to see if this is something I am looking for?

It appears we’re waiting for our buyer’s local searches. Everything is done on our side, all paperwork signed by us for both our sale and purchase and is with our solicitor.

Had a call yesterday from the building company we’re buying from, asking how things were going and did we have an idea of a completion date, they mentioned the 26/09. I emailed the sales progression manager at the estate agents who are selling our house to see if she had an update or any idea. I had a snarky reply saying that it won’t be done in that time due to searches not being back yet, and that she already has three different people chasing her and doesn’t need to be chasing me too and wishes that the builders wouldn’t contact us about updates 🤷‍♀️
They already seemed put out when we said we were using a different solicitor to the ones they recommended. I’m sure they’ll be all smiles when we’re paying them their fee though.

Yup got it back on the market already so back in the cycle of having to manage viewings and keeping the house tidy! Thankfully drop off went well so having a well earned sit down and chill and trying to ignore the chaos that needs dealing with until at least tomorrow!

@EliEliEL We've just heard that our seller is now no longer looking to move so no timeline at all as we are now without a hosue to move to and ours is back on the market. We're in Bedfordshire though

Just updating: We eventually exchanged on Friday and completed today.

On reflection, the whole transaction was relatively smooth when compared to the grief some posters are experiencing - although I had a moment of uncertainty when the buyers wanted to re-visit a couple of weeks ago, expecting them to find a reason to offer a lower price, but they were just coming along with their builder to discuss plans, etc.

Congratulations :). You must be relieved. How long were you on the market for?

Thank you and yes, very relieved. Only a week on the market, but possibly not a run-of-the-mill situation.

Six sets of prospective buyers offered the asking price, so the agent suggested asking for final bids together with details of the offerers' circumstances (house on the market, in a chain, etc).

For context, the house is in a sought-after area of Bristol where prices don't seem to be affected by the current economic situation. Also, the buyers were FTBs as well as professionals working in fields where they'll never struggle to find a job. Ideal, really.

Update here, our buyers had their survey back and eventually their solicitor raised some additional queries of the back of this. They’ve been answered and everyone is pushing to get dates confirmed AGAIN. Buyers solicitors are saying they haven’t had responses from ours when they’ve sent them twice now. Doubtful we will hear anything today being a Friday so on to next week we go before we hear anything again…

@Vie8126 good to see nothing too bad has come from the survey. That is a relief. We had the same with our Solicitors, one saying they hadn't received something and the other saying they had sent it 🙄Sounds very much like a stalling tactic to me. Trying to buy for time. Honestly its so frustrating. It is annoying when you come to the end of yet another week with no movement. I swear you need the patience of a saint when going through this crappy process. Good Luck for next week.

That's me agreed sale - Scotland so a bit more 'locked in'. That has been two weeks from going on market to offer accepted. No chain at all - I am selling to first time buyer and I am buying a new build which is complete at end of November....
Solicitor is already pissing me off!

@andweallloveclover after all trying to shoot for exchange and completion this week solicitors have raised yes you guessed it more enquiries - when does it end? Feels like it’s never ending at the moment just want the whole thing over living in boxes with full time jobs, two kids and a dog is doing me in! I ironically committed to something at work the end of September saying ‘should be fine unless I move however I imagine that will be well and truly done by this date’ here I am not moving anytime soon…let’s see what today brings!

Unfortunately not. We reduced price and changed agents in September with a further reduction. Still no offers though.

How long are things taking for people at the moment? It seems to be forever for me, offer was accepted back in the summer, had a pause while my buyers had to find new buyers, but no urgency seems to be happening to get dates and be done with it.
its a probate house so I don’t have any urgency as in I’m not moving house. But I do need it to be over for my stress levels.

I also reduced the price and changed agents in September. It's frustrating, but it must be a very slow market 😓. Really hoping things pick up

I went on the market / websites at 3.30pm yesterday (Friday). By 6pm I have 3 viewings this today (Saturday), 1 on Sunday 1 on Wednesday and 1 on Saturday next. And the estate agent rang at 6pm last night to ask how many viewings I could cope with this weekend....! I'm quite flabbergasted - I'm in a popular place, the house is OK, I think well/possibly slightly under priced. It's Scotland so offers over, and the only three houses on my road for sale over the last 3 years have all gone 10-25% above asking...
Fingers crossed!

I just had the email to say that the missives are concluded (Scottish equivalent of Exchange) and I am locked in to move next week.

Just coming back as I started the thread back in May when we had already been under offer since January. 😆 We eventually moved in mid Sept. Small chain of 3 but the two houses above us had useless sellers, useless solicitors and useless estate agents so it took forever. Made progress when we threatened to pull out and collapse the whole chain after missing the original August deadline. Got there in the end though and hope to never move again!

We’ve also changed agent and reduced price but no interest. It’s so frustrating but also nothing much new coming on to the market at all.

@jay55 - I should not complain, but I am not looking forward to the actual physical move! I just want to be next Sunday sat on a sofa in my new pad with a cuppa in hand...
