Just joining as about to put our house on the market June 25.
Hoping it's straight forward.

Gunz · 20/05/2025 21:16

Looks like you have created a new one! I am now 11 weeks in and the conveyancing is still progressing.

OtiMama · 20/05/2025 21:21

Ah glad you started a new post!

The vendor of the house we offered on said no to our initial offer, which we expected. We put in a final offer last night after the EA gave us an indication of previous offers (accepted but the ones offering lost their buyers) and the EA said he will confirm tomorrow, so another night waiting. It is just so hard to tell what their minimum is, whether the EA is being truthful. Just second guessing everything!

Still haven't seen any other houses worth looking at, so pinning everything on this one. I hate this process!! Love looking at houses but when you don't have much to see and a buyer waiting, it's stressful.

@TulipsfromAmsterdam hope your listing goes well for you!

Mumintheshadows · 20/05/2025 21:45

Hey! We are 27 weeks (and counting) into the process now. It's so draining 😔

AmeliaHarbottle · 20/05/2025 21:47

Putting our house on in June I think.

IDontDrinkTea · 20/05/2025 21:48

Our house has been on the market for what seems like an age. The market seems so stagnant where we are

I think it’s stagnant everywhere unfortunately.

andweallloveclover · 20/05/2025 21:55

Finally under offer after 7 months on the market where nothing much is shifting where I am. Offered on our forward purchase which has been accepted. And so it begins.............🙄😬

Selling and buying is so bloody stressful. And we are in the middle of a chain.

goody2shooz · 20/05/2025 21:59

We put our house on the market again in April and accepted an offer of the asking price within a fortnight. We had it ‘sold’ in ‘23, but Liz Truss/Kwasi Kwarteng screwed that one. Tried agin last year early summer and ‘sold’ it again. That sale fell through after 5 months cos the chain, and a frankly shit estate agent. Hoping THIS time it goes through. We’re in a ‘desirable’ small market town in the south west. The system is ridiculous and not fit for purpose. Scotland does it so much better! We’re prepared to go into rented just to get moved.

IWasBornIn1989 · 20/05/2025 22:31

Trying to get an update from agents and solicitors is hard work at the moment. Our buyer has been waiting since Jan, we found our onward purchase in March, our sellers found theirs 3 weeks ago. We started conveyancing on our sale in April, sales pack has been sent to the buyer and enquiries returned. I don’t know where we are up to now but our buyer hasn’t had a survey yet. I’ve asked if they plan to, over a week since I asked and not had a reply from anyone. On our purchase the memo of sale was issued 3 weeks ago but we’ve had no sales pack yet. We’ve had the survey done this week so just waiting to get going. There’s only 3 houses in the chain and we’ve said we want to complete by August. I don’t understand why people can’t tell me where everyone is at, it’s frustrating.

Our house went on 30th April - we expected some sort of interest that weekend but to date we have had no viewings at all - things just don’t seem to be moving. Our agents seem pretty rubbish we have to chase them for any update or interest my DP called them yesterday and they said they had two viewings booked in but they cancelled. Was news to me as no one had called to arrange said viewings. They did our floor plan wrong, got the garden measurements wrong they are just not giving me good vibes!!

We have found our onward purchase (backwards I know) and can only give an ‘expression of interest’ on it but with our fixed rate up in August we’re keen to get some traction asap. We spoke to the agents of our potential onward purchase yesterday and they agreed things have been slow and suggested we give it a week or two and do a dual agency. They agreed it’s not the price as would list at the same price and it’s just a waiting game.

Our agents said it will be quality over quantity for viewings and offers but starting to panic as we haven’t had one (we’re super impatient people which doesn’t help!) The only good news is as it is so slow round here our potential onward purchase has had zero interest!

Namechange13101 · 21/05/2025 07:56

We’ve had a completed chain for about 3 weeks. Waiting for paperwork for our purchase and our buyers have our paperwork. Juts waiting for them to confirm if they want a survey etc. I forgot how frustrating the silence form solicitors/estates agents is when you are just waiting for them to review paperwork! Hoping g to move before September, but just don’t feel that I can get excited about it yet!

Same as us! I’m chasing again today!

Waited 8 weeks to get our searches back! Literally counting the days… it’s such a slow process. Only to be told our buyers searches won’t be back until mid June !! The chain ahead of us is ready and waiting and we have now done everything. How are we waiting on the only person in the chain who didn’t have anything to sell !? (Ftb) I thought selling to a ftb was supposed to make things quicker. They waited a month longer than everyone else in the chain to order their searches 😐

OtiMama · 21/05/2025 14:12

None of these stories fill me with hope haha! I thought being a quieter market that things would go through faster. Thing is FTB don't always understand the process very well!

BunnyMum2000 · 21/05/2025 14:40

I was on the previous thread. We went on the market at the end of December and got an offer pretty quickly. And found an onward purchase. But then our buyers buyer pulled out …. So we lost our onward purchase. And since then… crickets … the market is soooooo dead

youwillneverknow · 21/05/2025 15:25

Been on market two weeks and only had two viewings. No offers. But then almost nothing is selling where we are. Are you all going with one agency or dual?

IWasBornIn1989 · 21/05/2025 15:26

10 days after asking our agent/sales progressor if they can find out if our buyer plans to have a survey. Called them today to chase again, after 3 emails and one phone call with no progress. They said oh let me call them now and ask and I’ll call you back. ??! Why didn’t they do that 10 days? Hasn’t called me back yet either. No update from our onward purchase either, said it would be today. Why is it so hard 🤨

HaagenYAAS · 21/05/2025 16:33

Hi all, our house is on the market - 3 weeks. Had 5 viewings, one offer which we accepted but was then withdrawn. We offered on our chosen onward property which was accepted but now that’s in limbo as our buyer has withdrawn. The house we want is still on the market and has now been heavily reduced as they are desperate to sell. So it’s likely we will lose it as no current offers on ours and no more viewings booked. It’s all happened so fast and I already feel totally over it. There hasn’t been anything else we want to buy for 18m so feeling low already that we will lose the one we want.

OtiMama · 21/05/2025 16:45

Just so frustrating all round. The EA on the house we offered on said he would definitely have a decision for us today...still waiting. I am not good at being patient 😂

Namechange13101 · 21/05/2025 17:18

Our estate agents have been pretty good chasing out solicitors but the house we’re buying is through purple bricks….theyve been awful! Took them nearly 3 weeks to do ID checks as there was an admin error and despite them doing them we are still waiting for the memo of sale from them! Only positive is we can message our seller directly and they’ve been great at getting back to us!

Ilovetheseboots · 21/05/2025 17:22

looking at going on market in a month or so, we were considering using purple bricks or Zoom but doesn’t sound like you’ve had a good experience as a buyer @Namechange13101

Cookiecats · 21/05/2025 18:00

I can only speak for myself but, we actively avoided homes being sold via purple bricks. just think its something for you to be aware of - as I dont think its an unusual opinion.

IWasBornIn1989 · 21/05/2025 18:26

Yep we also avoided Purple Bricks and similar. I personally don’t want to deal directly with sellers and it’s hard enough getting a sale through when you have an agent with a dedicated sales progressor.

Ilovetheseboots · 21/05/2025 20:46

Thank you both that’s interesting to hear. I don’t want to put people off without even looking. Presume the same with Zoom if anyone heard of them as it’s the same format I believe.
