@Alim0 I am in the same boat - we’re 4 weeks on this week no viewings at all - are your estate agents giving you the data you have? We’re constantly having to chase for any kinda information we certainly don’t receive any reports. My DP called them last week and they said they’d call me back to discuss but still nothing - is this normal?!

When in the process have people done surveys? Our chain is complete and we are starting the process with the solicitors. Should we get a survey on our purchase now or wait longer? Thanks

As early as possible I'd say. The survey was why our buyers pulled out, better to know that asap..

For us everything is done through an app called street so I can see online views through that, but then our estate agents send a performance report through as well which shows emails etc.

I can't believe how little interest there is 😩 I'm assuming the next week is going to be nothing as well as it's half term. Maybe after that it might kick up a little 🤞

This is how I feel!! Hoping it picks up after half term it’s hard when you just want out of current house!

Hi all, joining please as house just gone on the market on Friday. Had a viewing today and another booked in for thursday.

We are complicated as my boyfriend has sold his and is moving in with me. The onward purchase in 'my' chain will be our joint purchase. We tried to sell before around the time of Liz Truss budget and the market crash So hoping for better luck this time.

Edited to add, boyfriend put his house on the market in March. Had an offer mid April. His chain is FTB, the people buying his house and he is chain free as will move in with me. They have had surveys completed but waiting for searches to come back.

We've made an offer on our onward purchase but ours isn't quite on the market yet. We had to move quick as they massively reduced it. So massive de-clutter to get ours on the market.

We bought ours new so never sold/bought the traditional way before. I'm just very worried ours will take ages to sell. Because our onward purchase was massively reduced we don't need top dollar for ours so hoping to price to sell quick.

Our house has been on the market for nearly 6 months now. It’s valued at 20% less than we paid for it so will really struggle to reduce the price more. Extremely stressed by it all as we need to sell.

Honestly its so stressful.

Ours was on for 7 months and we finally accepted an offer a couple of weeks ago. We thought we would never sell it. The market where we are is just so so slow and barely anything is shifting.

We are in pretty much the same boat. We accepted an offer on our house and almost immediately arranged viewings for our onward purchase. We offered on Monday and had our offer accepted.

Our sellers are still viewing properties and so while we are waiting for the chain to complete we have instructed solicitors, all memorandum of sales have been issued and we in the process of completing the paperwork and doing our ID checks. So we are being proactive and doing things as quickly as we can.

I have got quotes for a survey but not gone any further at the moment. I spoke with our solicitor today who advised us to wait until the chain was complete before arranging the survey. He also said he wouldn't be applying for searches just yet either and that it was wise just to hang on.

I know a friend of mine who rushed ahead and paid for searches and a survey before the chain was complete and then the people at the top decided not to sell because they couldn't find somewhere themselves so the chain collapsed before it was even completed.

Its a risky business. What do your Solicitors advise? Do they advise you to wait for a complete chain?

After reducing the price at the weekend have 2 viewings this week. Everything crossed one of them will take it off my hands….

I ended up giving up with the vendors of the property I had an offer accepted on. It was all on the other thread, but basically I accepted an offer on mine mid-March, had an offer accepted on the onwards property about a week later - then if got to 8 weeks later and they still hadn't found anywhere, despite the agent assuring me they were 'looking'.

My worry was that even if they then found somewhere, then those people may need to also house hunt. My buyers really want to be in by end of July, which in mid-March felt fine!

So I started looking again and found an even more perfect chain-free property, and for £20k less. Serendipity really is a thing.

Now 2 weeks into the process, and just waiting on the solicitors to do their thing.

I have called our agents today for an update they’ve just said things are picking up and they are getting a lot more coming to market but once again waiting game. I asked for the marketing report that we received once and still yet to receive it today. We asked about changing from guide price to fixed price and they instead suggested offers over - any advice anyone on what’s best? I queried dp being told viewings were booked in and cancelled but that no one had called to inform us viewings were booked. I got told it was probably that they booked then cancelled due to unforeseen circumstances before they could call us but of course they would call us if a viewing was booked - not sure what to make of it.

Our agent is getting on my nerves. Asking me to explain, by email, presumably at the request of their buyers, the details of the restrictive convenant on our house. I’ve directed them to the solicitors. There’s already been an indemnity policy document provided for this about a month ago. Useless.

I definitely wouldn't start spending any money untill the chain is complete. Our buyers waited nearly 10 weeks for us (thank god) and this is the second property we had an offer accepted on in the end. First vendor decided not to sell in the end as couldn't find anywhere. This property is costing us more but ticks more boxes and is no chain. We've sent our forms back to the solicitor so ball rolling on our sale. The house we are buying already had a buyer but they lost their buyer so it went back on (3 times!) but it does mean they had already started the paperwork with the solicitor so I am hoping that will speed us up.

Remember everyone you only need one viewer with a decent offer to sell. @Vie8126 I prefer guide price. I think especially if the market is poor people expect to be able to negotiate the price. I certainly wouldn't be expecting to offer fixed price unless it was very competitively priced already. But I can only say for where I live, definitely a buyers market here at the moment.

Hello folks - I started the original thread and have been keeping an eye on what’s been happening (or not) for people. It’s such a frustrating business - it sort of seems astonishing that anyone ever manages to buy a house these days!

I’m nearly on the other side of the process now - our date of entry is next Monday. Our sale has progressed beautifully - we’re in Scotland and our missives for the sale were signed weeks ago and our buyers are a dream.

My onwards purchase, however, is dragging on and starting to make me very nervous! My solicitor is still trying to get all the necessary paperwork from their side, the title deeds are in some ancient register so takes longer, and it’s currently unclear whether some repairs which they were supposed to be carrying out have actually taken place as yet. With 3 working days to go before my move, I’m feeling quite anxious! And my STBEX is being stressy about stuff too. Add all the packing and cleaning and life is not overly fun this week. Really hoping everything falls into place by Monday or god knows where me and all my stuff will be going!

Yes, our seller's estate agent rang me to say their offer on their onwards purchase had been accepted and that the chain was now complete 😊

We are just waiting for confirmation of this too. Our sellers were viewing properties which were empty and had no ongoing chain. Their Estate Agent has confirmed to me that they have had an offer accepted but not confirmed that the chain is complete yet. So I have had to message this morning to get some clarification and have heard nothing back.

God this process is frustrating the hell out of me already 😂

I'm so impatient. 😂
