The other thread is full 😏

@DancingFerret thats ridiculous! Honestly, if I was earning my chargeable hourly rate that I get charged out at in my job on this, I would be £000s in by now with all the chasing and everything else in the last few weeks!

My solicitor phoned me just after my last post and assures me everything is being done to exchange this morning.

I had a slight melt down and cried (again!) down the phone. Oh well….

andweallloveclover · 27/08/2025 09:38

@ScoobyDoesnt I have sold a few houses in the past, all have been quite stressful, as it is a stressful time, but nothing compares to the crap we have been through on this one. It is off the scale!!!! And we thought it was going to be a fairly straightforward sale. From the time I have spent on this thread, it seems there is no such thing these days.

Hopefully your 'relief moment' is not too far away now.

ScoobyDoesnt · 27/08/2025 09:50

EXCHANGED!!!!!

I have just cried down the phone at my solicitor again lol. Now to finish admin and packing....

andweallloveclover · 27/08/2025 11:56

@ScoobyDoesnt YAYYYYYYYY!!!!!! Congratulations!!! AND BREATHE........😅xxx

IWasBornIn1989 · 27/08/2025 13:20

We’ve been trying to exchange contracts for 8 days. So over it.

I started this thread too 🤣

I have given up as well, I joined the thread early on. Partners house still hasn't exchanged, we have been waiting 4 weeks for 2 bits of paper to be sent from the housing association to the buyers solicitor so that they can send it to the FTB at the bottom of the chain for signing of the contract.
Our onward purchase linked to my house sale is more advanced but we can't do anything because we need proceeds from partners sale.

andweallloveclover · 27/08/2025 13:53

@IWasBornIn1989 what is the hold up? Do you know?

IWasBornIn1989 · 27/08/2025 13:59

Oh it’s been slow for months. Sellers not returning their forms quickly, top of the chain not responding to enquiries, we threatened to pull out and suddenly everyone was ready to exchange after the bank holiday. Completion agreed for 12th Sept as we are out of the UK until 1st Sept. Yesterday one solicitor wasn’t in, today another solicitor isn’t in. We wanted to complete by end of July 🙄

Do you think threatening to pull out of the sale was what triggered them all in to action? We have been toying with this threat.

It is absolutely ridiculous how long it all takes! Surely the house selling / buying process needs an overhaul.

andweallloveclover · 27/08/2025 14:04

@IWasBornIn1989 bloody hell. Honestly there is nothing more annoying than waiting for other people/solicitors to get their shit together. We are about ready to make some threats of our own if we don't start to see some movement. But part of us feels we have gone this far, and put up with this agony for months, and it feels like such a waste to pull the plug now. If the market wasn't so crap and slow here we would have had it back on ages ago. 😞

IWasBornIn1989 · 27/08/2025 15:03

Definitely not exchanging today. So tempted to fire out a stroppy email but trying to enjoy my holiday 🙄

OP posts:
andweallloveclover · 27/08/2025 15:53

@IWasBornIn1989 how frustrating. Its difficult isn't it because it consumes your thoughts, even though you try not to let it. Hope you can put it out of your mind and enjoy your holiday. Fingers crossed for tomorrow.

IWasBornIn1989 · 27/08/2025 16:05

Tomorrow is not ideal as we will be travelling all day and will need to try and arrange home insurance 😑😆

@IWasBornIn1989 typical 😂🙃

MovingABCs · 27/08/2025 22:53

We finally completed on the sale of our property today! We didn't get the funds until 5 pm or so, so all the waiting for it to happen felt like an age today and I kept worrying that something would go wrong. We're now in a rental for a couple of months before our new build will be ready.

@ScoobyDoesnt Great news about the exchange! Hope your move goes well!

@IWasBornIn1989 Hope the torment of waiting to exchange contracts will end soon. We were meant to exchange contracts multiple times before it actually happened. It was sooooo stressful.

IWasBornIn1989 · 28/08/2025 15:36

Exchanged today! 🤪

OP posts:
andweallloveclover · 28/08/2025 15:37

@IWasBornIn1989 hooray for you! At last!!

IWasBornIn1989 · 28/08/2025 15:41

At last indeed! We accepted the offer on our house in January 😆

Pinklady81 · 28/08/2025 15:59

We are 9 weeks in and was nearly ready until a surveyor report had thrown up the issue of damp… not visible but detected via a meter. We are now unsure how to proceed as chain is ready to complete .. any advice would be more than welcome

MadisonAvenue · 28/08/2025 19:06

Things seem to be moving with our sale and purchase.
Our buyer is a cash buyer in rented accommodation, we’re cash buyers and have reserved a new build which is ready to move into. We accepted the offer on Aug 8th and reserved the new build on the 10th.
Today we’ve received both contracts and TR1 forms to sign so they’ll be done tonight and hand delivered to the solicitor tomorrow.

DancingFerret · 29/08/2025 09:52

Still waiting to exchange with completion scheduled for Monday. My solicitor chased the buyers' solicitor yesterday, but nothing had happened by close of play, so fingers crossed for today.

The property's empty so I don't have to worry about removers, etc. I just need to know it'll complete on Monday as I plan to drive over on Sunday (a two-hour journey) to read the meters and leave some historical bits and bobs relevant to the house together with a bottle of fizz for the buyers. They've been fine from the beginning; their solicitor, however, has been a something of a PITA.

Will keep my fingers crossed that it all happens today for you - it’s all so stressful isn’t it?

No real update from us as to why our buyer’s mortgage offer hasn’t come yet but we received some enquiries from their solicitor yesterday so I’m a bit more confident that things are moving. Apparently their solicitor was on holiday for 2 weeks which is why the enquiries have taken so long to come in. Answered them yesterday evening and our solicitors sent an email at 09.30 this morning confirming she had now answered them all. She at least seems pretty efficient so I’m hoping that’s half the battle!

Vie8126 · 31/08/2025 08:11

Hey everyone! So our buyers had their L2 homebuyers survey they have told the EAs that if they get the report Monday and are satisfied they are keen to exchange and complete Friday 5th! We are not, our DS is starting school hence we pushed for end of August originally plus we have removals to organise which we can’t do until we have a date along with needing time off work which we need a bit of notice for so will be mid September now but let’s see what happens when they get the report!

DancingFerret · 01/09/2025 19:07

Just updating: We eventually exchanged on Friday and completed today.

On reflection, the whole transaction was relatively smooth when compared to the grief some posters are experiencing - although I had a moment of uncertainty when the buyers wanted to re-visit a couple of weeks ago, expecting them to find a reason to offer a lower price, but they were just coming along with their builder to discuss plans, etc.
