Final documentation on my buyers sale of their house has apparently all now been received, so I’m hopeful of moving towards exchange next week or early the week after. I really want to complete before 13th otherwise my friend who is doing my removals (his business is removals, not just a random help!) is on hols for 2 weeks, and this means an extra £500 on my removals cost based on another quote I thought I’d better get.

Update, our buyer only sent part of their deposit to their solicitor today (and not until this afternoon) 🙄

Apparently they are sending the rest tomorrow morning.

I really hope we can exchange tomorrow so I can stop feeling sick.

Been hoping to exchange any day now, but still nothing.
Was pushing today to see if we can commit to tomorrow but no answer. Deadline was end of July to complete and buyers mortgage expires on the 4th Aug!
This 6 month conveyancing process has honestly been hell.

We are ready to exchange on both sale and purchase but our sellers are not ready. We’ve been waiting for updates for 2 weeks, and have always said we wanted to move by end of July. Tonight we’ve sent the “we may need to reconsider our position” email if we don’t get an update sharpish. It’s all such hard work 😏

@JanuaryBluez - i hope you have exchanged today. Why did they think sending half was ok!

@Hodgemollar have they said what is holding it up? I hope you can exchange soon. We were told we needed a week between exchange and completion for funds but some people do it all on the same day so not sure if it depends on who you are. I couldn't do it all same day, too stressful.

@IWasBornIn1989 oh no same for you - have they said why they aren't ready? Definitely chase both the EA and solicitor if you haven't already (i'm sure you have!)

I am pleased (and feel guilty) to say we exchanged yesterday and have managed to sort the removals today for Thursday next week. Feels so good to be finally happening but equally there's so much to do and remember to do! I am also at the busiest time of year with my work, so less than ideal but one thing I know with house moves is you cannot plan a set date!

Sending half the money could be because of restrictions on how much you can send per day via your bank - when DS bought his house he had to send the deposit in three chunks 3 days running!

No further news my end - my solicitor said they'd update me by tomorrow. I seem to have someone else handling my case there now, who is actually ultra responsive.

Everyone is waiting for the top of the chain and finally today someone has said their searches won’t be back until next month. All because they were slow at the start and their solicitor is useless and doesn’t reply to anyone. So we are now looking at a September completion. And trying to keep our buyer who has waited since January. Had some frosty words with the agents involved on both ends today, no one takes any responsibility and we are utterly sick of it all.

Sadly we have still not managed to exchange... Buyer only sent half of their deposit yesterday. They sent the rest this morning but their solicitor still didn't have receipt of funds early afternoon and we've not heard from them since.

We really need exchange to happen tomorrow or it's going to end up being pushed back to September I think and I don't know how others in the chain will take that.

It quite literally is the most stressful thing you can do.

@IWasBornIn1989 thats rubbish! There always seems to be one solicitor in the chain that is slow.

Advice needed if anyone has it!

Sold in May and have had chain complete for a couple of months. My ongoing purchase ready to go and have just managed to chase my solicitors to completing my AML checks and issuing enquiries.

No enquiries from my buyer (FTB) yet despite chasing solicitors and estate agents. Nothing back from either party and buyer has had survey (no issues raised) and a measure up viewing.

What can I do to speed them up?

@StrongasSixpence thats pretty slow for AML checks to be done, when did you instruct your solicitor?

All I can advise is to use the agents to your advantage too.

Today is our third attempt at exchanging this week, can't say I'm confident 🙄 so another day where I have to struggle to concentrate at work and feel sick/have clammy hands. I'm not built for this 🤣

Yay, congrats @JanuaryBluez !

Spoke to my agent today (who had spoken to my buyer) and it now transpires my buyers buyer has a hard deadline to complete of 12th August. Have to assume that their respective solicitors are aware of this, agent will chase on Monday, and I’ve emailed my solicitor who was supposed to update me today and hasn’t.

What happens if 12th isn’t achievable I’ve no idea!

Another stressy weekend ahead.

@ScoobyDoesnt hope you can get it all sorted ASAP. But if they get to 12th are they just going to lose any money they've put into buying it etc solicitors, searches etc.

We've had a nightmare with our internet provider. My husband works from home so we need minimal downtime on switching over as possible, first they booked the right dates but the wrong new address. My husband only found out because they called to check something. Then they got the wrong new date and then when they put the request through again they emailed to confirm they were cutting our services this Monday instead of Thursday moving day. Then EE went down today and all phone lines stopped working so we couldn't get through to try and fix the issue. Think it's sorted now but they seem so incompetent, taken nearly 6 hours in total to sort.

When you move are you allowed to leave for example recycling in the bin if is going to be emptied the following day or is it meant to be empty? I mean we've paid council tax until the day we move but I don't know the done thing!

I’m thinking the same @OtiMama - is it really going to break the entire deal for the sake of what could only be a few days, although tbh it really can’t go on much longer! I’m told all paperwork is in, so what can possibly hold things up now? Apart from the solicitors all seem to have one gear only, which is go slow.

Good point re internet too, I also predominantly work from home, and so it’s important I get that sorted as soon as I’ve exchanged. My current provider doesn’t cover the new house, and it looks like my main choices are either Vodafone or Sky; I’m a customer of both already for other services so not sure if that’s a good thing or bad!

Bins - hadn’t even thought of that! I would have just filled the bins as normal up to the day of moving. I think if I go to my local household waste site with any more rubbish they’ll start thinking I’m commercial, I’ve done so much decluttering!

Now to decide if I tentatively start packing this weekend….

@ScoobyDoesnt have you asked the solicitors what they are waiting on? We never had an exact date to exchange until literally the day before it happened! We also started packing last weekend so before we had exchanged.

Internet is a pain, deffo get it sorted as soon as you exchange. We thought we had sorted it but this morning my husband got another call to say the order failed. They keep requesting we call up and re do the order. FFS they've got the information, why can't they just put it through!!!

Yes that's what I thought re bins. I think we will just use them as our main bin goes 2 days before we move so will be empty anyway and the recycling goes day after. I've left a note to say that so even if they've got loads of recycling they only need to wait one day and can put it in there...plus they are in rented so I presume they aren't moving literally the same day we go but who knows!

@OtiMama any tips for packing with littles? We booked our removals yesterday and getting boxes delivered next week. I can’t see how we’re going to get it all done in time even though we haven’t got a date yet. There just seems to be so much stuff we need on a daily basis!

Got an email about our mortgage this morning to say they’ve now instructed the valuation so hopefully that will get booked with the EA on Monday. They’ve also requested more information about items on DHs payslips because the amounts differ from one month to the next. He works shifts and on calls which we explained already but hopefully having it in writing will be enough. I just feel constantly sick with the whole thing. Apparently the title deeds to the new house were received by the solicitor on Tuesday but still no communication from them.

Update: buyers came today (arranged this morning for lunchtime!) just so they could measure a couple of things. Good opportunity to quiz them….

It transpires they have one more document to sign which they are doing Monday, and their solicitor sent the other 3 solicitors an email yesterday to say we are aiming for completion the 11th or 12th, is that ok with everyone?

So am definitely following up with mine first thing Monday, to hope we can get an exchange now end of this week.

So I’ve managed to pack up the spare bedroom this afternoon as a start!

@Hermioninny it's so difficult with little ones and we both work full time. I have just made sure I take them to the park early morning last 2 weekends and they burn off loads of energy before we start for the day. Not going to lie mine have had more TV than normal and yesterday my parents had them and we got loads done. My youngest also still naps so that makes it easier then as you don't have to sort out them fighting over the little remaining about of toys when one is sleep and can get on.

For me it's more the cleaning stressing me than the packing, we are pretty much done as far as we can until the day before with packing but I worry about making the house as clean as I can. Have been pulling out furniture and hoovering so when the movers come we don't have 6 years of dust underneath to hoover, so bad!! Still doesn't feel real that we are going despite the house being in boxes. Not sure it ever will until we no longer come back.

Having been trying to find out what's going on re exchange of contracts for the past three weeks, we have today learned that the buyers' solicitor at the bottom of the chain only reported back to them yesterday and enquiries have only just been raised!!! I cannot believe this and it's sooooo frustrating! I think I'm about to lose my sanity...

Is there anything we can do to put pressure on the buyers' solicitor & the buyers at the bottom of the chain? We're at the top of the chain and there are four in the chain. Everyone else is ready to exchange contracts.

We’re in the same position but the other way round. Our solicitor confirmed this morning that our sale is almost ready to exchange and so is our buyer with their buyer. The house we’re buying haven’t even ordered searches yet! Spoke to the estate agent today and both they and our seller are chasing the solicitor. It’s the same solicitor acting for the buyer at the bottom of the chain who is the most desperate to move and wants to complete by end of August. Our solicitor said today that our purchase is likely to take another 8 weeks… it’s been 6 weeks since we had our offer accepted and basically nothing has been done on the conveyancing side.

It’s different here, you pay for the searches on the property you own and provide these to the buyers’ solicitor.

@MovingABCs that is so annoying. Probably going to be a few weeks until that's all sorted. I guess you can only push up the chain, so get your EA to speak to your buyer and they speak to theirs until that person who has direct contact with the person buying their house chases them. If they have a good EA/solicitor they will have done this. Did that buyer start later than everyone with the process?

Our house is in boxes now. Moving day Thursday is fast approaching. I've disconnected the dishwasher and washing machine today. Also turned off the fridge, all cleaned. So we have nothing! Fed up of cleaning now.
