I actually spoke to my actual solicitor yesterday - hooray! She is expecting to send me report on title and enquiries today, and is sending the enquiries to the vendors solicitor today.

Fingers crossed all is ok….

I had an email from my EA yesterday saying another firm of roofers have requested access to the property. We're now two weeks in from the initial survey, a drain survey, and a roof survey without any negative feedback, and EA thinks the buyers are just getting quotes for the work they intend to do. I hope so because it was marketed as a refurbishment property having huge potential and any attempt to negotiate on the price is going to fall on deaf ears.

Had an offer today, trying to negotiate but I will totally say yes whatever they come back with. Although there is another party interested who I’ve answered some questions for today so maybe finally things will get moving one way or another.

Am dancing in joy at my desk, know there is still a long way to go but I had been in despair that it would ever go.

So eventually we accepted an offer on ours earlier this week (DH took some convincing) and today we had our offer accepted on where we want to go… aware that there are still many many hoops and hurdles to get through but I’m cautiously optimistic this afternoon 😅

@DancingFerret that sounds like a lot of effort organising all these different companies to visit. We also won't be able to take a drop of our buyers find anything via the survey, so far we don't know of much, but haven't really ever been in the roof so hope nothing major there!

@OtiMama The buyers are doing all the organising. It's a probate sale and the house is unoccupied and has a key safe; the EA makes the arrangements. Security could an issue with all these people knowing the code for the key safe, so the agent changes the code every week.

There are two reasons I would be reluctant to negotiate on price, (a) the houses on either side would have a sale price over £200k more than mine, so the buyers have plenty of financial headroom to improve, and (b) there were six final offers well over the asking price; I would hope that if the sale falls through (serious defects aside), it would be sale agreed again fairly quickly.

I hope everything falls into place with your sale.

@DancingFerret ah that makes it a bit easier.

I am pleased to say our vendor has come back with the docs we asked for re boiler and answered all our questions. They've offered another viewing to show us some bits like the heating/hot water on so hopefully moving in the right direction again.

@MadameSzyszkoBohusz sorry you haven't had any viewings. What is your estate agent saying about it? The market is tough at the moment.

We've accepted an offer! 🎉🎉🎉
Switching from a guide price to offers in excess of was definitely the right move for us, especially as we had a good bit of headroom with the original guide price. Turns out our buyers didn't think we'd accept their offer when it was still up for the guide price but as soon as we switched and they realised we probably would, they pounced! Our buyers are FTB and the place we're buying has no onward chain but isn't a probate sale so I'm hoping the conveyancing bit won't take months and months. A girl can dream 😆
A ways to go yet, but I'm cautiously excited. DH is practically dancing on the ceiling but I'm not sure it's sunk in yet for me that the gorgeous house we've been mooning over on Right Move for weeks is actually going to be our home. Weird, right? 😂

Both contracts (for our property) are signed and sitting with solicitors. Only one more link in the chain which is our onward purchase. We've also signed that contract, haven't had an update on the sellers but I assume it's either happened or imminent.

Can someone explain what happens once everything is signed? We didn't date anything, haven't had anyone enquire about specific exchange dates.

Good to hear things are progressing well for some of you! We are just waiting for some searches. Our buyers have now asked if there’s any more furniture we’d like to leave behind for them as they don’t have a lot. Already leaving them a load of quite new items - freestanding washing machine, dishwasher, wine cooler, massive wardrobe, all the curtains and all the light fittings. Our sellers are leaving us with zero 😆

We’ve had our first viewers this morning.
I’d arranged for the estate agent to do it seeing as we have a crazy puppy who gets the zoomies whenever we have visitors.

The estate agent arrived and said the viewers were running a little late, then started making noises about how he only had 30 minutes before he’d need to leave for his next appointment and hates rushing viewings. My husband was working away today so wasn’t here to help out but thankfully our son hadn’t yet gone out so he delayed that so he could deal with the puppy and I offered to do the viewing, because I didn’t want people who could potentially be wanting to purchase our house to be rushed around.

It seemed to go well, although they have three other houses to view today so I’m not expecting an offer.

May I join please? House went onto RM last week. It had four viewings lined up by the estate agent before it went on the market. Since being on, it’s had three viewings booked in. One went ahead, one cancelled and one is next week. No offers or second viewings as yet. I’m a bit bemused at the feedback as most seems to be the absence of a driveway putting people off - it’s obvious from the photos there’s no driveway. A couple of viewers who apparently seemed keen have ghosted the agent with no feedback. The market seems to be completely dead where I am with lots of houses sitting for ages and then being reduced. Our margins are so tight to make an onward purchase I’m worried we’ll end up having to do the same.

I think sometimes people need to view a house to decide some things are more important for them than they thought they were. Also just to say our buyer was only one of two viewings. They did nothing for a week before asking to view again and then made an offer, so it doesn't always mean no.

@IWasBornIn1989 they sound cheeky and you sound very generous. We are taking most of our stuff, we just don't want the faff of having to source new items when we arrive. Plus we are spending most out money 😂

I have been busy off loading stuff this weekend as this is a significant down size. So far three sofas, one freezer, one fridge/freezer and a small fridge. The Currys guy who came to deliver the new fridge/freezer with the right combination going forward said he did the same a year ago. Couldn't be arsed living in a large house with all the maintenance costs. Edging to exchange on the 30th June. Got to the point where if anything in the house doesn't have a place in the new house it's getting dumped!

Mine went live on RM Friday PM. Had a viewing yesterday and one more this morning. Yesterdays couple were very poker faced, barely asked any questions so haven't got high hopes. Person coming today has nothing to sell so we shall see. I live very close to a big hospital and I think this is helping. Seriously hate having to keep the house so tidy but it is quite easy at the mo as both DC are still at Uni but arrive home next week and then it shall be carnage!

Good luck to those still on the market and having viewings it is nail biting. I have moved many times and learnt you have to have the patience of a saint and nerves of steel to survive this process...

So after having two viewings over the w/e I have had an offer this morning at 430k from a couple who are chain free. I have declined it but a few hours later have not heard anything back with a counter offer (probably at work and I am just being impatient!). It only went on on Friday at 450k I am not sure if I should bite their hands off or wait for a bit more. The market here is relatively good - popular market town some sell in days others hang around for months. Mine is recently renovated with a lot of space for the money. Hmmmm food for thought I have a sneaky feeling they won't make a higher offer.

Our viewers from Saturday appear to have ghosted the estate agent. They’ve messaged twice since to ask for Feedback and have had no response.

We had another viewing yesterday, a lady who is moving back into the area to be near to family after living away for many years. Seems we have a lot of competition there though as she was viewing eight houses while in the area.

I'm feeling really deflated today. Viewing yesterday, first in the last 2 months ! Positive feedback but wasn't the one for them, fair enough but it's so nerve-wracking every time there's a viewing and I try not to get my hopes up, but every time I think this could be it. Been on the market 5 months now with 7 viewings in total and have dropped the price once. It all feels very out of my control.

@Peaceatlast40s sorry you aren't getting as many viewings as you hoped. I think EAs were hoping the market would have picked up by now but it hasn't really.

@MadisonAvenue you never know it could be the one for her. She's done well managing to book 8 viewings close together! Tbh if I missed EAs calls I often didn't go out of my way to provide feedback if I had nothing useful to say to help them and often when I did email some EAs with feedback but saying it wasn't for us they never even acknowledged it, I thought it was so rude and didn't make their business look very good. Felt very much like people say about EAs that they're only interested if it's going to make them money.

@screwyou have you have any further response from those people? I would be tempted to hold out, especially if you have other viewings lined up as it hasn't been that long.

Buyer has someone surveying our house on Friday, it's making me nervous, not that I know of any major issues but you never know! Our vendor is responding quickly to the amendments they agreed so that's good. Hoping after the survey is done we can try and gauge an exchange date.

I think you’re right about the market not moving as quickly as expected. One estate agent we had here for a valuation said that sold signs were starting to go up everywhere but we’ve not noticed that either where we live or as we drive around the area.
We live on a lovely estate, it’s well laid out and we back onto an AONB. It’s really desirable and houses would usually sell within days, currently there are five houses for sale.
Our house is a five bedroom semi, although the fifth bedroom is used as an office. One went on the market the same day as us and is quite a bit cheaper as it’s a mid terrace and is smaller, there’s another of a similar size and price to that one which has been on the market since April and has been reduced. There’s a large detached which has been for sale for a couple of months and has also been reduced and a smaller detached which has been on the market since Feb and is a mess, but is priced just £30,000 more than our house after being reduced twice. It needs gutting though as it’s in a terrible state despite being just over 10 years old. We’re talking kitchen cabinets without doors, mold everywhere, filthy worn carpets, disgusting bathrooms, overgrown garden. It needs a lot of money spending on it.

Had some feedback from the lady who viewed on Monday. She’s still undecided as she viewed 9 houses and wants to take her time to consider all options although she said ours is a strong contender but she would like a bathroom on the first floor. That was the only fault she could find. The house is full three storey with a bathroom and en-suite on the second floor and a toilet on the ground floor.

The estate agent mentioned yesterday that he had someone else interested in viewing but he needed to register them before booking them in. Just spoken to him and he said that currently it feels a waste of time as their maximum budget is £300,000, £20,000 less than our asking price. Two weeks in we’re not ready to negotiate down that much.

Messaged our agent today to ask if we had any viewings booked for the weekend, and he didn’t reply, which I’m guessing means no.

DH keeps telling me not to panic and that it’s early days - but not a single viewing in 3 weeks suggests to me we’re vastly overpriced. 😕

I had this with my house. The trouble is that a landlord is buying a house as a purely financial transaction so will try to get it as cheap as possible. There is no emotion involved. He wasn't prepared to offer enough so i went on the open market and got more.
