We have confirmed that we will not be completing on Friday due to our buyers revised mortgage offer has still not been received & so their solicitors are unable to request for funds in time for Friday given they require 5 working days notice. Our sellers are now away until end of April so we will have to just wait & see what happens😔🤦‍♀️

GAHHHH it’s moving day part 1 - moving out of our old house today stuffs going to storage.

and moving day part 2 commences Friday !!

Just turned up to the house and either the packers or cleaners have knocked one side curtain rail in master bedroom leaving it part attached to the wall and part hanging.
So we have completely removed the rail from the wall, the curtain rail is fine the curtains are fine and I have tried to patch the wall on the side it’s been knocked and I’m am panicking

. I have said to our buyers via ea that they can discount the small amount they are giving us for outdoor furniture etc so they can get someone fix the wall (it’s only one side about 3cm side but still)

Im livid and completely unable to do anything !!please talk me off the ledge.

Started on thread 4 or 5, here is my update:

Offers all accepted and chan completed mid november
Two weeks in Buyer No 1 pulled out
Found another buyer who on exchange day No 1 hadn't deposited their monies so we didn't exchange
Sellers pulled out on exchange day no 2
I continued with the sale of my house as I didn't want to lose them, made my self homeless effectively
Removals came and moved all my stuff into storage.
Completed on the 14th March. I moved in with my sister
Dog moved in with the ex (miss him so much)
I've found a new onward purchase offer accepted, surveys done, searches and solicitors (round 2) up and running.

I wait..................................................................................................................

Great to see so many actually getting it in before the Stamp Duty deadline, to all the others who are not going to scrape in, I feel your pain.

I have done repairs like this many times without much trouble and am no expert. 🙂 Annoying for you at such a stressful time but objectively not a huge issue for your buyers.

Morning campers. Packers are here and we are both ensconced in our loft bedroom trying to keep out of the way. It will be weird to sleep here tonight with 90% of our belongings gone.

We exchanged this morning and mortgage funds have reached the solicitor. So
hopefully all will be well for completion tomorrow! we have a few days to move as
there’s an overlap with the rental. Good job with 2 kids and 4 cats involved

So my seller confirmed they will vacate the property and we will complete the 4th/ 7th April. Just waiting for the solicitor to confirm exchange details and arrange funds etc.

I'm annoyed as this could've been arranged before the SD deadline if his solicitor had done his job. The seller had previously agreed to complete on 28 March, and we were all waiting for exchange only to find his solicitor kept saying they have to wait for the onward purchase to be ready.

But the end is near so I will take the small win!!

@Abra1ti know but I bloody wanted everything nice for our buyers. When I anxiously called out EA he was like spoke to your buyers - all is fine they aren’t worried I wept.

then we had the removals bring muddled shoes in all over the house and I was like aghhshhs tried to clean up best I could once they left.

anyway it’s done. Thank god !

@Notadreamim sorry lovely honestly it’s the worst bit about chains. For the majority most people are totally not in control of it and that’s the stressful part. I think I have spent most of my time on previous threads (and this one gabbling nonsense - thinking the process has driven me demented)

thinking of all of the people who can’t make the deadline and or pending exchange.

More phone calls today. Top of chain developers just adding on casually a couple more weeks. But they'll try to be sooner if that doesn't suit....we are already over seven weeks later than led to believe. So no, it Does Not Suit.

I finally cracked today after another very early waking up and feeling sick and achy, and worked from bed this morning. Still feel wrecked. No idea idea if exchange and completion will happen on Friday. Will drive 77 miles to the house in the morning the hope I get the call and can read the meters and leave the keys and go.

If it wasn’t for the fact I wanted to give an upstairs carpet a quick clean, I would ask the agents to read the meters and tell me. Also, some old friends of my parents want to say goodbye…

No update here other than we haven't exchanged but solicitor is saying we are good to complete 31st, our seller has now agreed post spring budget announcement.

My husband was due to go on a holiday today coming back the night before we complete, so we are now having a big bust up that "I haven't allowed" him to go. Ultimately I won't tell him he is not allowed to go but it doesn't take a genius to realise that leaving me to deal with the DCs and a house move alone (when we still have the stress of not actually exchanging yet) isn't a good idea.

I've been quite teary myself today and it's not even me!

All I've been doing is supporting DS from 200 miles away because he's doing it on his own. How he, and all of you, must be feeling!

DH has bought him a moving in present of a huge toolkit!

Sorry to hear you are having a disagreement with your other half @Isthatarealname about the holiday. Not what you need at a time like this.

We are now 90% packed and loaded. Having some issues getting a futon out of the house that was put upstairs before we did a loft conversion that lowered the ceiling height of the stairwell. They are bringing tools tomorrow! We have a random assortment of stuff left in the house. It's like the Generation Game - cheese grater, Le Creuset casserole dish, dumbbells, that sort of thing.

Been out for pizza and a campari spritz. Had hugs, cards and wine from neighbours. Looking forward to getting on the road tomorrow to start our new chapter.

Good luck to anyone still trying to exchange and complete before the deadline. I will mostly be offline tomorrow, so look forward to catching up on everyone's progress later on.

I remember getting one of those from my dad when we bought our first house. I still have a lot of the tools 21 years later. Sadly I don't still have my dad 😥so it's lovely to have a gift like that to cherish for decades to come.

The buyer's and their solicitors seem to be taking their time on this, despite us and our solicitors chasing daily. They were complaining that we were preventing exchange from happening last week (despite us being ready since February) only to find out exchange couldn't happen on Monday because they were still waiting for the mortgage lender replies. Found out today that they couldn't exchange because their solicitors had only just received their signed documents and they still have to sort out their insurance policy in order to exchange!

It's not going to happen in time, is it?

Maybe. It only takes a few minutes to sort out insurance.

Well so we found out after having a survey that the house we wanted to buy has subsidence, current. How important it is to have a survey!!
.
The sellers were selling as probate said they knew nothing about the house. I think they probably did but... history now.

We've had an offer accepted on another house, we're having survey next week. Hoping to be in by end of April.
Is it normal for buyers to come for a final visit just before exchange? Our buyers want to visit. We're boxed in, it doesn't seem quite normal they're saying they want to measure up. A bit worried they'll start finding things for us to do!

The insurance is quite fast so long as you have fully completed the quote with the company you've decided to get cover with. Its the form filling and decisions on cover and extras that take time.

Encouraging to read everyone progressing with exchanges and completes! Gives me hope that it will happen soon as right now it just feels like the weeks are flying past with no real movement. Ho hum!!

@Nextdoor55I think that is fairly normal for a 2nd viewing, especially to take measurements etc. It might be concerning to them if you refuse! We are going to visit our again but after exchange (weird I know!) but this is to help the children transition to our new house as they haven't seen it yet.
