Ah, I don't know why but I always assumed bottom of the chain would complete last! Maybe because logically I assumed that if the last house in the chain gets vacated first, there won't be any surprises along the way of people moving into a still occupied house! But I guess things are not done logically in this country 😆

Thanks, I will check with the EA how they will organise the key drop (nobody told me a thing of course! Leitmotiv of this moving) - I only took half a day off work, hope that will be enough! 😆

It's because the money has to travel up the chain - the last in the chain couldn't complete first as they wouldn't get paid!

We are dropping our keys off at our agent and then collecting the new ones from the other one on Friday. So fed up of packing now arghhhhhh!!!! Not too much more to do ........ Sent over half of the money to solicitor, need to send the remainder! Not sure how much cleaning I'm gonna get done tbh!

So after I had told my solicitor and EA that I will be away in mid-April for 8 days, and my mortgage offer is only valid till the 12th May, the EA has spoken to the seller and he confirmed he is happy to move out so that we can complete in the next two weeks.

I think the seller was already prepared to do that when I said back in early March that I want to complete before the deadline, hence he actually agreed to the date, and actually thought we were completing this week. As it transpires, it was his solicitor who said no as the onward purchase is not ready...

Feel very frustrated due to now having to pay extra £2.5k, debating if I have a case to make a complaint (it probably won't gain anything).

On the other hand, I will be glad when it's over. The EA will update me on Friday regarding the seller's plan to vacate the property so hopefully it will be good news.

Yeah, the afternoon will be fine to do those things. When we last moved, I didn't take time off at all as we were also in rented. My other half left work early to get to the EA before it shut and then I met her in the pub. We had a quick scout round, took meter readings and admired the golden pelmet and fleur-de-lys wallpaper 😂. Then we moved in over the weekend.

I complete on Thursday. Removals come to pack tomorrow. We've been told they will load 90% of our belongings tomorrow, which is great as we will be able to clean tomorrow evening. Then it's just a Luton van to load on Thursday morning and off up the A1.

Same when we moved here I was at work, don't even remember exchange or completion. My other half picked the keys up as he was local, don't think I went to the house for another week and then we didn't move in for another week after that!
This time is.........very different 🤯

So someone said you can set up utilities online from exchange date?

Can you pick whatever company you want for electric and gas? You don't have to use the company that they are using?

Yes you can choose whoever for electric and gas. Not sure when you can set up a new account as I have just transferred ours. I also did the dreaded council tax today.

Ahhh OK. May do it on completion day then as I'm not working.

He does pay Council Tax where he lives but everything else is included in his rent as its attached to the landlady's house. So he doesn't have any other accounts to "move" so to speak

For utilities, you can register ahead of time for Council Tax and Water. There's typically an option on the form to select your actual moving date. For gas & electric, the supplier at our new property is the same as our current supplier so again we did the form ahead of time. There's no obligation to inform utilities before completion though so you could always do it after you move in. You'll get a 'To the occupier' letter shortly after you move in. They won't just switch off the utilities on completion day. So if you want to switch provider it might be easiest to wait until you are settled in.

Worth checking out the broadband situation as that can take a while to get set up if the sockets for his chosen provider are not in place. Buy a cheap sim card router and sim card if needed to tide over.

How long do you think is reasonable for an EA to produce a memorandum of sale? We are a week post acceptance of offer - and nearly two weeks from the date the offer was made.

Do you know that your buyers have definitely instructed solicitors? We waited nearly a week for the memo of sale and it was because they were playing silly buggers. Once they had a solicitor the memo was issued in an hour or so.

@kirinm I think I asked this on our previous house. In essence the vendor hadn’t done her ID check so it’s worth prodding. I would expect it two weeks in… but as per my username I’m not the most patient of people so will let other chip in too

@2025willbemytime that sounds about right new house isn’t ready to be signed off. I think the removal firm thing was just an excuse. I’m so sorry your dealing with it, when your vendor realises your chain will collapse due to expired mortage offer it might prompt her to air b and b it. That’s what I did with our chain and I thought it was pretty reasonable… but I know some people are pretty unreasonable!!

My concern is that they haven’t. Our biggest fear with this purchase is the time it may take. We don’t have the ability to wait for an endless amount of time and the estate agent knows that. My solicitor said if we’ve not had confirmation they’re instructed solicitors by Friday that we need to take that as an indication of how motivated the sellers are / are not.

Ah thank you but there is no agent as it’s an empty new build shared ownership that we are moving to. The solicitor contacted us yesterday to ask if we were available for the exchange call today, which is why I’m a bit put out that he never called. We have already sent funds to the solicitor including the first month and a bit of rent on the shared ownership part so we will be in a pickle if things don’t complete on time, especially as we have to be out of our rental by Monday

We have confirmed that we will not be completing on Friday due to our buyers revised mortgage offer has still not been received & so their solicitors are unable to request for funds in time for Friday given they require 5 working days notice. Our sellers are now away until end of April so we will have to just wait & see what happens😔🤦‍♀️
