DS hoping to exchange this week and move in on Friday! This could be a reality TV show Extreme House Buying.

In his case just the one outstanding document with no one being apparently bothered about trying to obtain it. Then insurance to add date and press go!

Spent a hour with him on Teams this afternoon creating a Google sheet of stuff to do before (not much now), on moving day and after. If it happens this week he can get next week off as holiday but then it's not so easy as others are off.

So rollercoaster week everyone. Good luck!

Good luck to him! We’re the same. Waiting for one last bit from our buyers so we can exchange this week & complete on Friday🤞🏼🤞🏼

Hopefully lots of us completing on Friday then! My solicitor said her firm has 150 completions going through Thurs/Fri 😳
We have been packing and moving stuff to parents over the weekend. OH has driven me nuts as despite assuring me that there was "not much" in the loft after nagging him to sort through it for weeks there was in fact a ridiculous amount 😭

I have given up all hope of March completion so now just hoping to get ANY exchange date discussed by end of the week! We still have one thing from Land Registry outstanding so hopefully that goes through.

And of course it could all fall through thanks to the stamp duty increase and bottom of chain FTB.

Will we exchange, will we collapse 🔮 stay tuned!!

On a lighter note, our sellers just asked if we wanted them to leave the piano....the very sensible side of me says no way. DD takes lessons but none of us can play and we have 2 keyboards, one with weighted keys and very little space as we are downsizing.

We are getting a free piano 😂

Vendor is alive and responding (for now) ! Enquiry on boundary satisfied but he thought we had exchanged on Friday … no my friend it was a weekend of hell.

They now need to tell their solicitor to press the exchange button.

I cannot take much more now, my stomach is upset I’ve had to go and lay down.

can we do it ..

Whaaat! Ours tried to charge us for their toilet roll holder 😆I guess there are all kinds of sellers out there - or maybe they tried to sell it and failed and are now desperate for you to save them 😆

Fingers crossed for those waiting/ hoping for exchange and completion this week!

My solicitor has gone radio silence since the 19th... so I have lost all hope for meeting the deadline. I have chased again this morning for any indication of exchange/ completion.

@MelodyJ have you tried calling them? Even if they have no news, at least an email would be common courtesy! Does the EA still say that everything was sorted?

I'd be sceptical about the piano. They've probably looked at how much it is to get it taken away and may be trying to palm it off on you to avoid paying. If it was a good piano, would they be giving it away for nothing? I would want to satisfy myself that it's recently tuned and in good nick before saying yes.

I suspect that the piano does not fit into their new house as they are seriously downsizing. And that we have arrange completion last minute to beat the stamp duty so they have not got time to sell or space to move. So best to dump it off. It is an old piano from the pictures and likely not tuned. I doubt it is worth anything at all. But hey ho. It will fun fun for our kids to play with and we can always dump it ourselves later. Our tip will take a piano and we have the means to transport it. So wouldn't be too much bother.

DS update.

No further evidence of the outstanding paperwork but attempts continue to be made to get hold of it. DS has decided it won't make or break the decision to purchase so he's taken out the house insurance ready for exchange in next few days and a Friday completion.

Over to the rest of the short chain now.

Needless to say, he's very excited!

Yeh just called my solicitor, apparently, the seller's solicitor has some 'issues' on the outstanding enquiries so definitely won't meet the deadline. I think the EA might have only asked about the sale and thought the whole chain was ready - not knowing the seller's onward purchase is still not ready.

Have pushed for some more specific updates/indications on the timeframe as I will be away for around 10 days in April. So we will see...

Given that I'll be missing the SD date, my goal now is to make sure I time the exchange and completion right so that I don't have too much overlap between rent and mortgage.

Flipping heck my buyer is trying to haggle last minute reduction on price!! I have told my EA they can have half of the reduction cost ONLY if they exchange Friday and complete Monday but we will have to write them cheque because the mortgage lender will take weeks to amend we won’t make it before the stamp tax duty hike . I could die with this stress

Or are they just trying, hoping/ knowing that most people at this stage of the process would choose to accept the reduction and complete, rather than start the whole process again....

Nothing is complicated about it. We are a chain of 4 and all the solicitors managed to exchange from start to finish within 15 minutes once they realised they were 45 minutes from the chain being collapsed. If everyone is genuinely ready to exchange (signed contracts returned, deposits deposited, no outstanding enquiries), the only complexity is whether the solicitor makes themselves available to answer the phone.

I've given authorisation to proceed this morning :( and I was hoping with more time it would be OK (on Friday I gave authorisation at around 1pm) and yet here we are. It's a chain of 3, so assuming only two calls to be made?!

Yes exactly. We had the same though - I gave authorisation 3 times before it finally happened. And it only happened then because our vendor threatened to pull out if it didn't get done by COP. Probably one of the solicitors got distracted by another case and didn't pick up the phone or call back.
