Going to view a house today that I want badly !

Gorgeous 1930s detached house, needs alot of modernising, huge garden, big drive and garage. It's on a main road into town but all the houses on this road are the same and just so lovely to look at.
We are not on the market yet but plan to get the same estate agents to list us asap. We need to move, we've outgrew this house in the last two years.
They want £450k. It was reduced in October.
Feedback has been the main road putting people off and also the work that will need doing.
How can we up our chances ?
We can probably go upto £430k but that would be the maximum.

i'm not giving up my day job to become a super sleuth! So I haven't found it🤣🤣
But it sounds amazing with the original features.

From what others have said it doesn't sound like you have been overly cheeky, it sounds like the vendor (m) no doubt with the agents encouragement, has priced it too high for the work that needs doing compared to the other sold price. Hopefully their daughters are a bit more realistic.?!

Good luck with getting your photos done!! Make sure they are really good because some Agent's photos can be dreadful! And make sure you get them to send their write-up through to you because that can be crap as well!!

How exciting! I have absolutely viewed houses and known I would be happy. My favourite house and this one.

I'm still in the process of doing this one up and despite my frustration that it's not finished after nearly 2 years I still love it!

I do hope you get your happy home!

You need to get yours sold or at least on the market before they will accommodate an offer.

We were in a similar position. House price had been reduced as it had been on the market for a while.

As we were aware our position was weak we offered above the asking price. They "accepted" but then used our offer to get a higher offer from someone else. I can't really blame them. We ended up in a house that suits us better anyway.

I think I’ve found it too. I don’t think you’ve been cheeky either. It’s a fair offer. The garden is fabulous and it doesn’t look that scary in the sense of what needs doing. What’s opposite? That looked a little off putting.

I just wanted to add a few buts though, @skidamarinkadinka because it's obvious you've got your heart set on it but as I said previously, we bought one of these, and there are a few things I wish I had known before we did.

It has a very low EPC, and it looks like it has some single pane windows. That means it will be really really cold. There are days in winter when the temp in our kitchen is 10 degrees. I've got poor circulation and I've got chillblains on my fingers nov- march. The house is warm if we put the heating on, but it doesn't retain the heat at all. There's no insulation and it's difficult to add it now.

The kitchen and bathroom are old. You should assume that if they haven't been replaced in 40 odd years, nothing else has either which means the plumbing and wiring will be shot, and if it's wallpapered (especially if it's anaglypta) the plaster is cracked and will have to be redone if you strip the wallpaper.

The roof needs looking at.

Living room fire should probably be condemned.

It's a money pit. These houses are. So be sure you've got room in the budget for that because it will be expensive to live in as well as buy/fix.

And the traffic will be a nightmare from 7.45 -8.30 every morning.

Fairly local so know the area…I can see why you love the house & I think you’re offer is fair but for me the huge secondary school opposite would really put me off. Good luck tho

Nope, even with all the help I still can't find it🙇🏻‍♀️🙇🏻‍♀️. The one I thought it was, the only one with an aerial view that I could find, can't be it because the kitchen isn't that old🙇🏻‍♀️🙇🏻‍♀️

It doesn't really matter because I'm certainly not buying it and whatever it's like I wish the OP well, it would just be nice to be able to see what everybody's talking about!!

I've lived on the same road as schools and where I live now there are three very close and at kicking out time it can be a bit of a nightmare, but it doesn't unduly bother me.

Unless the school itself has a really bad reputation, it wouldn't stop me buying a house. I really loved.

The school is one of the best in town, really good reputation.

The costs are scaring me to be honest . I wish the owner would be more realistic with what it’s going to cost us to get it up to date.

It's a lovely house. I think slowly improving it over the course of a few years is very doable. I hope you get it.

Yes I agree they’re perfectly happy there and think it’s fine because it is for them. But what about the electrics? The roof ? Plumbing ? It has a new boiler and new radiators in most rooms.
I think he isn’t seeing those sorts of costs for us

I agree, he's not seeing those things. Probably because he hasn't needed to. The electrics works for them, as does the roof etc. Hopefully the agent will be able to speak to them about this, although it doesn't sound as though they're a particularly proactive agency.

ok my view as other pp

its a lovely house but needs a ton of work done to it. Do you have the budget?

We looked at similar and would have been in the region of £200,000. South east prices but that was a few years ago. We didn’t go for it as I couldn’t face it.

Everything will need doing most likely, boiler, electrics, possibly artex, windows… the list is endless.

It will be a fabulous home but go in with your eyes open. Personally opposite a school I’d not be going for it.
