Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

Well, where are all the brains?! My agent has told me what another agent in the chain thinks his clients will do. I've said I don't want his opinion, I want an actual decision. I want facts. It looks like someone below my buyers will be pulling out. I'm just interested in what my buyers want to do..

After a failed move in October, we accepted an offer from a new buyer 3 weeks ago.

They've had the mortgage survey and homebuyers survey which they should have got back yesterday. Haven't heard anything yet.

No contact from our solicitor at all regarding this new buyer - how often are you all speaking to / hearing from yours?

Solicitors on both sides are ready to exchange - now sellers say "way too soon" to complete in 10 days and want 17th of December (3 weeks away) for an empty investment house....

I am beyond frustrated. Absolute time-wasting self-centred sods. I really wish I had options and could just walk away!!!

Myself and DP have reserved a new build. Part ex his house in - fingers crossed. His house is being valued tomorrow by them. Hopefully then a 100K mortgage which we have approved in principle and exchange in 6 weeks and then complete by March. It’s a brand new build and a dream hopefully - 4 bedrooms, 3 bathrooms, 2 lounges, study, family kitchen diner. Garden. Garage. And a boot room! We want to convert the garage into a large utility and spare lounge for the older children or us to relax in. The driveway isn’t shared. Every time we see it we fall more in love.

Fingers crossed.

Hoping to get an offer soon so we can put in an offer on a house we likes 1930s detached

Thats very unusual for a new build all the ones we saw are very cramped together and cars are everywhere ! Is it a small developer ?

No. They've been playing me for a fool for months. Delaying. Not communicating. Have cost me two buyers and thousands so no, I'm done.

We were surprised too. It’s actually a build that has been around for a couple of years - small estate and this is the last phase within that which is going up. Houses are build, kitchen going in etc Excellent reviews all around and residents very happy. It’s expensive but not much more than we were looking at eg 75 K more but we get another bedroom, two more bathrooms, larger garage, boot room,l and another lounge and all the rooms are a totally decent size eg double beds. So a lot more house.

Every house has a minimum of two parking spaces. Most have a garage and two spaces. This particular plot hadn’t been released but it’s a big garage and driveway with 3 car parking spaces and not a shared drive. Just our access and drive. Reservation fee paid and just waiting to see about our part ex now.

It has a slight slope in the garden away from the house - that’s the only draw back and it is only a slight drop. Kitchen is fitted and included as is flooring. We have taken 2 of our friends round just for them to look at it and they both loved it.

Hi everyone. I’m not even sure if any of you would recognise my name - but I have been stalking the thread since I lost my sale in April. That was one of the hardest and harshest things I’ve ever been through. In fact I’m still not entirely sure if my former buyer was on the thread and pulled out because they read my musings which is why I stopped posting. Anyway and however!

After sharing a room with my son for 15 years, he my daughter and I successfully moved early November to the point I’m still absolutely in shock, constantly worrying if I’ve purchased a Money Pit (! No survey as I couldn’t afford one!!) and trying to work my way around a property you could fit my previous cottage into about 3 times! And we have so much land! It’s nuts.

Plus, we’ve just found a couple of boy kittens that need to be rehomed - a bit sooner than planned but you have to go with the flow when things come to you!

Losing your sale is absolute torture. So if any of you are going through this I just wanted to relay some hope that things happen for a reason and it all went quite swimmingly in the end. Albeit I am struggling with it as for so
many months, I really never thought we would get out of there.

But this thread kept me going. The viewings, constantly keeping on top of the house, the surveys, the finances, the admin. All on my own.

So for any of you ladies out there really struggling (especially those doing it on their own which is a complete mission in itself as you have no one really to run things past/vent at!!) I just wanted to let you know it will happen and you’re all amazing :)

I lost two buyers, one after hours and the other after weeks as not moving quick enough 🙄. It hadn't even been two months from their offer at that point. Now I think I've lost my current buyer because my vendor has messed me about so much I have pulled out of the purchase. Thankfully I have found somewhere else and it is better in all ways.

My question - I was asking my solicitor when I can book the survey and she said at exchange of contracts. Now I know she doesn't mean after we've exchanged, as I won't be doing that without knowing the house is sound, so what does she mean? We have had the memorandum of sale and I know she didn't mean that as I asked.

@JawsCushion When I had a buyer waiting and a new purchase to push through, I wanted to move things as fast as possible. I did as much in parallel as I could so ordered the survey straight after the memo of sale. We're 7 weeks in and fx'd about to exchange.

This will be my second one so I don't know why I'm having such a problem with it. The estate agent said I don't need one as I'm not having a mortgage but it would be madness to buy without.

You don’t need your solicitor’s permission and the agent is talking nonsense. A mortgage valuation is for the bank’s benefit; it won’t flag up things that might concern you, which a survey is more likely to. Many banks just do a desktop valuation now and don’t even visit the property.

Book your survey as soon as you wish and certainly well ahead of exchange so you have time to negotiate if needs be.

We did our survey straight after our offer was accepted and our buyer did the same too. The mortgage survey happened before enquiries started too.

I've spoken to a few letting agents and it is worrying me. The rental market is also dead.

I think we are going to have to push back exchange (assuming it was going to happen in December).
