Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

Its all so slow isn't it?

We are busy organizing as much as we can our side and it feels like the seller just isn't in much of a hurry. Not done any of their forms at all. Then you get all scared, what if they are not serious and are going to pull out. We have paid for surveys, searches, mortgage advice etc. etc. if they did put out we loose thousands.

House buying and selling is pants.

My buyers have now had the survey back for a couple of days and we haven't heard anything. Not sure whether this is a good thing or a bad thing?! The estate agents say they'll contact them again and ask how things are going.

Our solicitor, meanwhile, hasn't replied. We've chased them up again but I really feel like we need to be filling in forms and understanding what is going on! Why don't people reply?!

Oh I hope you are right. In my head they are going to either pull out or want thousands off! I just wish they'd tell the agent that all is good!

Chain below me all completed and at a position to exchange but my onward purchase is still dragging on... enquiries taking an age to be finalised/amswered 😒

@Waiting4Autumm I'm in the same situation. I asked the EA to chase both the seller and their solicitor on Monday. It's a probate house so I suspect they don't know some of the answers which is actually fine because it's a doer upper anyway but I wish they would just reply to say that rather than doing nothing!

Three weeks away from our mortgage offer running out.

Hopefully they worked for a firm not a one man band. I would actually go into the solicitors office (presuming it's local) on Monday explain the situation explain the three weeks timeframe on the mortgage and see what they can do. I always find actually talking to someone face to face if possible leads to better outcomes.

Unfortunately true. And the solicitor was a one man band.... no colleagues or firm to support or back up.

Just a horrid perfect storm of circumstance in an already stressful situation. As if buying and selling houses wasn't tough enough.

Morning everybody, I'm in that horrible last-minute stage where I have several provisional removal dates booked but we still haven't exchanged contracts because the enquiries have taken forever. My solicitor has been unavailable for three days this week. I'm buying a leasehold property which I'm not worried about because it's a house and it has over 900 years on the lease but this seems to have delayed things a little as well.

Can I just ask because Google didn't help? Do I have to wet signed my contract or is this digital now? And what happens after we exchange contracts is it final credit checks and things by the mortgage lender or does the solicitor have other things to do as well because I've googled and that wasn't much help either.🤓🤣

@Nugg our solicitors were happy with it being wet signed but then scanned back in and emailed to them. So a bit of a weird hybrid! Some things earlier on we had to sign and post back. We are also waiting for exchange and confirmation of completion date. The removals company we wanted to use are fully booked on the provisional date so facing either moving ourselves or scrabbling round to try and find another company for 2 weeks time. Without a date I can’t confirm anything though!

I've no idea what is going on with our sale at the moment. Enquiries might possibly be finished or perhaps the buyer is thinking of more. I'm half tempted to chase but also not. The later we push back exchange the longer we have to find somewhere to live but we also have no timeline to work with.

I'm really hoping the housing market picks up in January at which point (unless the sale collapses) we will in a brilliant position. I'd really like to stop thinking about this all until after Christmas!

Looks like we're in a very similar position to all of you. Everyone keeps whispering about exchange and completion before Christmas, but nobody actually seems to be committing to anything. My solicitor now on leave for a couple of days but has said there is a bit of paperwork that our new neighbour will need to sign! Apparently it can be done after completion (agreeing to covenants in flying freehold), so let's hope they're nice!

We have one removals company lined up but no idea if they'll be available. Had another removal company round to quote this morning and they were grumpy so they're not getting my business!

@Gamergirl86 unless their solicitor was a sole practitioner then somebody else will pick it up. When I take over other people's files it can take a while to get up to speed so I would be minded to getting the estate agent in mind so the vendor starts hassling for a replacement so they can work out where you are in the process and prioritise your sale accordingly.

85year old Father in law has just completed on his sale - money winging its way over- he's in a hotel at moment and driving over to Somerset tommorrow for 6 weeks of holiday lodge and some staying and then going away with us- yay!! Hopefully his purchase will be ready very early in new year- it's chain free and probate but he's having a bit of work done before he moves his stuff back in depending how quick they can do it ( bathroom renovation and change to a big shower unit) he's got a bottle of champagne he's cracking open this afternoon!!

I'm staying on here till his purchase completes- lol!!

Still waiting for the last few enquiries from my vendor. The rest of the chain is ready to go.

The vendor's annoying EA kept emailing me about dates. I told him I would like to exchange by x to complete by y, but if that doesn't happen we are OK to complete in January. He came back to me and said the vendor wants to have it all done by Christmas. FFS I do too, but it's his client who is holding things up.

Been up since stupid o'clock so can barely say more as exhausted and don't want to think about it.

Sat waiting outside our new house as apparently our money takes an age to move between two solicitor accounts.

Oh and our selling agent doesn’t actually have any keys to let us in either anyway; so waiting on seller to give us keys to our own home now.

Honestly. This system is crackers.

Most people know to take what agents say with a pinch of salt so perhaps they haven’t done too much harm? Holding thumbs for you

It's what he has done that might be an issue. I've learnt not to take anything he says as the truth until I get it from my solicitor. Pissing off your seller and their vender will get you a big fat sacked from the job.
