Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

Hi! We have sold and in a temporary rental until probate comes through for the new place. It’s been 7 months. Praying for a pre Xmas move. Hope everything goes well for you.

Hello everyone

After the last minute shenanigans, my buyers have accepted our counter offer. Now they are waiting for their revised mortgage offer.

🤞we exchange in the next week to 10 days, then we can complete before Christmas. If not, we will be moving in January.

Vendor has now found a house, offer accepted, which is chain free. My mortgage meeting is booked, and now the ‘will I be accepted’ anxiety has kicked in.
Trying to put off buying any Christmas presents until after the application so that Novembers full bank statement looks ok

Fingers crossed everyone 🤞🏼 I'm feeling the stress now move is supposedly two weeks away. We're number two in chain of five and keep being told everyone is aiming for the 6th.. but we've not exchanged or got a firm date yet and yesterday agent said number four still has outstanding enquiries so we should know more Monday but it's 50:50 if they'll be ready and might be the week after.

I know uncertainty is part of this but I really need to book movers and swap shifts around to be able to move so finding the no notice very stressful. Our movers have insurance included where we can move the date once for free but I've not confirmed/paid yet... They'd be coming to pack week on Wednesday but equally it's a lot of money if it might not go ahead.

I pulled out of my leasehold purchase on Monday, so glad I did. The residents WhatsApp group was pretty damning about the freeholders, management company and service charges not to mention issues with mould and maintenance.

My buyer wants to have an asbestos survey this week, hoping it goes well. He's a cash buyer and we could effectively move early next year.

My next port of call is looking at renting, had some excellent advice from further down the last thread on shared ownership problem is that my credit is shot to pieces with two recently given ccjs making getting a mortgage impossible but also a lot of shared ownership properties do not allow for this at all. I'm worried that renting itself may be a hurdle too.
Ultimately the ex and I need divide our interest in this property and I need to be free.🌞

After the most painful, protracted house sale, we sold our house at the end of September. We’ve been in a short term rental since, but finally move into our new house in a few days’ time. We cannot wait! I cannot wait to have my old bed back.

i never want to move again after this!

So our sellers have agreed to knock £10k off the price which is great news. It means we're still paying £15k over the bank valuation but hey £15k is better than £25k right? I'm a little bit annoyed because we tried to be completely fair and suggested we knock off £12.5k so we'd be completely splitting the difference but it just doesn't seem worth quibbling over £2.5k in the end (which is sort of mental when you think about it. Where else in life would you just say oh well it's just 2.5 grand??) but we've asked them to leave white goods so that will help I guess.

I read the others threads but haven’t posted. We offered and received an offer in August. Our seller had a 6 month tenant in the house while it was in the market so waited for that to be up and them to move out. They moved it lasted weekend and last query resolved on Friday. Really hoping for a date before Christmas!

Hi hopeful movers, and. Congrats to @cheeseandcrackers for finally getting there! Hope everyone else has some substantial progress in the next 1000 or so posts on this thread!

Everything is happening quickly for us since accepting an offer less than two weeks ago. We have reserved our plot on the new build development, engaged solicitors and paid for searches. Buyer seems to be opting for the mortgage valuation only at this stage, which is planned for Tuesday. Mortgage application meeting is also planned for Tuesday and we've checked our credit reports this morning, with everything looking good.

After this flurry of activity I think we will have a quiet period until after Christmas, and then will get the chance to go in and choose our kitchen, tiles and extras for the new house. Hoping our build is complete to target at the end of March, the weather we are heading into is going to slow progress with the build, I'm sure. I'm hoping our buyers will be patient with us, they are FTB living round the corner with parents so I hope they really love the house and will enjoy a bit of extratime to save up for their lovely new furnishings.

I don't know how many of these threads I've been popping in and out of. I'm 11 months in so far and not expecting to move until Feb so I'll be here a while yet!

@TheCatCameBack112 we are about to reserve our new build now that we have an offer, ours is due for completion Jan-March, we had a look at it last week and the roof is on, windows in and walls plastererd with wires hanging out so it isn't actually far off so I wonder if it will be closer to January than March, does yours have a roof on yet?

@sillysausage92 looks like we'll be new build buddies for the next couple of months! I saw your last update where you'd been offered over asking price for your current home - fantastic

Our house is only 8 bricks up at the moment so a long way from the roof going on. When we were up at the site last week we noticed the next door house seemed to have sprung up from nothing over two weeks and was built to the first storey so I imagine ours will go up equally quickly if the wind and rain stay away.
Apparently there is around 8 weeks of work from the roof going on, which fits with a January time line for you. I've been told that the roof going on is the last chance to change some of the aspects like electrics and plumbing, and my developer chooses a kitchen at this point too. Have you been able to customise some of these options?

Is your developer giving you any incentives on the plot?

They haven't told us if the internal bits have already been picked, there is stamp duty currently offered on it but I don't know if we would get that as well as the assisted move which we have used. We should find out at the appt when we reserve.

Thanks for the new thread.
My buyer is ready to exchange but my seller has had my enquiries for 3 weeks now with no response. It's a probate house so I suspect they are struggling to answer some of the questions. Going to speak to the EA tomorrow to tell them to just send back the answers they have and then I can work out the best way to deal with the unknowns (indemnity insurance etc.). Otherwise it's going to drag on and on and on.

Still here, expecting to be here for the next 20 threads 🤦‍♀️ Solicitor still fannying around with our purchase, and we are still being messed around by people who apparently want to buy our house but are missing a few key things. Namely the money to pay for it or any actual desire to move? Sick of it already. People are weird!

I think we are mostly waiting on the bottom of the chain to catch up now - they have their survey next week but are still waiting on searches coming back & another round of enquiries. Hoping for exchange this side of Christmas.

Had enough of my estate agent who doesn't take the time to read or write emails properly and is just generally abrasive.

How long have you been waiting for probate do you mind me asking? We are waiting for an apparently simple probate with 2 siblings but don't think it will be quick!

the person passed away in sept 2023, we offered on the house in April 2024, and still waiting for probate. It has been a long and frustrating process - but hopefully things are almost done now. We’ve been told just a few weeks away. I hope your probate process goes quickly for you. It’s hard, but we love the house and prepared to wait.
