Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

We have a mortgage in principle with Nationwide. Persuaded to use a mortgage broker by the new build people and what a joke. Can’t access their portal - it freezes every two minutes keeps logging us out. The final straw was emailing them to screen shot all the problems logging in and receiving a reply with basically a slightly better version of there there little lady don’t concern yourself with your portal we will add you on to your DP set up this means that you yourself can’t access the portal (as you need a security code to your phone and DP’s side has his mobile and mine was supposed to have mine) but you can ask your big DP to upload everything and ask him to log in and show you. No I want my own access. So I’ve told DP we aren’t using them full stop. ✋

So back to Nationwide and an official application going in. I hate this first person gets all the contact and the second person doesn’t crap - DP offered to let me be primary contact but I can’t deal with stuff at work whilst he can. But we want to buy 50/50.

Ours are booked into a cattery. Obviously that's harder if you're moving a long way away

I'm moving too far to do that sadly.

Loobyloo68 · 01/01/2025 09:47

I'm moving with dogs and a cat. I've got a large dog crate that will fit a litter tray and bed etc in it. My cat will be in that in a quiet room while we move. The dogs ill leave til last thing then put them all in my van .

How about if your removals come the day before completion and pack everything into the van to travel the next day. You then travel up to the new area with the pets. You could book a cattery / kennels by your new home for them and they can stay there one or two nights while you get sorted. And you stay in a hotel the night before completion.

This is what we're doing, moving long distance with a nervous dog. Removal men coming Thursday to pack up and deliver on Friday when we complete. We've booked 2 nights in a caravan. DH will take DDog to caravan when removal guys arrive on Thursday, I'll follow when all packed up. This means we are local to collect keys on Friday and dog can stay in caravan until removal men have gone on Friday. May stay in caravan Friday night and get house set up on Saturday - it's a new build so no curtains etc.

JawsCushion · 01/01/2025 16:47

The removals are coming on moving day, we will drive up, they'll give me enough for one night and come back the next day and give me everything else. Hotels, catteries, kennels etc not an option. I'll just have to make it work.

Limeandsober · 02/01/2025 10:52

Message today from the mortgage company to say they have booked a valuation - presumably that’s a positive step in the application process.

JenaWren · 02/01/2025 11:25

Moving day today!

Moving into store as only completing on my sale today. Onward purchase won't be ready until the end of February.

Relieved and delighted that the whole process is nearly over. Sad to be leaving my old house though - I've been really happy there.

Good luck to everyone still waiting. I hope 2025 brings you all good news.

Gekko21 · 02/01/2025 11:42

Happy new year everyone. Good to hear some people are up and running with activities already. Good luck with your move @JenaWren .

We are waiting on bottom of chain to confirm they are ready and to propose dates. There have been some outstanding enquiries though so that may take a bit of back and forth first. Top of our chain's EA has already been on to us today to ask if there's been any further update since 20th December. You'd think they'd know that it's highly unlikely the solicitors were working over Christmas.

EagerHouseMover · 02/01/2025 14:38

Happy New Year everyone!

Good luck to those of you exchanging/completing soon.

We have received our contract to exchange (couple days before Christmas) for our onwards purchase, but just waiting for pur buyers to catch up. They told our EA that they were close, and their solicitor is in middle of preparing their final report, and will request their funds from their ISA soon.

So hopefully, not too long now for us.

ingkir · 02/01/2025 18:03

@JenaWren Congratulations! Hope the move went smoothly.

My sale and purchase are finally ready to exchange. I really hope we can do it tomorrow but the seller's solicitor has been so slow throughout the whole process that I won't be surprised if it doesn't happen.

Hope everything starts moving quickly for everyone else now that solicitors are back at work.

We have the same issue moving with two dogs and a cat and relocating with 2.5 hour drive! Dreading the move for this reason as we have two neurotic dogs and a cat that hates car travel! 😆

I'm doing it alone too plus the animals have never been in the car for anywhere near as long as they will have to be. I can't do the whole trip without a wee and leaving them alone while I run in is stressing me out

0hshutupshirley · 02/01/2025 22:33

Completing tomorrow. OMG 😮

mamnotmum · 03/01/2025 13:14

Happy new year!

We are really hoping we exchange next week and complete 7-10 days later. My solicitor isn't open until Monday so we will chase on Tuesday unless we have heard from them first.

I feel a bit overwhelmed because I was totally ready in October and they pulled out days before. So now boxes have been opened and it feels like a harder job to repack them!

HavenSprings · 03/01/2025 14:56

Happy New Year everyone! Question: we know searches are back and with our solicitors. The draft contract from our sellers is with our solicitors. Everything's now with the solicitors, and we're waiting for the documents to find their way to us.
Once this happens, is that the moment when we start getting proposed dates for exchange (provided no outstanding enquires)? And how big is the gap usually? Is it common practice to give enough notice to a chain, or could we suddenly face exchange/completion within a couple of weeks?

Also, where do the proposed dates come from?

kirinm · 03/01/2025 17:41

Our EA called today to say the buyer is still keen and so I expect we will be trying to agree dates for exchange soon.

Having to view both rentals and sales at the same time is time consuming and not much fun since we are now going to see pretty much anything.

MotherOfRatios · 03/01/2025 17:57

I rang the solicitors today and it is the windows that is the sticking point as the sellers side hasn't clarified what work has been done and my solicitor recommended I go and view to see but windows is hard as I don't know what I'm looking for (I never spotted the original issue)

my broker also doesn't think nationwide will extend my offer (runs out this month)

I'm SO fed up atp

I have no idea but also would like answers to the questions you have mentioned !

sillysausage92 · 03/01/2025 19:52

@HavenSprings I'd love to know these answers too!

We haven't had any enquiries from our buyer yet and waiting to hear back from their survey, haven't had a draft contract pack for the house we are buying so waiting for that too.

TartTartin · 03/01/2025 21:58

Gekko21 · 18/12/2024 14:08

Same boat here. The EAs and solicitors have checked out now. You are either in a chain that is completing this week and therefore getting all the focus or you are in the couldn't give a shit about you now until after Christmas basket. We are most definitely in the latter. Bottom of chain still fannying around with more enquiries anyway by the sounds of it so that's that. I agree re hibernating until 2nd Jan. I'm not looking forward to spending yet another Christmas driving 300 miles up the motorway to listen to clueless relatives ask why we haven't moved yet. Especially when the 300 mile drive each way could have been avoided if certain people in the chain had acted earlier on things like surveys and we'd been able to move. Roll on 2nd January and that it brings a renewed focus to get this over the line.

I woke up from my hibernation! It was not bad hibernation. I did not have to get frustrated with lack of information, lack of progress.

Yeah, I actually quite enjoyed having a break from monitoring my email constantly awaiting an update. Knowing there would be nothing for 2 weeks helped relieve some stress. Glad you were able to switch off a bit too. Hopefully things start moving again next week.

IWillAlwaysBeinaClubWithYouin1973 · 04/01/2025 19:10

We exchanged on before Christmas and complete soon. Does anyone know the answer to this - we listed things we were leaving behind (ie.included in price) in the document whose name I cannot remember but you have to do it for solicitors and buyers said nothing. Contract signed etc., now they want things removed. 14 days to go and I am not sure this is ok at this stage? Could we just say sorry we've already had skip/bulk waste collection and now removal would incur additional costs?

In the meantime we've offered additional items to be left behind and they've accepted so I thought we could add things to leave with the buyers' agreement, but they couldn't ask us to remove stuff included in sale, at this stage.
