Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

Hmm I'd double check with your solicitor but as I understand it if you've exchanged contracts that's it. Obviously if you both agree to add extra stuff or remove stuff then that's fine but I don't think they can just DEMAND anything now.

That's vile.

The house I'm selling is unoccupied and I always have a quick look in the loos and dread finding something like this. The house was my mum's and she was so fastidious. We still have her lovely cleaner coming in from time to time to keep it spotless, and I would be mortified if she had to deal with it, too. What's wrong with people?!

People do things in different times scales I didn't do my survey until end of September, but I went under offer in June

Our buyers survey was a week ago and now they want a further viewing this week! What does this mean?! Has something come up on the survey?! Are they getting cold feet - so stressful!

It could be that, or it could be that they are happy with the survey results and fully committed now, so they want to take measurements and start planning furnishing, décor, etc. Fingers crossed it's the latter!

I'm still waiting for the draft contract to get to us. Solicitors received the package mid-December. Surely it should arrive any moment?
The searches got back to the solicitors right before Christmas (20/12), so I'm assuming those will take slightly longer to get back and I'm not worried - unless any of you tells me I should be! 😆

We didn't get the search documentation through until we received the final solicitor's report that had the final contracts to sign as well as title deeds, search results, full breakdown of enquiries etc. I think it depends on the solicitor on whether they drip feed or send through everything together at the end. If there are any major issues arising from searches, I'd expect the solicitor to raise those specific issues with you directly.

Its so slow!

We made or offer early November. Survey was completed and report back less than a fortnight after the offer was accepted. Mortgage approved a week after offer accepted. What more can we do. Seller or their solicitor seems to have done very little.

I waited because they're was some legal info I wanted that I could only get during the conveyancing process and I didn't want to pay an extra money for surveys etc until I had some quick queries back.

Yes, we got the draft contract alongside the fixtures & fittings form quite soon after the memo of sale.

OK, then it's time to get worried 😭I wonder how complicated can it be to fill out the fixture and fittings. Last I heard from the solicitor, they still hadn't got it...

Our chain is complete we found a house and our seller is moving into rental . Our buyers are first time buyers and are currently renting . The only thing i can think of is that they don't want to spend money on the survey 🤷🏻‍♀️ and that makes me worried that they are not fully committed

That's what I thought! At first I didn't mind, as they hadn't found a place to buy and I assumed they wanted to complete the chain first. But now it's been a while and I don't understand what they are waiting for - are they struggling to understand if they are too attached to their fridge to let it go?! Or maybe they had a veery long Christmas holiday...

Anyway. In regards to the survey, maybe you are right. Maybe they didn't want to spend that money at first, but someone talked them into going through with it? It's all so unpredictable with buyers and sellers!

We had similar regarding surveys. I think people probably don't realise that it's not something you can turn around within a week so they leave it until the very end. However, waiting times seem to be around 3 weeks to book a surveyor and then a week to write up the report so it can take a month end to end. We booked ours at the same time we were sorting our mortgage, but then some people probably don't want to commit further money until they have their mortgage in place and searches back.

Re fixtures & fittings, I agree. It's not a long task and we did our within 24 hours. I do try and remind myself though that a lot of people are just very disorganised. I expect this forum is quite self-selecting, i.e. fully of highly organised people seeking out information on what to expect and when and how best to approach every aspect of their sale / purchase. We have to remind ourselves that many are not in this category 😂.

My buyers aren't having a survey and they are 100% committed so try not to worry.

I haven't even had a survey on the house I'm buying. It's modern and I'm confident enough that I know what I'm looking at. Booked a viewing to do an informal review of all survey type issues. If you know you aren't going to find anything that you need to renegotiate or pull out over, it becomes a very low priority, so I don't think anyone needs to expect it to be done immediately or worry if the buyer is on a slower timescale than you expect.

Our house sold to cash buyer back in November who put condition on us of us moving into no onward chain. Anyway, she pulled out last week so now we are scrambling to get a new buyer so we don’t lose the house we found.

Really struggling with it all. We were meant to exchange next week or so.

I know how you feel. The same thing happened to us. The cash buyer made an offer on our house in July, we accepted it. We had no viewings in July and August. Then they pulled out in September. We were devastated. Our vendor put the house back onto the market. Naturally.
Then we got a new buyer in October, offered us a higher price! The chain then was mended with the original vendor. So, RandomButtons, do not give up your hope!
