We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

My son's mortgage was agreed today. Survey tomorrow. He's hoping to have the report for the new year so things can progress.

So my buyers have contacted the Estate agent today at 12am and asked if we can complete today!!!

1.30pm on the last working day for our solicitor until 6 Jan and we are still crossing our fingers for an exchange before 5pm.

Apparently the only thing holding it up is the mortgage company changing the purchase price on the paperwork.

I'm so so hopeful it goes through today - the relief of that going into Xmas would be huge. Fingers crossed for everyone else trying to exchange today!

My good news is that my buyers have sold again, 2 days after losing their original buyer, so it’s all back on, with a bit of catching up to do. Hopefully they’ll be able to sell the searches on to save a bit of time.

I've received paperwork. With a mistake. My God. Same paperwork as for my previous buyers also had a mistake. I'm losing faith tbh.

Our buyer has just this afternoon pulled out. Decided there was more work to be done on my mother's house than they wanted to do. They viewed it four times so I'm not sure what suddenly changed their minds. The agent thinks they found somewhere else.

We had another offer and have accepted it. The buyer was a little mysterious about his finances so the agent has requested information from his solicitor about a business that will be funding it. Fingers crossed.

Exchanged with 10 minutes to spare today. Very sad as that was my home of 30+ years, sold due to divorce. But at least it's done. Completion in January so be back to complain about that no doubt - have been on this thread for nearly 2 years.

Am I right in thinking today was the last feasible day for exchanges and completions in England/Wales?

Our exchange (new build estate) is scheduled for exchange 20 th January and part exchange form done, scanned and sent to their agent. They are hoping that we can complete by 7 th March. Exciting! Went to look at curtains today!

Apparently electrics are done and kitchen is in. One more bathroom and then flooring in and painting and that’s all been orderedand the patio was done outside the front yesterday - for the steps. It is all looking really good and the plot next door has sold and so we have neighbours sold on all sides. We keep going back to look at our plot and we love it. Over looks farm land and a new pond that has a swan on. Just absolutely love it. It is so quiet. Not overlooked at all. Met a neighbour that moved in about 10 houses up, he moved 3 weeks ago and before that they had a house on the estate the earlier stage that they brought 18 months ago - they have gone 2 bed to 4 bed and we asked about any issues but no they love it. We overlook a pond and fields to the front and back and none of it can be built on - although you never can say never. It’s the only plot with its own driveway rather than shared. So exciting.

How is everyone doing? I'm guessing no movement of sorts over Xmas etc for everyone, but today I called help to buy, as part of us selling our house is repaying the help to buy equity loan. We sent off the surveyors valuation report plus application form and memo of sale and made the admin payment on 17th December and thought would give them a call today when it would likely be quiet to check they have received everything and they did the redemption statement there and then for our solicitor and sent it to him, the guidelines said this would take 4-6 weeks so I was pleasantly surprised that they did it whilst I was on the phone. Glad I didn't wait 4 weeks before calling.

The last I heard before Xmas was our buyer had paid for searches and their surveyor came a few days ago to do their survey on our house. So once everything starts up after the Xmas period we are expecting any enquiries they have to come through! Starting to feel nervous as so far everything is going to plan!

Our vendor’s EA rang for an update yesterday. Apparently the vendors had been hoping to complete by Christmas- less than 2 months after offer! Ha!

All we’re waiting for now is ironing out the lease extension and a clause that has to be written into that, which unfortunately can take a while I’m told. But fingers crossed the rest of it is smooth sailing 🤞🏼I still don’t dare believe it will actually happen…

I'm not sure what's going on with our sale. Unless our buyer has had second thoughts over Christmas then I'm expecting we will be looking at exchange and completion this month.

I'm keeping my fingers crossed the rental market and sales market rapidly improves!

We're completing on Friday. It doesn't seem real. We only had our offer accepted on our purchase on November 5th so it just seems so fast.
We have been trying since May though as we were buying a different place and then the sellers changed their bastard minds just before exchange. Luckily our buyers held on for us.

Had our full mortgage offer through yesterday which I didnt expect until the new year. It was a nice surprise. Getting very real now, after our previous purchase falling through I so hope for our family that this goes smoothly. Hoping for an update next week on timescales.

Ours are booked into a cattery. Obviously that's harder if you're moving a long way away
